I love it here at Shrubhill! I honestly couldn’t think of a better uni accomadation! The staff are absolutely lovely, always smiley and always there to help. They genuinely care for me and know who I am so I feel safe at all times and never fear asking them to help me with something or fix anything. My room is fantastic, literally all I need and so easy to clean. The doors also are heavy and big so soundproofing is quite good. I love that in Leith everything is there and I literally can walk two minutes to the nearest tram or bus.

Shrubhill House Biography
Shrubhill House is a fourteen-minute bike ride or thirty-minute walk to the University of Edinburgh. The accommodation is surrounded by bars, restaurants, and pubs, with there being even more of a variety in Leith and the city centre.
You can challenge your friends and neighbours to a game of pool and ping pong in the large communal lounge. The communal study space is perfect when needing to get some work done. If you are in need of a snack there is a vending machine available.
All of the en-suite rooms are exclusively reserved for students at the University of Edinburgh. You will have the option to have your own private room and bathroom, whilst sharing a kitchen and lounge with flatmates, or if you prefer some more privacy, you can choose to stay in a studio. The rooms are fully furnished with a bed, ample storage, a study desk, and a chair.

What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

I have been really pleasantly surprised with my experience staying in Shrubhill during my first year of university. Leaving home was a nerve wracking experience, but Shrubhill have been so so welcoming and have made me feel comfortable, safe and part of a community. Whenever I pass reception on my way out, a member of staff will always say hi with a smile! There is always someone at reception, even during the late late hours so that makes me feel secure. Staff organise social events for us such as pizza nights, movie night or arts and crafts! During exam season, the staff set up a table in reception with little snacks for us to grab on our way out, this was much appreciated! My room is cosy and comfortable, it feels like home away from home. I honestly couldn’t fault this place, it’s great.

Pretty good living experience, the room is nice and big. The staff at reception is nice too. There are many supermarkets around here which makes life easy.

The best thing about Shrubhill house is the 24/7 staff presence; the reception team are friendly, helpful and always make an effort during holiday periods to decorate/dress up and make the place feel homely. A security person mans the desk at night, so I always feel safe. The flats are generally good with timely maintenance. The weekly cleaner is incredibly friendly - we look forward to having a chat with her every week. The main cons are that the flats are unbearably hot outside the winter months, and there is a lot of contractor work that feels intrusive. Throughout September we were sweltering; we could not sleep and had to have several fans on constantly. While the reception team are generally great at giving us notice of works and providing alternative study spaces/support, the contractors are often unprofessional; shouting/swearing and leaving our kitchens disorganised. The current work is set to last for at least a month with a second phase after that.

I have loved my stay here at shrubhill - great staff and event organisers. However they do tend to carry out renovations during term time which can be very disruptive and can feel like a breach of privacy (for ex. Repainting entire kitchen and living room, which both weren’t immediate fixed nor that necessary).

Good accommodation. Relatively far out from the uni but easy enough to travel as there is a bus stop right outside.

My experience at Shrubhill has been wonderful! Since the day I moved in the Unite staff have been nothing less than great! They’re always available to help whatever the matter and the smiley faces you meet at reception always makes my day. The location is only a 15 minute bus journey from Uni and we are so close to so manny cafes and supermarkets and pubs which is wonderful. We also have nice green spaces not far (leith links). There’s a cleaner that comes in every week which is helpful and there’s always someone in to take in parcels. There’s also a great security team that comes in at night so there’s never been a moment where I felt unsafe. I highly recommend SHRUBHILL!!! :)

Shrubhill House is by far one of the best accommodations, the staff are so helpful and friendly, the flats are modern and clean, and the common areas are incredibly welcoming and warm. We have loved living on Leith Walk, it seemed like it was going to be far from campus, but we realized it’s only a few bus stops away and the walk couldn’t be more pleasant. Having an en-suite is also such a huge benefit. The staff organize plenty of events with free activities and food where you can get to know other members of the accommodation! Can’t recommend enough.

Good location in terms of what’s nearby, bit further to uni (40 min walk) but very well connected with buses that take you near to campus. Building is literally on top of a sainsburys and a Starbucks so perfect for shopping and close to a LIDL / big tesco for a bigger food shop. Rarely any issues with maintenance, heating and hot water is great. Rooms are decent size with clean looking en suite. Receptionists always kind and helpful. I would possibly say that the amount of ‘false alarm’ fire drills can be annoying and sometimes very late at night. Kitchens are fit for purpose but no proper dining table, there is a kitchen island with high stools but not convenient for eating. However we do have big fridges and a dishwasher, alongside a lounge bit of kitchen and a big TV. Cleaning weekly for kitchen which is great! :)

1) nearly burned down twice and we got sent outside for like 3 hours 2) mould and hair in my bathroom and flies in the kitchen the day i moved in, reported and got told it was my fault 3) really far away from uni and bad buses 4) reception always shut and takes ages to get packages or a problem fixed 5) for a newly built accom it is BAD and really dirty , flies in the lift multiple times 6) loads of weird people hang about at night got harassed a fair few times

I'm sorry you were disappointed by some aspects of your stay, so I would really like to address the points you have raised in order to provide some reassurance. In terms of fire safety, our responsibility lies in making sure our residents are safe. Whilst I understand it can be inconvenient to evacuate for longer periods of time, this is sometimes necessary so that we can ensure safe return to the building. Luckily, we have another property very close by which was made available during these extended evacuations, with shelter and refreshments provided along with support from the University team. The majority of residents were able to take advantage of this, so I'm sorry if you were not aware of the opportunity. In regards to your comments on cleanliness, we do have a strict process for inspecting rooms prior to check in, that includes a full maintenance service and cleaning. Our residents also have an opportunity to share feedback on their room and flat at the start of the tenancy, by completing a check in inspection on our app, MyUnite. This is a chance to report any maintenance or cleaning tasks that are not found to be satisfactory, and our team works hard to remedy any issues. Whilst the ongoing cleanliness of the flat is the responsibility of the resident (including timely removal of waste to avoid pest activity), we are happy to support should there be issues raised. Our response rate for maintenance/cleanliness issues is something we are usually very proud of, so it's disappointing to hear that you did not find this to be satisfactory. We will monitor the timeframes for task completion and take action where needed. Location unfortunately is something we cannot control, and we would recommend researching distance prior to accepting a room in any of our properties if you require a closer accommmodation. That said, our team are always happy to assist with travel planning and advice on how to best navigate the city. Whilst we do have team present in the buildings 24/7, there are times where they may need to leave the reception desk to support a resident, complete safety patrols or attend to an urgent matter. In these instances, we do display a notice to give an idea of how long the team will be away from reception along with a mobile number that will contact the team member immediately should you need assistance. We also have our Emergency Contact Centre which can also be contacted directly from the MyUnite app. We will work to make sure all of our new residents are made aware of this process, in case they miss the notice or are unsure of the functions within our app. Once again, thank you for your feedback - it really is invaluable and helps us to shape the way we do things to ensure better stays for future residents. Service is declining, sometimes no housekeeper come to our flat for example last week. Location is poor because so far away from school. The bus rout is changed all the time. I will spend at least 30 -50 minutes to back home every times.

In regards to your kitchen cleans, I would recommend reporting this to reception as soon as you can, as we can easily arrange the housekeeping team to visit. Whilst we do strive for high standards at all times, there is always a chance of human error which we are more than happy to address as soon as reported. Our location is a little bit away from the University, but is in a very popular part of the city, renowned for it's great transport links.
