All the Answers You Need About Student Accommodation
What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

Staff all friendly and the interview is fantastic I have had no issues thank you
I like my room and I like I can cook and all staff are very friendly
The flat is near my school, which is convenient for me to go school. Also, the receptionist here is really kind and patient. It’s really nice to live here.
Good location for KB students. Suitable prizes. Very nice common room. Some rooms facing the road maybe noisy sometimes. Occasional breakdown of wifi.
The accommodation is suitable for the location of my university. I love everything about my accommodation and all the staff are friendly and supportive
The staff are all helpful and friendly at mayfeild I love staying here

I am enjoying my stay at Mayfield, especially the fact that it is located super close to King’s Buildings where I am normally at for my studies. I also love the room layout which provides sufficient space for me to organise my belongings. Both the desk and bed are spacious. The insulation is also rather good as I normally do not need to turn on the heater. The stove and microwave-oven are also easy to use. Also, all of the staff at Mayfield (Jennifer, Demi, Jolanda, Keith) are all very friendly and helpful :)
Demi and Jennifer are amazing!
Good reception with demi Jennifer
It's a nice residence. The facilities are new, commuting is convenient, and the sound insulation is excellent.
Warmhearted reception and staff. Very close to Kings Buildings and cameron toll shopping centre. There is a bus stop within 3minutes walk. Beautiful room.
Reception staff (Demi and Jennifer) are really helpful. Great location if the majority of your lectures take place at the Kings Buildings campus.
Demi and Jennifer are very supportive and helpful in the student accommodation. Demi is so energetic and funny I love staying here
Moving in day was so smooth, I couldn’t have asked for anything better. I’ve talked to the receptionist Demi and the general manager Jennifer and they are absolutely amazing, so kind and will always fix a problem for me. The room and common room are beautiful, no problems anywhere.
Great residence, Demi and Jennifer, the reciption staff, are amazing and always so friendly! Hallways and entrance are always really clean as well as the common room. The building is a short walk from the Edinburgh Kings buildings, only a 10 minute walk!
The movein experience was very pleasant, the reception lady gave clear and helpful advice. The room is bright and all the furnitures are in good condition as well.
No worry for late for school again. Jennifer and Demi from the reception are so nice.
I would like to thank jennifer and dimi for helping me with the check-in and delivery.
I stayed at Prestige Mayfield for just over a month. I had taken over a contract from another student. I found the handover and booking process smooth. Checking in was hastlefree too. The room was cleaned by the former resident, so there were some issues. E.g. the shower drain was blocked and the oven was dirty. But when I asked the receptionist to clean them, they did it for me, so I am very grateful. In future, I would recommend that they do these checks before the re-let student checks in The studio room which I had, was spacious. It had a smart TV, which was amazing to disengage after a long day. The rooms have ample lighting, multiple storage options and decent ventilation. The rooms are private and quiet. I feel the overall experience of living there was great. One 20-25 minute bus drive to George Square campus of the University of Edinburgh. Close to shopping centres and grocery stores. And the check out and deposit refund process was fast and hassle free too.
Close to Cameron Toll and bus stops for routes 7, 31, 37, and 47, making transportation and shopping convenient. The reception is friendly, and the room is clean and new. However, due to road construction in front of the building, deliveries and takeaways are not very convenient. There are occasional issues with electricity and WiFi, so it is advisable to bring your own router if possible. Overall, I am satisfied.
This has been a great place to stay! Nice place and everyone is very friendly.
Really great experience here! I still booked this student apartment next year. I can go to KB very fast. The scenery outside the window is also very good!
Wonderful location for students of Kings Building. New equipment.
The apartment is acceptable overall, but there are some problems, such as no gym, common room is too small, etc. The price is moderate, the location is good, but the network is too poor.
This dorm is only about 100m from the King’s Building. It is convenient to students studying here. There is also a Cameron shopping mall near by, and the safety is not a concern. The problem is the WiFi here always goes down, and it happens quite regularly. And sometimes the garbage stored in the refuse area doesn’t get cleaned on time.
The location is very close to KB campus, which is very convenient for classes, and there are large shopping supermarkets around, which can meet daily needs. The staff is very friendly, often organizes various activities, and the public areas are cleaned very well. The room facilities are very new and full, and the space is spacious. The overall accommodation experience was great!
Good experience, wifi could be improve
very close to university of Edinburgh kings building. Good for students.

Good location close to campus, nice amenities

i think apartment should provide cleaning service

From its prime location to its outstanding facilities and welcomin
really good place worth of money and close to university
There are two big problems. One is the bad WIFI connection. Although the staffs have been trying so hard to contact with relevant companies, the WIFI is still bad now. The other one is the power cut due to the construction beside, but it does not happen very often and the power would come back soon.
Super convenient location, you’re not going to beat that. Wish that the gym was ready this year- that would add to the convenience. Maybe even a little coffee machine/vending machine for 24/7 basic foods/milk etc as the shops are great but a bit of a walk when it’s wet (and they shut at 10). Also I know this sounds strange but it would be great if we could buy a shopping trolley for the building - to bring the weekly shop back with and/or for when moving stuff around the property and moving in/out. Lovely staff - somebody give these guys a promotion!
The Wi-Fi is not good as others
It is a good place and I like it.
perfect place for science and engineering students at the University of Edinburgh due to its locations, its literally like a 7-10 minute walk to the heart of the King's Building campus. The rooms are great, the administration is great and they host various event every month within the property as well, such as Movie nights etc I loved my experience and would highly recommend it
