Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.
Sometimes the wifi will switch off and my phone will go back to data. I do not know why. The social spaces are nice but not out of this world, and the cleaning comes daily.
Very good. I was on James black Road. While my experience was excellent, I did find out that other areas of Manor Park was not as nice (less renovated) as mine.
I feel this place is cosy and nice to live as an individual. Very clean, and the ambience is also good. I was expecting the same and got it. Everything is amazing here

Accommodation turned out nicer than expected, rooms are very spacious and come with plenty of storage space, bathroom looks very nice and modern and kitchen is big
I am really enjoying my time at the University of Surrey. I particularly like the transport system and the robust sports park programs
It is worth the money but they are not good at announcing what’s going to happen. For example, there are people from outside who isnt student staying in student accommodation during summer. Although, there is less students but still they should have let us know there will be an outsider staying with us especially when there are many of them wondering around. I was quite surprised and confused because they are not students. As I thought this is accommodation is for students only. Everything would have been fine if they tell us beforehand as we have the right to know as well for our own security. Also, the bus stop running thorough some of the bus stop in manor park and no one tell us. People been waiting for the bus hours and hours without knowing. We got an emailed staying the bus wont run through some stops for 1 day but not for the 2 whole weeks. So next time be more specific so we dont waste out time standing for the bus not knowing it wont pass through
Decent accommodation for students
I met it very clean,it is well maintained and the wardens attend to us quickly if there's any challenge.
I lived in band D- ensuite room with 5 flatmates, 10mins walk to the sports park and 10mins to campus by bus, the management response promptly to any issues I encountered during the time, cleaning took place every Wednesday, spacious space in the kitchen for socialising
The student accomodation team leaves a lot to be desired with response time. It took me over a day to get a response from them. This is a huge inconvenience as they do not reside in manor park itself but in an office on main campus. The reception and security are unhelpful in most regards also so don't bother going to them for help.
I had a great experience living in manor park during my first year. I lived in one of the newest blocks and had an ensuite room (Band D). My room was very nice and modern. I did have issues with the heating in my room at first but this got quickly resolved by maintenance. The kitchen was very spacious as it was shared by 8 people and had very good amenities. There was a cleaner who would come once a week. As for the location, it is about a 25 min walk or a 10 min bus ride to the main campus, although they were sometimes not reliable. The quality of the manor park rooms are a lot better than the ones on campus which makes up for daily journey. Overall I thought manor park was a very nice, clean and well maintained campus but there aren't many spaces to socialise - there are few common rooms but are mostly located in the laundrettes and so were not used much by students.
Great accommodation - most of it is brand new and looks really good. Good size for rooms and all of the are en-suite. Quite pricey but good quality for money
I thought it was nice at first but I can't even lock my door because the Electronic key-systems are poor. The flats are nice, but the Maintenance loan doesn't even fully cover the cost and my feet are destroyed from walking to Uni everyday. The cleaning is done very well but it feels like staff are overworked and security are relied on for everything when they're busy enough so they barely get any sleep. It seems nice on the outside but really, it is like The Good Place. :) Have fun.
I don't live in halls so this is based off what I have been told
Overall was fine but the university are not building enough of it. They've single handedly caused a housing crisis in Guildford meaning that the private sector has become an absolute rip off.
Small but has everything you need.
My room was quite old, but had everything I needed. There are a lot other buildings being built at the moment. There is a nice mini restaurant in the main building, but the food is quite expensive. Sadly, there is not a common room for every building, but there are places where you can meet your friends especially outside if the weather is nice.
Manor Park is the new accomodation, its a 7 minute bus ride from main campus but I definitely recommend manor Park accomodation if you're able to choose. Lots of people
500 quid a month for an en suite, cannot complain.
Super fast wifi, very communal only a minute from your friends.
Decent halls, modern and clean
Really nice accommodation but quite anti-social as people stay locked in their rooms, especially in the new ones that require the keycard to open the door every time. Buses are relatively unreliable but the nicest place to live by far and lots of other students.
Beautiful campus with a popular restaurant and just next to the vet school. The rooms are spacious and well kept.
So sociable lovely atmosphere and the best place to be in guildford!

The room is definitely worth the money. Really nice location and good if you want to actually have separation from being in a learning environment 24/7. Common rooms are not all that brilliant, however.

