All the Answers You Need About Student Accommodation
What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

I love that jarratt is closed to uni. Also they resolve problems quickly. Very close to all the shops. But social Space to hang out with friends is not enough, not much space to roam around like Vale. Wifi is ok, cleanliness is also OK not that good. Laundry costs less compared to other places.
Overall good considering location

I spent a year at Jarratt Hall, and overall, it was a great experience. My room was comfortable, with a huge desk that made studying easy, and having an attached bathroom was a real bonus. The staff were friendly, and Chloe, the property manager, was always helpful whenever I needed anything. The location is Jarratt's best feature. It's super close to the university, which meant I could walk to class in just a few minutes. Plus, there are several bus stops nearby, and having an Aldi, two Tescos, and a variety of restaurants and shops within walking distance was incredibly convenient. There's even a dental clinic, a medical center, and a couple of pharmacies close by, which came in handy. However, there are a couple of downsides. The biggest issue for me was the lack of a ramp or elevator, which made moving in and out with heavy luggage a hassle. Also, the property could be a bit cleaner. Despite these drawbacks, I would still highly recommend Jarratt Hall.

Jarratt Hall is the worst Accommodation for any international students, the staff is racist against international students they don’t allow any of the students to celebrate their personal festivals. And they’ll hide it with the reason of noise complaints but the people working their actually get a kick out of harassing international students who don’t have any connections in the country. If you are an International Students PLEASE DON’T COME TO THIS ACCOMMODATION, they charge the most amount of money, for dirty walls and toilets that are not even cleaned once for students who have just arrived. I AM STUCK IN THIS place because I’ve paid my whole deposit please don’t make the mistake you’ll regret it for your life.
extremely overpriced for what it is. staff are hit-or-miss, with some being pleasant and remembering your name, and others being flaky, and i witnessed on more than one occasion reception shouting in frustration at residents who didn't speak much english. the amenities are fine and the ethernet is quick, but the rooms get far too hot in the summer and the beds are really uncomfortable. there's a lounge area but it's big enough to cram in maybe twenty people. £5 for a dryer cycle is just stupid. oh, and it's not called ja-rat-t without good reason. there ARE rats.
It's a okay place to stay. I love the location of the accommodation because it's close to campus and everything you need
Overall good accommodation, close to uni, internet speed isn't too bad. Like other reviewers have said, you don't really get signal in your rooms. Social experience has not been up to scratch, great in the first few weeks, then everything dies down.
Jarratt Hall is a great place to live, as its right in the heart of all the shops. However, If you have the bedroom directly next to the kitchen it is horrible. The wall is extremely thin so you can hear literally EVERYTHING so loudly through the wall!
The management team is really have bad services, most of the receptionist person are un-humble, and slow response as well to your room problem. You can hear your neighbour noise easily, it is distrubing. But the place are nice and the location is really strategic, near restaurants and supermarket and of course the university. Once again, truly, the management team is really bad to response your problem, they are not helping. I suggest you to pick victoria hall or private house instead.
Couldnt even watch tv ffs and cleaners did a piss poor job. Too loud and full of drunks.
I lived here for 3/4 years of my degree - says it all, really. Spacious room with a decent en-suite. Decent sized kitchen with enough cupboards for 2-3 each. 2 fridges supplied and asked for another fridge which we got (excellent maintenance team). In the middle of Selly Oak, next to all the shops, pubs, bars, takeaways and a 5 minute walk to Mech Eng, 10 to central campus (library), and 15 to the north end (Gisbert Kapp/Met & Mat). 2 railway stations - both ~12 minutes walk away.
Best Halls, better than the Vale! Wouldn't have picked any other over it!
If you are fine with a lot of noise, bad music, banging of doors, and the smells of burning, onions and garlic, and if you are fine with (especially during winter) it being far too hot because everyone around you turns their heating on full so you don't even need to turn yours on, then this is the place for you. The beds are uncomfortable, the room is big and the shower has terrible temperature controls but excellent water pressure. The Curtains were nasty and dirty so it is probably best to take those down and replace them, the cost of using the washers and dryers is high. There is good access to a lot of the shops that you might want :Aldi, Tesco, Sainsbury's, PC World, Poundland, and LOTS of fast food. SOOO.. if you are fine with the noise and the smells and the awkwardness of sleeping on their mattresses and hearing every conversation around you while sweating and feeling disgusted by the cooking smells and you want quick access to aldi then this is the place for you.
Jarratt Hall is fabulous place to live in. It has an amazing connectivity to 2 railway stations and access to multiple pubs, restaurants and shops such as Tesco, Sainsburys and Aldi within a 2 minute walk. My only problem is that there is literally no service within the rooms for our network and the internet that we have been provided with us very suboptimal and often disappears in between, not to forget slow.
closest place to campus of all accommodation sites. close to shops too. great balance between being lively and not being disturbed if your not in the mood for going out. something for everyone!
A beautiful accommodation site right in the heart of Selly Oak with everything you could need just a couple of minutes walk away. A great sense of community and lovely maintenance guys. Only half of the halls has a TV signal though. Just a 10 minute walks to main campus and 20 minutes to the UoB Selly Oak Drama campus. Perfectly located.
The maintenance team are absolutely amazing and do everything straight away with no charge. We are away from the main Vale Village but a LOT closer to uni and aldi than them and have much bigger kitchens and bedrooms so they tend to be very jealous when coming for pre drinks!! Jarratt has an amazing community feel as it is so self contained so bring lots of orange clothes and be prepared to chant your heart out!
