Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.
Rooms are small. Furniture is tacky Ikea quality. Desks provided are laughably small like school exam desks. Chairs and beds are uncomfortable. Blinds barely function and window views are unpleasant. Bathrooms are acceptable but not as sleek as pictures show. Living area is fine but "modern" sofas are cheap pillows on an uncomfortable metal frame. Basics like hoover/broom/iron aren't provided and appliances that ARE provided are clearly cheap. Cupboards don't close properly. Minimal fridge/freezer space. Flimsy windows and small balcony. Unusable wifi speeds after only a week, dips in and out constantly. Always very noisy at night and staff don't seem to care. Poor service and maintenance. Building is usually dirty, rubbish left in lift for days. Only redeeming quality is location which is close to Sheffield Hallam and has plenty of shops/social areas nearby. Other than that, ripoff in its purest form. Sign up if you like overpriced rent and crappy living spaces.
The flats are nice in general. Maintenance issues are frequent but solved quickly. The staff are rude, and uninterested in helping you. They let other tenants leave the communal areas (hallways, bins etc) in an awful state, broken glass everywhere, it’s dangerous! They also overcharged for bills at the end of the year after claiming they would tell us if we were over spending. Can definitely get something better for cheaper, with landlords who care more about just getting your money. Good location but very noisy!
Nothing like the pictures! Way smaller / more tacky. Cheap in everything but actual price. WiFi terrible, really spotty. Loud all the time, thin walls. Horrific security, had 5 break-ins, only half way through the tenency. Main door easily opened by yanking, it took months to fix. Office isn't near main entrance; only open like four hours weekdays, responses always delayed, stuck with some problems over an entire weekend. Everything bought cheap / ikea basics, could tell it was used. Sofas were weird metal frames with leather cushions attached by velcro belts, difficult to keep clean. Don't give basics like brooms / hoovers, had to buy our own kettles / toasters. Microwave they do give kept breaking then they finally replaced with tacky alternative. Everything built awkwardly, kitchen cupboard doors didn't even fit, I had many cuts trying to open them. Flimsy windows that felt like they would get blown in with some wind. Balcony door even fitted with lock on outside??

On the surface everything looks really nice, however, it’s all cheap coverings. Everything breaks. Multiple flats have been charged for electric faults on their ovens (the faults have not been their faults), flats have been charged for mould (again, not the fault of the tenants). The customer service is disgusting. If you try to complain then they’ll hang up the phone on you. The carrier on charging tenants full price for rent and bills despite no utilities being used as no one was present in the flat. Would not recommend