Lovely rooms and decent kitchen size however not all flats are very sociable. Thankfully lots of friends in the building and pres are always a lot of fun! Love the proximity to the sports park and tesco and the walk to campus really isn't bad!
It was the most amazing time other my first year at university
Had problems with Internet connection (the issue woth wore gettinh into my room) which couldn't get fixed for the whole year. The battery was too far from the desk which wasnt great in winter when freezing.... The rest is absolutely fine - the environment is rather new and comfortable! :)
It's clean decent quite and not far from Uni
A modern and clean student village. In a great position for Surrey Sports Park and Tesco. Common rooms and large kitchens provide great social spaces.
Band E room - very comfortable and spacious. The 5-room hall meant I didn't have to worry about too much noise, many strangers, or much mess. Returning to a comfortable and clean room meant I didn't have the distraction many other students had. Although a fair distance from the campus, the location, with a view of fields, meant there was little sound pollution, and was a rather tranquil place to spend my first year.
Great room and very spacious kitchen, it is a bit of a walk from the main campus however is very close to the sports park which is great for people who enjoy using the gym

Band D room, shared kitchen with 6 people, en suite with a single bed, large kitchen space. Area around manor park is amazing dispite being off campus (however is only a 20-30minute walk) but is just across the road from tescos. Also connected to surrey sports park via a 5 minute walk. The area looks updated and clean with a road system worked around the building. Buses are readily available to go into town and uni.

Not as social as living on campus, many international students, good value for money, rooms all en suite (good bathrooms), security around 24/7.
Great bedrooms and kitchen. Cooker oven is slow so don't start cooking at 10pm as you'll be there till midnight. 5min walk to the gym or a short walk/bus to the main campus, with the laundry room just around the corner from your flat. Heart and soul is a great place to eat or socialise.
Most of the flats don't have network. U can only depend on the wifi

Isolated, 30min walk away from main campus and almost 40mins away from town. The buses from the residence to anywhere are not reliable and always late
Manor Park rooms are expensive, but are much nicer than on campus accommodation. The biggest drawback is the distance, but if you plan to cycle this isn't too bad. It's a 20 minute walk otherwise.
Very convenient for sports park but a bit far from university and town. The bedrooms are comfortable to live in and the campus is quite modern. There aren't many common rooms and they aren't very equipped. They have TVs and maybe table tennis in a few.
Went for band D to be safe but would have been happier in band C as more social and would have saved money. Band D was too civilised to be a proper uni experience
It's great! I love the people there everyone is just really friendly. But it could be kinda quiet sometimes which is scary

I really love MP. It's good because you're only 20 minutes away from campus and during the walk/bus ride you can socialise and get to know the people around you.

I love living in Manor Park not only because it's close to the Uni and my friends both in Manor Park and on main campus but because you're easily able to gain a sense of privacy and peace when you want.
The rooms/kitchens themselves are really quite good, but it's quite far from town/campus, and there are only two small common rooms for a huge housing estate. Heart and soul is okay, but for the only place to eat/drink on site it closes early and it's expensive.
Great to be close to the ports park and the rooms are decent
Nice facilities compared to Stag Hill. However, in terms of social bonding / social rooms there isn't much opportunity and people have to go above and beyond to make an effort.
Its so far away from University, the Student Union, and town. And the transportation to and from these places sucks. But overall, Manor Park as a residence hall is new- but the lighting in the room is awful. Its only one lamp.

No real common rooms for each block just a couple across the whole site and Wi-Fi is through individual routers in each bedroom that all have separate ID's and Passkeys.
The walk from/to campus is worth it for a reallllly nice en suite room
Buss pass solves the issue of the walk to uni, however the buses are so unteliable, but being further out means that its harder to be socially involved, especially when your friends are living on campus! However the rooms are much nicer than on campus and the sports park and tesco are right next door!
Tesco and sports park near is convenient and rooms and kitchens are of a good size. Distance to campus is a drawback.
Manor park is amazing even if it is of campus, a tad on the expensive side it worth it

Top quality halls, very modern. There's a new cafe, and the sports park is 100m away. Bus to uni takes 15 mins, and to town about 25. Make sure you're flat is only 1st year students.
About 20 minute walk from campus, and busses can be very unreliable. Apart from that, the accommodation was great.
Some student would complain that Manor Park is 'far away' from the campus and all the student on Manor Park form a little 'bubble'. But I honestly think it was amazing. All the accommodation vary from Band D to Band F (Band A being the cheapest and Band F most expensive). When I lived there I was paying £121.50 for a Band D, which included an eu suite, cleaners cleaning your kitchen once a week, and bins being taken out for you every day! I was very lucky to live in one of the brand new accommodation which they build the summer before I arrived. The rooms were amazing - good size, lovely mutual colours (mostly cream). However this isn't the case in all of the blocks at Manor Park. The walk to campus is NOT long at all (around 15-20 minutes), and if walking doesn't appeal to you, then there are buses running every 10-15 minutes from Manor Park straight to Campus and Guildford town centre. The big Tesco, Surrey Sports Park and the Hospital are all around 5 minutes walk from Manor Park!
Living at manor park has been brilliant, the rooms are so spacious compared to rooms on campus and the kitchen is huge. Our bathrooms have proper showers not wet rooms so it's very clean and new! The only downside is being 20 minutes walk away from campus but a bus pass solves that problem easily and it's worth the trek for the much higher standard of accomodation!
