What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

First year loved it, everything you need no complaints
Great place to stay, only thing would be that the wifi would sometimes go down, but not very often and not for very long.
Friendly staff, superb location, Uni and town centre are within 10 mins of walking. Rooms are in mint condition and offer more space for money compared to other accommodations in Lincoln.
I would suggest you think twice before staying in this student accommodation! They will not give any sort of meaningful discount if there is another outbreak. They will make you pay for accommodation you can't legally use. They will take 3 weeks to reply to emails. They will threaten court proceedings when students just ask for what's fair. They will ignore the university advice that asks providers to be fair with rent during the pandemic. Do yourself a favour and steer clear of this accommodation, do your own research and stay with university provided accommodation or other providers that are actually willing to split the liability at least 50/50 if there is another outbreak, there are many decent providers out there. I am using City Lets Lincoln, willing to split rent 50/50 if the university closes again. Also WIFI is shocking at Brayford, 1 bar at best!!
Really lovely helpful staff who make and effort to get to know everybody and are very supportive, convenient location (about a 7 minute walk from campus, meaning its slightly removed from and more peaceful than the on campus accomodations) and quick responses to maintenance complaints. Ive stayed with Brayford Quay for my first 2 years of uni and am staying on in a studio for my 3rd year, and would recommend to anyone.
I've had nothing but a great experience staying at Brayford Quay for my first year at uni. Staff are incredibly friendly and helpful with anything we need, rooms are comfy and nice and warm in the winter (Lincoln gets cold!). The flatmate process was excellent, you're asked about who you are and your preferences (clean person or not really, drinker or not, partier or not, hobbies, what you study) and I've met my best friends and my boyfriend this way. The staff are always up for a chat and a laugh too, i honestly love it here, so am staying next year and so are my five flatmates. There's also flexibility in rent payments, they understand student finance has delays and when i couldn't pay the full amount one term were understanding and moved it to the next term where I could. There's been a few issues with noisy neighbours, but security are quick to deal with this. 5* for everything except WIFI which occasionally cuts out, but usually comes back pretty quickly. Beautiful location too
Very disappointed with the way tenants have been treated due to covid 19. University had advised students to return home at the beginning of March, they had communicated with all residence providers, asking to be fair with the tenants. Brayford Quay have only offered a disgusting 20% rebate on 3rd payment. Students not allowed to return to the accomodation and therefore are paying the providers for a service they are not recieving. Other providers offering 50% discount or better. Passing the buck onto the students as usual. If the provider does not have the required insurance to cover the pandemic then that is their fault and students should not bear the burden. Shocking, do not use this provider.
Spacious rooms and good location, only 5-10 minutes walk to uni. Bit disappointed with the staff always having to come in the room with different maintenance, sometimes not even announcing 24 hours before they come in. The cleaner as well sometimes comes in a different day than the one specified on the board, which doesn't let the residents be announced and tidy up so she can have space to proper clean around.
Rebooking for the 2018/19 year and would definitely recommend Brayford Quay to anyone who is looking for student accom in Lincoln. Spacious rooms, the location is superb and close to the main campus, and great facilities such as the onsite gym and common room, and organised events for students living there such as the annual Halloween party. Maintenance is second to none and always gets things sorted out ASAP, and both Carys and Lesley are always incredibly helpful in the main office. :)
Been here for my 1st year of university. Value for money is good - large rooms and not a bad sized kitchen which do vary slightly depending on what flat you are in. Social room is good, and the office do put on Halloween/Christmas events which gives a good social experience. Cleaners do a decent job once a week by cleaning the oven, microwaves etc. Security is 24/7 making all of the accommodation feel safe, with regular checks on flats throughout the night. Lesley, Carys and Lisa are all very welcoming, accommodate every need and make you feel at home. Maintainence is good, with most issues being fixed within a few days. Laundry room is okay, but a little on the small side for the amount of students it is catering for. Location is the best thing! - good distance from town, supermarkets and the train station as well as being above many restaurants and pubs. Would 100% recommend to anybody coming to Lincoln.
Honestly think this is one of the best accommodations in Lincoln, cheaper than a lot of the others and for the room size we have it's beyond decent. Carys and Lesley in the office are so sweet and helpful and make you feel right at home.

