All the Answers You Need About Student Accommodation
What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

I like the location since it is in a quiet and safe environment and the room is refurbished. The room has enough storage and space for belongings. It is also near the bus stop (Christchurch Green), local shops (restaurants and groceries), and GP facilities. Depending on the program, it could be quite far for students to go to their designated buildings. Hall mentors often host activities for students to unwind and socialize in the Northcourt common room. I was just disappointed with the refrigerator space since on the university accommodation webpage, the pictures show full-sized refrigerators but we ended up with two small fridges which is not enough for eight people. In the bathroom, you can't change the pressure level if you want hot water and I think that the shower head should be placed higher.
I found the halls to be peaceful which allows me to study in peace without disturbance. It is safe to live here as you need a campus card to get into the flats. The cleaners are frequent and very friendly.
Hi, Thank you for your feedback, we really appreciate it here at Reading! We’re really pleased you enjoyed your time living here. Kind Regards, The Reading Accommodation Team
wifi only worked with my laptop with an ethernet cable, which I luckily had. the phone service wasn't very good. security was very good. cleaning was good - they cleaned the kitchen and carpets. the social space in the kitchen was quite small as there were 8 people in the flat but all 8 chairs couldn't fit round the table properly and you couldn't really cook while other people were cooking as the kitchen was very small but it worked okay.
Hi, Thank you so much for your feedback and review. We're pleased to hear that you had a positive experience with our security and cleaning services. Regarding WIFI, we generally receive very positive feedback in our regular customer service surveys regarding WIFI speed, however we do advise that any issues can be picked up directly with the provider Glide whose details are shared on arrival as part of your induction. We appreciate your feedback regarding shared kitchen space and are continually working to improve our residents' experience. Good accommodation, very clean and lots of space. It was a bit of a squeeze to fit 8 people in the kitchen, but it was manageable. The en-suite was great, not a wet room shower. Good lighting in the room, fast internet, comfy bed. Lots of desk space.
Hi, Thank you for your feedback, we really appreciate it here at Reading! We’re really pleased you enjoyed your time living here. Kind Regards, The Reading Accommodation Team
Sherfield Hall is a great place to choose to live; it's close to the campus, local shops, and bus services. The cleaning staff are incredibly thorough and consistent, and the maintenance staff is generally prompt when coming out. Something I really appreciated about living on this hall's campus was the 24/7 security; it meant that I always felt safe walking around, and they were always immediate in addressing any problems I reported. As far as university halls go, I had a great time, and I felt they were up to par with what you're paying for.
Hi, Thank you so much for your review. We're glad you had a great experience living at Reading! Kind Regards, The Reading Accommodation Team
In all my life, I have never been comfortable living anywhere other than my house until I moved to halls in Sherfield. It was honestly an incredibly warm, welcoming environment to live in, with the hall's hotline and reception on-call ready to ease my worries and concerns. Whenever I had an issue, and there were barely any, They would arrive within a heartbeat ready. I would certainly recommend Sherfield Hall to a 1st year, especially if it's their first time away from home.
Hi, Thank you so much for taking the time to share your feedback. We're delighted you had such a positive experience living at Reading. Kind Regards, The Reading Accommodation Team
very well set out for making friends and the spot gives you a nice five minute walk to the campus

Sherfield halls was overall a lovely place to live last year. The room itself and the bathroom were good value for money and both were very spacious. In my opinion, there wasn't really enough social space, improvement could have included a small common room in each block for people of different flats to get to know each other.

I had a very good days over there because after moving out its a struggle to find a place. university accommodation has always been peaceful and safe
Hi, Thank you for your feedback, we really appreciate it here at Reading! We’re really pleased you enjoyed your time living here. Kind Regards, The Reading Accommodation Team
It was a good stay, very convenient and close to the university. Good communication from the hall managers as they would say when there was going to be a water issue. Kitchen and hall way cleaned every Monday and was tidy.
Hi, Thank you for your feedback, we really appreciate it here at Reading! We’re really pleased you enjoyed your time living here. Kind Regards, The Reading Accommodation Team
In my opinion, the accommodation is good value for money. The rooms are decent with an average sized bathroom. It’s not too far from the campus and only takes about 10 mins or so to get into the university itself. There is always staff cleaning or fixing things which is great to see. As soon as I reported that my door handle was broken, they were at my room within half an hour and fixed it. Although, I have reported that my lamp is broken and it hasn’t been fixed but i know they’re very busy with it being the beginning of the semester so I’m sure they’ll get to it eventually. There is a large common room in the reception area where you can meet people and hang out with friends or even go to study in the quieter times which is nice to have if you don’t want to be in your room most of the time. The only issues I’ve found with the wifi/internet is that it can be a bit slow and doesn’t work in our kitchen area.
Hi, Thank you for your feedback, we really appreciate it here at Reading! We’re really pleased you enjoyed your time living here. Kind Regards, The Reading Accommodation Team
The main reason I liked Sherfield was because of the people. I think the price was crazy considering the building was so old and my room was pretty run down. However the maintenance team was good whenever I had issues and the kitchen space was kept as tidy as the cleaner could have managed.

