Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

the accomidation could be slightly less money for what it’s worth some haven’t been refurbished and I think they should be less money, other than that staff r always friendly and helpful, the site is always clean maintenance gets sorted out quickly and efficiently

I'm currently living in a gold studio deluxe apartment and I've definitely enjoyed my time here so far. The room is really spacious, and the general facilities like your own TV, a large desk, and full size fridge freezer all make it worth the money. The main downside is that it wasn't the cleanest when I first moved in - particularly the floor and the shower. And I don't mind it too much, but some might not find the mattress on the bed the comfiest since it is pretty firm. For student accommodation it is really quiet, you occasionally hear shouting and music playing outside but it isn't too bad. From my experience so far, most staff have been really friendly and welcoming with the exception of one or two. Another bonus is the security of the accommodation, I always feel safe since there are multiple gates and locked doors on the way to the room and the external gates are locked at night. Overall I would recommend, especially if like me you prefer to have your own private space :)
Absolutely great accommodation, just a shame there’s a lot of noise from the sports teams.
Such good value for money and fantastic staff, had the best time here. 24/7 security is a huge bonus for parcels!! They love to throw fun events, the Jubilee party was so good! Will miss you Pavs

I've been staying iQ pavilions since October 2021 and I absolutely love it here, and even after coming to Lincoln and seeing all the other accommodations, I feel I made the best choice! It is extremely safe & the staff and management are very friendly and responsive. The location is fantastic, it's perfectly centered between university/city center and other retail parks nearby.
The staff at Pavillions are lovely, any problems are fixed quickly & help is on hand 24/7. I live in a studio, and it is the best studio I’ve stayed in at Lincoln, they’re all very good sizes with everything you need, I love the layout and the ability to personalise it. I genuinely couldn’t reccomend it more, so I’m staying here again next year!
Kind staff at reception and good service.
Not a good accommodation. I turned up to move in and my radiator was hanging off the wall the toilet didn’t flush and the tap couldn’t stop running. It took the staff 3-4 weeks to fix the radiator and toilet and the tap still runs all the time. The staff have walked into my room when I’ve been sleeping with no warning which I think is very strange. My hoover was taken from my flat so I asked for a replacement and still haven’t got a new one. Reception are generally quite unhelpful in any help you need. Wouldn’t recommend

The Pavilions is in a good location and close to everything. The staff is always very nice and prepare a lot of cute events and goodies for the students here.
I've been living here since 1st year (now I'm a Year 3 student) and the experience was really good. All university buildings and facilities are just a few minutes walk, even supermarkets and the city centre are close by. Also they offer different activities throughout the year to have fun and meet people.
I have stayed with pavilions for 2 years!! Have loved every minute of it! Always had maintenance issues sorted quick, even when they re occur! All the staff are lovely
Close proximity to university facilities and nice study and social spaces. Constant noise from outside and other flats that goes on well into the early hours of the morning. Security never seem to take notice. Overall a nice room with extra touches and staff are often friendly.
Honestly, pavs is such a good accommodation for money, you get your own bathroom and huge desk space. The staff is extremely nice and helpful some even know me by name even with so many students living there and the maintenance if something breaks is great too. Whenever I had reported something broken, it was fixed within a day or two. Great place.
I absolutely love staying in pavs. I stayed here in 1st year and again in 2nd year, and I’ve even booked it for 3rd year. I love how it’s only a 5/10 minute walk to uni (practically on campus tbh) and the staff are so welcoming and friendly!
I cannot thank myself enough for choosing the best accomodation in Lincoln. I've seen my mates in different accomodations and they're all cribbing. But they come into IQ and they're always like this place is best. Its gated, social space, own smoking area, best scene outside the window, and always lively.