Would 100% recommend Brayford Quay as student accommodation, me and my flat loved it that much we're staying again for our 2nd year! The rooms are nice and big with lots of storage and the kitchen is really homely! The showers are amazing
My experience here at Brayford Quay has been appalling. The quality of the rooms are poor - black mould covers the bathrooms, the hot water is temperamental and often results in having to choose between washing up or having a hot shower, carpets and walls are stained, cooking facilities break and are of poor quality, plumbing breaks and the maintenance work is often a quick-fix, not fixing the issue long-term. In terms of the extra facilities, the gym is a nice addition. The laundry room is rubbish - there are barely enough machines for one block, let alone all three and more often than not the room smells disgusting. The common room is a good space to meet friends. The management team have their favourites and if you're not one of them then it makes living here quite awkward. Staff members come across as rude and do not handle issues well and let tenancies be violated by their favourites. I do not recommend living here, it's overpriced and bad-quality.
Absolutely awful accommodation, kitchens are small and cramped the cleaners do a sub standard job and there's mould i showers, maintenance give no notice and neither do other staff. People who run it are rude and incompetent. Avoid like the plague
I lived here for three years and it provided an excellent and supportive environment to live and study. The office staff were always helpful and would always go the extra mile to make you feel welcome and address any issues you may have. The cleaners worked tirelessly and always arrived at the same time to our flat every week. However, some students seem to be a little confused. They seem to think that the cleaners' job is to do their piles of washing up, take their bins out, organise their kitchen equipment, throw away their empty alcohol bottles and perform a complete tidy up from a party the previous night. This is not the case. Students are responsible for their own belongings and rubbish; as they would be in their own home. Furthermore, the facilities at Brayford Quays are excellent. There is an onsite gym included in the rent price, a common room, bike storage, wi fi and 24 hour security. I always felt safe here. I would thoroughly recommend.
My year at Brayford Quay has literally been the best year of my life! This accommodation is ideal for people who are friendly and want to be social. Plenty of events going on throughout the year to get everyone together and a really safe environment to live. The rooms are huge and kitchens are pretty good too. Would completely recommend this to any student thinking of studying at Lincoln
Loved it here! I don't understand how you can leave a bad review. I've only been at Brayford for 1 year. And it's my 3rd. I have lived in two other accommodations. Brayford isn't about what chairs you have and about how big the kitchen is. It's about feeling at home. Knowing there is someone there if you need them. When you go to see them. They know exactly who you are and have a genuine care for you. Walk into any other accommodation office and they ask for ID! Carys and Leslie are diamonds. Security and maintenance is great. Gym included in rent The only thing I would change is the hot water system. It can be a little temperamental.
Absolutely love it here! The rooms are big with 3/4 sized beds which is awesome, and the kitchens are also big and quite modern. It's less than a 10 minute walk from both the uni and the town which makes the location ideal. The accommodation also has a very friendly atmosphere with lovely staff who do all they can to ensure you're comfortable and settled in, can't wait to stay for my second year!
I lived here for three years as I enjoyed living here so much. I moved away from home to a new city and the staff couldn't have made me feel more welcome and at home. Over my three years I stayed in both a shared flat, and a studio, and both were fab, no complaints at all - any issues I did have were dealt with quickly and nothing was too much trouble. I felt safe here, and with security on site overnight this was a great piece of mind. I would certainly recommend Brayford Quays, and with it being so close to campus and on the waterfront, this was a bonus.
I have had a fantastic year at Brayford Quay. The rooms are big and light. My flat was a little messy but I guess that's our fault. The lady did what she could for us, when she came once a week to clean. The staff do try so hard to put you with people you will get along with. I loved my flat mates. Cary's makes time for everyone. So if you need help or simply want some company make sure you go to her. I guess she can't fix everything. But she will make you feel better. So glad I booked Brayford Quay again for next year
Stayed here for first and second year, for first year everything was great; staff were friendly and super helpful. Staying on for second year however, everything changed. Repairs although done quickly were shabby with my toilet seat falling off pretty much every other week. My flat also spent the majority of the year complaining about the lack of hot water, yet until the very last month of our tenancy despite ours (and numerous others') complaints the water remained ice cold. If this wasn't bad enough, due to the low quality silicon used to repair leaks in my shower I spent the entire year with a shower growing mould, which again Brayford refused to do anything about. It has become clear that the staff at Brayford Quays are extremely unprofessional, obviously showing favouritism to certain students who were allowed to bully other tenants and deliberately damage their flats without any consequence while extorting the rest of us for normal wear and tear on our rooms.

Fairly good experience, decent flatmates and no deal breaking problems. The kitchen is an awful social space though, awful sofas and chairs and very little space to make food (6 people cramped into this area in the evening is a nightmare), I just feel a separate living room would alleviate this problem completely (and for the price you pay, you'd expect one). Common room is fairly dead most of the time, and suffers from uncomfortable furniture and little space as well. Cleaning is okay, but not great. Staff in general are very nice and from what I can tell there is great security. Laundry facilities are fantastic. Internet is almost always on and stable, inclusive 50mb Download and Upload speeds which is very fast. Lovely location, however that's about it. Expensive restaurants are all you will find on the Brayford Waterfront. Very expensive accommodation, I would live in another accommodation if I was to choose again.
Stayed here for first year and liked it so much I'm staying again next year. Bedrooms are spacious and the staff are always friendly and willing to help with any queries or problems. Location is fantastic, next to all of the resturants along the Brayford and less than a 10 minute walk to the university and high street.

Overall I enjoyed my time at Bradford quay I got a little unlucky with my flat mates but over all is a great place to live.
You get massive rooms for a decent price! Best accommodation at Lincoln, in my opinion - plus, the ladies who manage the place (Carys and Lesley) are absolutely lovely :-)

I've been to so many accommodations in Lincoln, and I think this is the most value for money. It has a gym, a large common room with pool tables and large TVs as well as having huge en-suite rooms. Managers are super nice! Only thing is that the cleaner (who comes once a week) doesn't clean the floors when she is supposed to, but it's only a minor issue. It's a great location - just opposite the Uni and only a short walk to town
