So far my experience here has been really positive. Having seen other accommodations around Guildford I was so relieved to find this. The fact that it is so close to the Stag Hill Campus is a brilliant advantage. Also I have a beautiful view and it has been very quiet too. Would highly recommend this. Especially if safety, cleanliness, and a modern environment is priority. Also Mike has been so helpful in helping with the move. He is very hands on and was there to answer any questions. He even helped with rearranging furniture, making sure we had what we needed.

All the Answers You Need About Student Accommodation

What tenancy length do I need?

Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.

Should I stay in catered student accommodation?

This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.

What is a guarantor and do I need one?

A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.

Will I need to pay a deposit on student accommodation?

Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.

What bills will my rent include?

If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.

What is purpose-built student accommodation?

Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.

Will my student accommodation be furnished?

Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

It can take some time for maintenance if you apply via their app. But the property manager at the reception is very helpful and he can probably solve it within a day or two. I think he’s exceptionally good at his role.

I had a fantastic experience at unilife! The social spaces were amazing – spacious, well-equipped, and perfect for relaxing or connecting with other residents. The management team was outstanding, always approachable and efficient. Special thanks to Mike, who consistently went above and beyond to help with any issues. His friendly attitude made a real difference. If you’re looking for student accommodation with great amenities and excellent support, I highly recommend unilife!

My experience at Unilife Riverside House for the past 2 years has been very pleasant, which one of the reasons why I've decided to stay here for another year or two. The staff here are friendly and helpful, always happy to provide assistance of any kind. The location is also perfect and the price to rent here is great considering all that is included. Maintenance is also quick to resolve any issues that come up. Overall very happy with the overall living experience here.

Unilife is a great place for students, the rooms are very spacious and we love that we have our own kitchen! Very convenient location as it’s close to everything that you need- Train station, shops, and even cinema etc. Also to mention that Mike the city manager of riverside house is always there to help and is always welcoming! Besides this, there is a great range of facilities that Unilife has to offer such as study areas, cinema room a lovely garden area and a communal room for hosting events or even just to relax and play pool! I would recommend Riverside House, Unilife!

I love staying at Unilife, not only are the facilities great but it only takes 5 mins to get to campus. The staff are nice and friendly and although there was once outside issues causing problems with facilities (a water leak on our road), they supported us all through it and kept everyone up to date with any changes. The standard studio room is perfect and doesn’t feel cramped at all especially as there are many spaces within the building you could go to spend time playing games or studying so you aren’t confined to your room anyways. Would always recommend especially if you’re wanting to share a studio with a partner / friend, there’s still enough room.

I have been loving at Unilife Riverside House for nearly a year and have been loving my experience! Perfectly located, 5 minute walk from Ini Campus and a 10 minute walk from the centre with no need for transport, the studios are very well appointed, modern and spacious. I have my own kitchen and bathroom, super comfy double bed, dining area and study area. I love that I have my own TV and they even include Netflix! The property is very well maintained and cleaned and the service could not be better! In this particular element, a huge Shout to the manager Frank who is always available even on the phone and ready to help whenever needed. The communal areas are great too! I have a gym available 24/7, laundry, table tennis, pool table, PS5 and dedicated study rooms. The Internet is excellent and I can have 3 devices running at the same time without any issues. Makes it great to talk with family and friends abroad whilst carrying out my course work, Overall, just Great!