One of my best moments in life to stay in the Pavillions is a very large community where you can make a lot of friends. it is the cheapest accommodation with a private bathroom in lincoln, I agree about the dishwasher which is useless since there was a seepage coming from it, but I didn't report it, so it wasn't their fault. well the staff was friendly either with reception or the maintenance guys, they helped to extend my contract for another 2 months and they are prompt in fixing the damages as they changed my mattress and repaired my bathroom after 2 days of reporting, So it was brilliant. The wifi is good now, although, you can run up to 5 devices, there are some dead spots in the living room. In the conclusion, OLD IS ALWAYS GOLD
The staff didn't seem bothered to help. A lot of stuff is said but not done. Half of my room was broken, had flies infestation for 3 months, and was ignored. Was told that could have a room and then they sold it to someone else. Also was told that could park my car inside and then been told that I couldn't anymore. Had random staff walking in my room while I was asleep. When I have COVID and alarmed them that the ambulance might come for me, they simply had a go at me. Overall, it's the worse accommodation I have ever stayed in. Been forced to stay because can't be bothered to move again in my last year. I would definitely recommend other accommodations in lincoln but PAVILLIIONS. If you looking to pay 8.5K and move into a broken room with flies and centipedes then Pavillions is your perfect fit. There is probably 2 staff that are lovely and really do try to help. Not to mention the smell of sewer outside the premises every night. Can't wait to be done and over with this place.

It's very convenient for school and daily life. If you plan live with over 2 friends, this is a best choice.
Last couple of weeks I had Covid and what made the experience better was Caitlin who is a very friendly person who kept checking on me/bring me the Covid tests and things I ordered since I couldn’t leave the place due to my self-isolation, excellent human being, very nice and really made Covid not feel as bad as it could’ve felt. Thank you.
Went to pavillions near the uni in 1st year would highly rate Avoid courts
Loved it here, rooms are big enough, the living room was cozy, if ever we had a problem e.g. something stopped working, it was solved and the shop on the accommodation was a life saver
Lived at Pavilions in my first year of University in 2015. Amazing place to live in your first year, made all my friends their including my boyfriend of 5 years. It has a sense of community.
I’ve lived here 2 years because it was comfortable and easy enough, however, staff tend to be rude and unsympathetic. I’ve been patronised as a loyal resident on the regular. Parcel service is rather good. When requests are put in, unless minor, you have to persist in order for them to do it, e.g, I had a dishwasher that was mouldy, broken and unusable and it took them half a year to get to replacing it, same goes for over door. When the team does get into your apartment, they are friendly. Don’t drink the tap water (but I think that goes for most of Lincoln), most things in your room will break/ have broken upon first moving in. WiFi will go down every time you put your phone down. Your radiator will not work, except when it chooses to. I had to spend £20 for every time I had to do my washing (and that’s on being broke). The bed is at least comfortable.
Guards charge you for smoking outside the entrances but they do it all the time When you complain about late night/early morning noise, they say they will check it out and usually don’t until you call back. Then they say they’ve already been even though they haven’t. Don’t warn you before the electric goes out. Well to expensive for what you get, we pay full price and don’t even get a dishwasher like the lower payed apartments.
Pretty decent, staff were useless at reception. Got a phone delivered and had it slammed onto the desk by the guy working there seemingly in spite for asking him to check for some other post, (which they had for weeks, they were just too thick to check the big box with my name on it right behind them when I told them I had more post delivered.
Thought I'd write a more up to date review on pavs since most of these extremely negative reviews are very outdated. The first thing I'll address is the internet, since most of the reviews are very critical of it. IQ Recently(ish) brought in new internet and the speed sits between 100-200mbps (pretty quick internet if you dont know loads about internet speeds) and doesn't go down. Secondly, my experiences with the staff have been pretty positive and they've been helpful if a little outspoken. There's also 24 hour security and free insurance in the rooms which is a nice touch. The rooms are pretty big and come with double beds and en suite bathrooms, as well as large desks and enough room to keep whatever stuff you move in with. The kitchens are decent, coming with enough space/amenities and the living rooms are nice enough. My main complaint is the noise from outside, especially from the Chinese students and people coming back from nights out. Also the circuit app for laundry is BAD.
If you want accommodation where the internet and electricity is always down, pavilions is for you...
Only difference between here and park courts is a hefty price and a double bed, lived here for a year and the WiFi is terrible (constantly disconnects for everyone unless on WiFi), can go weeks without any notification that your parcels are in reception and staff are rude not only to tenants but to visitors aswell. Also the water has a wierd taist If none of that bothers you enjoy your stay at pavs
if your staying here make sure you report and photograph everything you thing is wrong or you will be charged at the end of you stay out of your deposit
Pavilions was recommended to me by lots of students, and in first year, there were no problems. This year, pavs have been taken over by iQ and it's gone completely downhill. Maintenance are rude and horrible, let themselves into the flat and are stood talking in the hallway at 9am. The wifi is shocking, goes off for about 20 minutes at least once a day. The shop is expensive, some reception staff are nice, others are the complete opposite. Our oven shattered and we didn't get a new one for weeks, and the staff were extremely rude about it. Freezer drawer snapped and I kept cutting my hand open on it, and they did nothing for 3 months. Currently don't have a freezer drawer at all, and haven't for another 3 months. In regards to emails, they either don't respond or are really unhelpful. Parcels get lost. I'd never stay here again. Also I've been in two different locations in pavs, and no matter where you are, the noise is horrendous.
The management at Pavilion House are absolutely useless. We had serious problems with a flatmate all year and they refused to do anything about it. This meant one of us had to move out due to it having a negative impact on her mental health. They have gone back on promise after promise and we don't think anyone else should have to go through what we did.
The rooms are lovely and tidy, and the location is perfect! The only downside is the staff, they cannot be bothered to do anything, they are ignorant, and look down their noses at you! All they want is your money and don't know how to do their jobs properly! I was speaking to someone and they was looking at the computer screen and when i went to view the room they were too busy to take me first time round but was just sat down doing nothing, in other words they couldn't be bothered! I wouldn't return back here due to them making me so uncomfortable and like I was in the way. If I ask a question via email I don't get a response for a good two days and they're extremely blunt! The Junxion + Brayford Quay are much more friendly in my experience, I would recommended them two and rate them both 5*.
My experience living at Pavilions was average. The rooms were quite run-down and I had constant problems with the bathroom that never got fixed properly. The maintenance staff are meant to give you 24 hours notice before arriving at your flat but I found that too often they would turn up unannounced and just let themselves in - so rude. However, the staff in reception were always friendly and it was nice to have a shop so close (although it's not the cheapest). Overpriced and run-down but could be worse.

