Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.
Management, in particular Aleksandra was horrible. Wouldn’t recommend as a place to stay, very money greedy & the place smells. Maintenance take months to sort out any issues and the place overall is very old, odours all around and have terrible management who are only driven by money and not how well they take care of the place and the students who live there. The bathroom smelt all year, chair was filthy upon arrival & corridors smelt horribly. Wouldn’t recommend at all.
I am very happy living at Kensington House, the staff has made me feel at home the moment I arrived and are always ready to help it you need anything (special shout out to Lucretia and Joe). The location is also great and the rooms are spacious and new.

Don't rent with them,my daughter took a studio for a year,we paid upfront for a year, due to lockdown my daughter didn't need the studio, they refused to refund and didn't find a replacement tenant. When we found one they wanted money from her even though we paid until 30.6.
Kensington house is really recommended. Located so close to the city center and most of the essential shops are near with affordable price. The room with its bathroom are very clean, have a good heating and well furnished. Staff are really friendly specially Mohit and he always offers his help. I hope using other facilities when COVID-19 restrictions lift.
It is a very pleasant experience. I was apprehensive initially about the accomodation in a new place and how things would be. But once I checked into the place it all eased to rest. It is very clean and secured. The property is located in the heart of Birmingham city centre and everything you need are just a few steps away. The rooms are bright, clean and well furnished with a lot of storage and feels home. Very satisfied with my booking with this property. I must also include a special mention about Mr. Mohit in the reception desk. Great guy! Very helpful and always ready to assist you to sort out any issues. My check in was hastle free when I arrived and he was very quick to respond to your queries. Highly recommended place for students to stay. Don't give a second thought. Just go for it and I am sure everything will be taken care of.
Please whatever you do stay away from Kensington House in Birmingham. Once you’ve paid your rent then they ignore all your repair requests. I moved into my room 3 weeks ago and there has been a problem with the radiator that needs to be overhauled. The noises coming from the radiator throughout the day and night even when switched off sounds like a car engine revving. I have been trying unsuccessfully to have it fixed properly and have been told numerous times that it needs to be bled. The maintenance guy who speaks no English doesn’t understand what my complaints are. I have been so frustrated and sleep deprived that I’ve been brought to tears. I’m not able to concentrate on my lectures which are all remote. Even my professor have asked if there’s construction work nearby. The building manager has ignored me and is very flippant whenever I complain. I don’t feel I’m respected because I’m a student despite the fact that I’ve paid like everyone else.
Kensington House is a great accommodation. It’s in the heart of Birmingham and it’s nearby shops, restaurants, university campuses and the train station china town. This property has games room, spacious GYM and movie room for student indoor entertainment. The staff are also very lovely and they always ask how my day has been. They’re there to help so if you have any queries, they’ll be there to answer them.
