Haymarket Biography
Haymarket is a great choice for students studying in Edinburgh as the local universities are only a short walk away. Residents can enjoy the many attractions, cafes, bars, and restaurants the city has to offer.
You can meet your neighbours and make new friends at one of the monthly social events. For your convenience, all utility bills and Wi-Fi are included in the rental price. Students can make the most of the communal lounges, gaming areas, study rooms, and onsite gym. To ensure a hassle-free stay, there is onsite maintenance and housekeeping, laundry rooms, bike storage, and 24-hour CCTV.

What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

This is a tough review, mostly because a lot of the issues are not the property staff’s fault but someone higher up in the chain needs to make some quality checks on the property itself. The good If everything is working which is 80% of the time, it’s good. The place is close to Lidl and Coop and the bus stop. Close to Haymarket station as well if you need to travel to/from other regions/the airport. The staff are friendly and work hard to address issues but…. …The bad I don’t know what kind of deity this property has scorned but my stay here has been a constant state of Murphy’s Law where stuff goes wrong because of construction, building defects, or students who need to learn some common sense/life skills before they head to uni. The already limited dryers and washing machines break frequently, boiler breaks, the heaters break, security issues. Also my room was filthy when I checked in as well which isn’t a big deal but along with everything else? At this price point? Smh
I will say it needs improvement if the price is to be justified. We have three laundry machines and dryers for more than 100 students. Except for the location and staff, we need more amenities to justify the 320 per week price.

The most antisocial halls I’ve lived in (I’ve lived in halls 3 out of my 4 years at uni). At least it’s quiet though, thick walls, would recommend if ur sensitive to noise!

Really good accommodation and the staff are amazing. Had an issue with a light bulb and it was fixed/replaced so quickly.

My experience has been very good so far, the accommodation is clean and in the perfect location for a student who is new to the area offering the opportunity for easy travel into university and the town centre.

Definitely improved since last year. Still wish there were more events or things like that but I can imagine it’s been difficult with transition of ownership. The bin area needs to be kept way cleaner but it’s not really the accommodations fault as they’ve asked residents a lot to keep it tidy. Receptionists are nice, rooms are nice, safe, usually quiet.