The location was good and quiet, but my overall experience was extremely disappointing. I’m unsure whether UPP or the University of Reading is responsible, but I faced a major issue that remained unresolved for nearly a year. I lived in a one-bedroom flat where the roof leaked in both the kitchen and bathroom every time it rained. I reported the issue in September, but received no assistance from UPP, despite multiple attempts to contact them. I also reached out to the university authorities, but no one seemed to care. Throughout the winter, my roof continued to leak, causing a persistent moldy smell in the flat. I wasn’t asking for anything special—just a roof that didn’t leak. Finally, 8-9 months later, they fixed the roof, just before I was due to move out in the summer. It was the worst money I’ve ever spent, and the experience left me feeling completely neglected. To make matters worse, I later discovered that the price of the same flat for the next year had been reduced by £500.

accommodation is old and it’s clear to see but it still looks really nice and maintained on the inside. It is cleaned weekly and bins are taken out. Whenever I had any problems and were reported they were usually fixed within the week.

Sherfield Hall is a quiet and calm place, less loud than other the halls. It is a further walk to university than on-campus accommodation, but not so far that you would need to take public transport. However there is not much socialisation and the common room is often empty, unless there is an event on.

The ensuite rooms are nice and reasonable size. The communal spaces, like the kitchen are mostly unclean and loud (depending on flatmates). It is almost 20 minutes walk to campus and a further 10 minutes depending on the building.
Hi, Thank you for your review, we appreciate it here at Reading! We are pleased to hear you enjoyed your room. Hall is situated at a great place near a lot of tress. It is pretty big and spacious as well.

Service is very bad, but once I switched to WiFi calls, that wasn't a problem and the WiFi is decent. Close to the GP, but ages from agriculture. Wish there was a bit more social space in the flats, as cooking while a flatmate and his friends are like a foot away in the kitchen was awkward. Common room was good though, apart from everyone being charged for almost negligible damage to sofas that apparently costed several grand to fix (it was a hole under a cm). Good value for money with the en suite, I'll miss it a lot :(
Hi, Thank you for the taking the time to leave your review. We are pleased to hear you had an overall positive experience in halls. There are JCRs and common rooms in all halls students are encouraged to use, to ensure socialising is not restricted to flats. The amount charged for damage includes charges for disposal, delivery, out-of-hours call out charges where applicable and any other costs associated with correcting the damage. Charges are made at a commercial rate. If you would like to discuss this further or provide more detailed feedback, please contact accommodationonline@reading.ac.uk or phone 0118 200 5011. i had 2 glasses fall and smash because the kitchen cupboards fixed at the centre so putting a bit of pressure on one end would tilt it

Great value for money with an ensuite, had a giant room. Kitchen cleaned weekly. No issues with my facilities. Close to all the local shops and convenience store. Bit of a walk to campus but 15 mins tops

I have had an amazing time living in the Sherfield Halls. Being able to interact with my flatmates on the first night of freshers to being in the kitchen 24/7 to socials. There was enough space for the amount of things I found at freshers along with the textbooks I gathered for studying. The location was nice as it wasn’t far from the campus grounds and it was always a lovely walk around the football fields. In addition, the Halls Hotline was great as they were available 24/7 and helped out with my queries/ issues very quickly. They UPP team was also very lovely as they checked in on us whenever they were checking out the buildings.

Sherfield Hall had its pros and cons. Prem was convenient, but E Block faced water leaks, silverfish infestations, and unreliable Wi-Fi. The small, uncomfortable single beds, especially in my tiny Room 16, were a struggle at 6'4". Despite these issues, my flatmates were great, and security, though limited, was helpful. Reporting problems was a hassle, but we managed. Fixing leaks, upgrading beds, and improving Wi-Fi would be major improvements. Overall, I loved the experience and made great friends.

