Situated in the heart of Edinburgh, the newly refurbished 8 Roxburgh offers residents a perfectly balanced student lifestyle. The University of Edinburgh is only a seven-minute walk away whilst numerous other universities are within a thirty to forty-minute cycle away. Once you have finished class for the day, you and your friends can go and explore Edinburgh castle, Old Town, bars and eateries or simply enjoy the views.
Inside the building, you have handy facilities and amenities. When needing a quiet space to focus on your studies, you can make use of the study room as well as the wired internet and WiFi. After class, you and your friends can enjoy the communal kitchen and communal lounge equipped with a TV. For your added benefit, there are CCTV cameras, all-inclusive bills and a laundry room. There is also onsite maintenance, ready to assist you wherever possible.
8 Roxburgh has a selection of premium, classic and standard rooms to choose from. It’s very close to campus, supermarkets, the gym! “Premium” means that it’s on the top floors not 3 window rooms like I saw on the website initially. Got a bit disappointed by that but now I’m really comfortable and happy with the stay :) you get good sunlight bc of the big windows too!
Hey, Thanks for the review. Our premium rooms are located on our top two floors and they booster views from the kitchen onto Arthur seat. Our premium rooms are also bigger and have a better quality of mattress. It’s a near-perfect accommodation! My room is huge (for a student room) and the staff is super nice and helpful! Only problem is noise, in particular the security message that plays every time someone goes in and out of the building (it can keep me up or wake me up at night)

The managers are good and responsible. The location is very convenient to city center and supermarket as well as University of Edinburgh. I like everything here.

I can’t recommend this property enough, it is an amazing location with just a 5 minute walk to the central campus and is very close to all shopping outlets. The staff are really friendly and put in lots of effort to get to know you better.

I have really liked it here this year. Amazing place to stay and is at a very suitable location. It is very close to the university, market and the gym so big props to that. Other than that the staff here is also very good they actively reply to emails and are very friendly and accommodating.

Over the two years of my stay, Roxy has been a great experience. The rooms are great, the location is even better, but the lovely staff is the best thing of all. Have had a great time, would recommend 8 Roxburgh as a great student accommodation.

Good for the price and is extremely close to the main campus of the University of the Edinburgh(5 minutes of walk). Can save you quite a lot on bus tickests. A lot of restaurants and grocery stores nearby so no worry for food.
Love the place would recommend but the kitchen gets a bit dirty

The light in the bathroom always automatically turn off when showering. It seems that it cannot detect people who is standing in the bath area

I’ve only just moved here and I think it’s a pretty nice place to live if you’re a student. My room is much bigger than I expected, and the staff are really friendly. Location is super convenient, my classes are just a five minute walk and there’s so many shops and stuff to do nearby. It’s quiet at night, so I get way better sleep compared to other accommodations I’ve been in. Also have a really nice view of Arthur’s seat from my window! :)
I've only just moved in, but so far it's been a good experience. Very well located with lots of shops in ithon walking distance, very close to bus stops. The building itself is good, although there is only one washing mashine and one dryer for the whole five floors. However, the rooms are spacious, the kitchen is good, the social spaces are comfortable, and the WiFi is excellent. Definitely worth the money.
as for now, i can tell that this is the best accommodation in edinburgh, not only because of the room & common spaces but also because of the people. i recommend it 100%!
My room itself is pretty nice but the shared bathroom is Not clean at all which is why i try Not to use it as much as possible. The Management has been really nice and helpful! And i love the location and the building is right next to royal mile and the inner City!
Perfect location! It’s nice to be on the higher floors off the street because the street is sometimes busy. Will definitely stay here in the future!
It has been really amazing and wonderful experience here. The staff is really warm and welcoming and it feels like home. Very clean and peaceful. The room space, living room and kitchen are really spacious. I've loved my stay here.
Great location and value for money
It's been great so far. Easy move in and transition, especially for someone coming from another country. The property team are really involved and attentive to make sure we are having a great stay.

My stay in 8 Roxburgh has been great. The location could not be more perfect - a minute’s walk to the gym, supermarkets and less than ten minutes to Edinburgh Uni’s Central and Holyrood campuses. The property management is the most helpful and understanding team. They’ve been very proactive and receptive to suggestions and making the most of the resources we have available. Carla is always approachable and helpful, eager to help and is definitely a big part of the reason I’m renewing my stay next year. Initiatives like free monthly breakfast and easter treats are the little touches that are the icing on the cake. The only downside is the social life due to the lack of a dedicated social space. But the common rooms in each flat mean there are still some spaces to socialise. I would definitely recommend the stay.

Nice place to stay rooms could be bigger but roomates are not very sociable
Overall, i would say that my experience at 8 Roxburgh has been good. The location has been great for reaching lots of key locations easily. Staff have been very helpful when required. The rooms are spacious and comfortable with included ammenities such as the over/grill, microwave, shower, sinks working excellently. As with all flat experiences, the people you live with can dictate your experience heavily but as a recommendation, avoid room 1 just in case some of your flat mates do choose to use the common room late at night for parties.
Great location. Spacious and newly furnished rooms. The kitchen is small and the fridges limited in number so it is unimaginable for all even half the residents of each flat to be cooking simultaneous. In terms of property management the situation does not get any better. For example, if residents complain outside the property management’s office hours, or during the weekend, they will end up with an automatic email and with a bunch of phone numbers that will not be answered. This is simply unacceptable and shows a complete lack of interest in terms of the residents’ safety and well-being.Even at times when one goes to their office to complain about issues with their neighbours (noise during the night, unhygienic conditions in the corridor and bathroom, anti-social behaviour) management hesitates in taking up action, even when issues such as hygiene and safety are at stake. Basic living condition failed to be met something truly disappointing given what was promised and the money paid

However, this is at a cost to the tenants as stated in your tenancy agreement. Please let us know how we can help with this. For out of hours please can you ensure you are calling our office landline instead of the site mobile. After the site team leave this is directed to an out of hours company where they will direct your call as required to the appropriate person. This number is on the posters around the accommodation and we have sent out an email of this process to all our residents. If there is any other issues that we can assist with please don't hesitate to come and speak to our accommodation team, where we are always happy to help. Great accommodation if you are lucky with your flatmates. Pros: GREAT location!, Close to supermarkets, spacious and comfortable rooms. Good insulation from the outside. The property constantly provides treats and giveaways to engage with the residents. Had an issue with the heater and it was promptly resolved. Cons: Rooms that face the street can be a little noisy. No cleaning services or supplies. Thin walls. The management team is extremely nice and polite, yet that does not result in efficient results when you have clear issues in your flat. If you need help outside of office hours you can send emails or call multiple phone numbers and you will not get a reply. If you have severe problems, especially when it comes to other tenants, expect very little action from the team. We have had to deal with other tenant's issues, which is not our responsibility. When communicated to the management team, we were politely told to wait, have constructive conversations or call the police.

All the facilities are good, my flatmates are great, for paying for premium my room is fairly smaller than the other rooms on my floor but otherwise no problems. ;)
