I’ve been living in the premium 2-bedroom room, and overall, it has been a good experience. The room is comfortable to live in with plenty of storage space. It’s a newly built building, so everything is still in good condition. The proper insulation ensures that it’s not too cold during Winter time, which is very important for me. No mold issues. Got plenty of natural light. While there have been some building issues, the management team (especially Cassie), handled problems promptly and ensured residents were well compensated for any inconveniences. The location is super convenient, even for those with labs at Manor Park. I appreciate the thoughtful design of having a fridge inside the bedroom. No more mix-ups with roommates over fridge space! The only downside, at least for me, is the carpeted kitchen. I have to be extra careful not to spill anything. Although I rarely use the gym, I find it to be a basic facility that suffices for simple weight training.

the beginning of this year was a rough start but Cassie was nothing but helpful and supportive throughout the whole process. Any issues that I've with my room had have been sorted right away by Cassie. She is always smiling and just overall a really compassionate person, I couldn't ask for a better site manager.

Ash Grove is such a convenient walking distance to University and Tesco's. I've loved my room and though there were minor issues, the management has been happy to help. Cassie has been the sweetest accommodation manager we could've asked for and I've not had an issue with the management since I moved in. The accommodation itself, I've not had many issues with. I had issues with plumbing issues in terms of us having no water, but that's down to the place being so new. I haven't had any issues and the accommodation has clearly been improved a lot since moving in as the communication has improved a lot. The studio I'm staying in has been perfect for me, with a large desk for my computer, laptop, and space to write my paper notes. The kitchen has so much storage which has been helpful, and the bathroom has a generous amount of shelves too. The bed has under bed storage, and is very spacious overall. Thank you Ash Grove!
If you are looking for somewhere to live that is in walking distance to both the university campus as well as Tesco, I would recommend living here. The location is also pleasant and quiet to live in. However, staff aren't always available at reception which makes issues/problems difficult to resolve in a timely manner (for e.g. accessing parcels/deliveries, room maintenance etc.). Whilst the rooms at this accommodation are in good condition and match the photos advertised on the website, it is relatively new and so not as well established as other accommodations here in Guildford which causes a lot of disorganisation. The tenancy lengths are very limited and can only opt for 51 weeks when the rent is already over 300 per week to begin with for all studio rooms, which is why I wouldn't say it is great value for money. Nonetheless, it is a good option for international students that are unable to get student accommodation or house share due to the convenient location.
Firstly let’s start with the positive, as there are so little. The WiFi is the best I’ve ever seen 600-900mbps speeds and it’s a 15 min walk to uni. And that is absolutely it. There are 80 students in this place, it’s very small, that’s a good thing, the management here could deal with about 10 tops. Rooms here is such bad quality and bad design (wardrobe only gets half open due to front door latch in the way) wish I could add pictures as you really wouldn’t believe me of what clueless interior designers the cheapskate landlord hired. Block A had a huge flood, so many of my items damaged, I got some croissants for breakfast to make up for it. I’m not joking. The price I would charge here is about £120 a week based of the quality and living here for a year. The management here and the staff, are probably the most unhelpful bunch of people I’ve ever seen. There were so many issues in my room that I raised in the first semester, still not fixed. 1 communal area…the size of my livingroom
The location is ideal and when the staff are there they seem welcoming, but now we don’t have security out of hours it does feel less safe and I have started having parcels delivered elsewhere due to reduced collection times. There are no social events so it is good if you are looking for somewhere reasonably quiet and independent, but the social spaces and gym especially are very small. The prices have also increased and the studios in particular are unaffordable for the majority of students.
Would not recommend living here at all - the location is great, but that’s about all. The customer service is not good, and out of hours, there is nobody at reception, meaning you cannot access vacuums, or gain access to your room having forgotten a key (unless you make a call, are charged £45 and wait for someone to travel to site), or collect parcels outside of normal business hours. The other private student accoms in the area are far more established. I could not in good conscience recommend Ash Grove. There is also no parking anywhere nearby, making it difficult to receive visitors.