More events for the specific hall would be good as current offers are in an inaccessible building as in another halls block. Some staff are unhelpful and the response time for serious issues isn't great. Someone got locked in the bathroom and they told me it could take 24 hours to get them out!
Sherfield is okay now that it has been renovated but before that my experience wasn’t that good. The only social space in the flats are the kitchen which are too small to accommodate everyone in the flat at once. It can easily accommodate 6 people but not 8 people. The fridge space also isn’t great. On the other hand, I really liked my room, it was a corner room so slightly more spacious then the others. I had a good desk space. I also enjoyed the green area around sherfield, it was nice to see so much nature and hear the birds, specially during stressful periods.
The halls are fine, nice to have an en-suite but the social spaces are pretty bad. Limited space other than the kitchen and no social rooms like some other halls have. Flats didn’t really mingle and kept to themselves. Fairly clean but not modern and probably would have stayed in a more modern flat with a shared bathroom if I could choose again
good halls but a far walk from campus
Super quiet hall just off campus
Northcourt bar needs a complete re-do vending machines don't work, broken pool cues, never was able to play online on my ps4 all year, can't fault the location or cleaners though
Yeah pretty good Hall quite old but it did the job
Not the best halls. Very antisocial and quite far from campus.
SILVERFISH IS A MASSIVE ISSUE HERE!! The uni needs to try and sort it out because it is horrendous. Other then that and the shabby looking bathroom, it’s a lovely place to spend a year. Highly recommend but also the uni needs to sort out this infestation.
it's number 8 for a reason. always experiencing issues with heating, cracks on the ceiling in the toilet, furniture in the room is old. wifi signal is poor. suggest you choose another hall.
If you want to study in your room, this hall is by far the best pick. It's quiet and near the cafe and all the little shops near campus. The room and kitchen are nice and spacious, just like in the photos provided on the uni website. The JCR and northcourt reception's great. The party crowd is a bit of a walk, but still close if you're drunk enough haha.
Great social experience however rather expensive for what you're getting.
I enjoyed staying in Sherfield in my first year - it's probably the furthest away from campus but I cycled so It wasn't that bad - Also the socail experience is what you make of it - I had an absolutely buzzing time in Sherfield!
Good pretty location a good distance from the uni - nice to be a little bit separated from the campus. No communal relaxing area for your flat - just a kitchen.
Great halls. They are not full of mature students and they have some international students. Honestly though, who cares because if you're sociable does it really matter if they are English or German? Just have a good time and get messy as possible in freshers!
Lot of silverfishes and a humourless warden.
Windy roads leading to campus make a journey to the library around 15-18 depending on where your block is. No complaints about the rooms or bathrooms, only the kitchen is usually too small for gatherings or predrinks.
Great space but bad wifi and a long walk to agriculture.
the worst hall I ever stayed... Dont even think to stay here... You will regret
The location of sheffield Hall is not the best as it is not directly on campus, but the social life is very good because it is relatively small and everyone know each other. The bar for north court is not very good as it is almost always empty and no one really uses it.
I absolutely love it. The different blocks on the Crescent makes it feel like a little family. Do go and meet your neighbours, they're probably lovely! The kitchens are all new as of 2015 in the Crescent, which is SO nice, it's kind of small but I've never found that an issue. The rooms are actually a really decent size, bigger than I expected, you're certainly not living in a cupboard, that's for sure! It may be a little far outside of campus but that counts as my exercise for the day, walking back and forth from Whiteknights (or London Road for that matter)! Honestly, if you choose Sherfield, you shouldn't be too disappointed!
Great halls to live in! Don't be afraid that its not on campus, you'll still experience freshers like everyone else and when it gets to exam time, Sherfield is quiet enough to revise well in unlike mackinder/stenton. Met a great bunch of people (all first years); G block rules!!!!
A very social Hall group, in particular the Crescent. Kitchens have been newly renovated and the bedrooms are a decent size.
The rooms are adequate but I dont feel I'm getting good value for money
It's nice and secluded plus there is a bar about twenty seconds away
I'm very satisfied about everything except for the bathroom/ shower room. I think they really should update them.
Hot water occasionally doesn't work and we get told off for quite a lot eg xmas decorations but the cleaner is lovely, the place is social and I wouldn't have it any other way.
Very social and personal halls
It's alright. Not horrible, but it could be a little better. Good if you're on a budget and you don't mind walking to get to anything.
Great halls, been around since '94 and is very obviously old... However nice set up - each block feels like it's own house.
Had some of the best times of my life at Sherfield, the community feel on the crescent is the best thing about it - exactly what I expected first year of uni to be like!
I am enjoying my time at Sherfield and feel sad that I will be moving out a few weeks time. Located about fifteen minutes from central Whiteknights, it is quiet compared to Park Group Halls and has a real sense of community. You are able to complete work without the disturbance of noise and drunk teenagers. Shops and amenities are located about five minutes away and overall it is just a pleasant Hall to live in.
People are great, building is a poor standard with silverfish infestaton and heating issues
UPP don't fix anything and the bathroom, kitchen and heating always have damages
The hall photos online were of a renovated hall. Only some of the blocks had been renovated. Unfortunately I am in an old block, and still pay the same price. I feel that the price should have been dropped for those of us living in the un-renovated hall. We have also had numerous issues with heating and water. However, the hall's management were excellent at dealing with this.