Moved here after previous flat didn't work out. Very welcoming and helpful staff, lots of room in accommodation and common room is awesome.

I think The Pavilions is the best student accommodation for first years. The social experience cannot be beaten, mainly because it's a student village and not just a block of flats. Also it's quite comfortable living, it's always warm and the internet works pretty much all of the time. Although my room was on the smaller side you have a decent amount of persona space and privacy - with the option to be social if you want thanks to the communal spaces.

Bathroom light broke and took 6 days to fix, not cool, nice flat but noisy and should a have washing machine instead of a dishwasher which hasn't even been touched. Laundry prices, and other facilities are way too expensive considering student budgets and the amount we pay to live here

The accommodation itself is rather good, it's essentially a gated community. There's a good chance for interaction and it's pretty easy to make friends. Although, due to there being many people here, it can get loud when house parties are going on.. However that's not a problem if you're attending the parties!
Pavilions was good enough for me in my first year studying law, at the time there was no common place but I do know since moving out this has changed
Didn't enjoy my stay. Rude staff, tremendously overpriced, cold, loud, filthy, big and overall very prison like. I was very disappointed. Personally don't understand how people like living there because I 110% would NOT recommend. They are money robbing THIEVES.

Only great value for money when compared to other accommodation in Lincoln, I paid £108 a week which may have gone up now. Loved my little room with en suite, massive kitchen and living room. Only downside, 6 girls, very b***** Management were always quick to sort problems out and only a 5 min walk from uni with 10 min walk to town
Manager is very rude, unapproachable and patronising. The maintenance team walk into your flat without prior notice and on most occasions without even knocking. Terrible value for money, furnishings are very cheap and poor quality.
