Murano house is a modern, clean and comfortable student accommodation to live at. In my first year at university, I’ve really enjoyed my colourful room, en-suite toilet, 4 person flat and the common room. I love that we’ve had a TV, dishwasher and a weekly cleaner which is above and beyond other accommodations. The Wi-Fi is world class and much better than eduroam. I regularly get 300+ mbps on my phone and 1gbps on my Ethernet connected PC. Great for big downloads and gaming. There is always someone at reception to ask for help or to collect your packages. It is also situated in a great location of leith walk with plenty of shops and restaurants. Murano house is the perfect accommodation for me :)

Murano House is situated between the city centre and Leith meaning you have plenty of restaurants, bars, thrift shops and entertainment right on your doorstep.If you are looking for something a little different, you can take a thirty-minute walk and enjoy Calton Hill, Holyrood Park and Arthur’s Seat.
There is a comfortable common area with ping-pong and outdoor social spaces for you to hang out with friends. When needing to buckle down and focus on your work, you can make use of the communal study area and vending machines.
All of the en-suite rooms have been reserved exclusively for students studying at the University of Edinburgh. You can choose between staying in an en-suite room with a shared kitchen and lounge or if you prefer to have your own private kitchen, you can opt to stay in a studio. No matter what room you choose, you’ll have a private bathroom, study desk, and ample storage space.

We do not provide parking I'm afraid. We usually have a drop off area available directly outside the building, but due to current roadworks this space is inaccessible at present, and drop offs must happen further up the road. This is unfortunately outwith our control.

What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

The location is ideal with lots of shops and cafes nearby, and really good bus links to the centre. The area feels really safe and has easy access to the tram, but is just off the main road so is quieter than other nearby accommodations. The reception staff are super friendly and helpful. There are lots of social events arranged, particularly in freshers which was great for meeting people. The Unite app makes it easy to sort maintenance issues quickly. The WIFI was complicated to set up but works fine.

Good experience overall but there were huge maintenance things over the year, like random times when they'd paint your room, upgrade the mattress, change your lights etc... was hugely annoying

Rent is extortionate. Everything about this place feels like you're being scammed because you have nowhere else to go - I didn't even apply here, or anywhere with rent within £200 a month of this level, it just makes money off the lack of options a lot of students have. Buildings poorly constructed (my cupboard door fell off), always at least one washing machine broken, and when they do work it's £5 to wash and dry (of course, they usually reveal they're not working after you've paid), fire alarms dodgy and go off at random times for a few seconds (last night it was once at 11 and once at 4am), in general if you can avoid going here, do. At least at other accommodation you'll be paying less.

I'm sorry to hear that you have had some issues, and I would like to address some of these areas to hopefully help. Our building is in an agreement with the University, who manage the tenancy agreements and rent payments. If you were placed in a property that was not your preference, I would recommend discussing this with the accommodations team at the University who can hopefully help you with this. We certainly can assist with any property issues you have, and we do have a dedicated facilities team who are very responsive to maintenance issues. Our reception team can help you to arrange quick fixes of broken items, and we do also have a dedicated app which you can use to report jobs immediately. If you report tasks that way, you will also be kept up to date with time frames and resolutions, so it's a handy way to stay notified on repairs. In terms of laundry, this is managed by Circuit Laundry, who will complete any repairs. There are posters in the laundry with contact details (you can also message them in the app) and they are usually quick to attend and resolve complaints. Our reception team are also very happy to assist in contacting them for you if needed. The prices are set by Circuit, and are in line with other student accommodation properties. Finally, our fire alarm is in place for your safety. I understand it may be inconvenient to you when the alarm is activated, however, there are many reasons for activations and whilst we do our best to reduce them we cannot prevent them completely as we have a duty to investigate and keep you safe. We do have fire safety information posters displayed that can help our residents to avoid false activations, such as methods for cooking and advising around prohibited items. I hope this has gone some way to easing your mind on some of the issues you have given feedback on, but if you do want to discuss further, our team will be more than happy to help you. The unite staff on reception are really nice and friendly, of which Alan is especially engaging whenever I need to grab a parcel. Cleaning staff are efficient and leave the kitchens spotless

The Staff are super nice and friendly, the house is really ok, just quite expensive considering what you can get for the same amount of money. Clean enough, even though my room was still a little dirty when I moved in. Heating doesn’t turn off in my room, always super warm, and the light are really old and emit a lot of heat also. A little outside of Edinburgh, but the bus is close.

Really lovely when it was new, however the commute is a hassle and the wifi is terrible. It is very isolating being so far from campus and all the other halls.
