What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

I lived in there for two years. It’s really amazing to live in there. It’s very close to ECA, and many shops and supermarket near. Great staff at reception, they are always friendly and warm hearted. Lots of fun events hosting every month.
To be honest, I started enjoy my life in Edinburgh right after moving from Vita to Canal Point. It feels just like home every time I step into. Thanks to John McNeil and his effort, making Canal Point the best accommodation in Edinburgh, that is the statement I will continue arguing with my friends from now on.
I've been living in Canal Point for 2 years now and I must say that this accommodation sure feels like home! The value for money, the views, the cleanliness, and the staff are amazing! This accommodation would also have a lot of events ranging from soup day, mini golf day making the entire place super homey. Shoutout to John McNeil if you see him, he sure makes the place feel like home.

There's no beating the location of Canal Point when it comes to private student halls! Almost everything you need in town is walking distance, and there is plenty when it comes to food choices around the area. The staff here are friendly, always up for a chat, and super helpful when you need something. They plan events throughout the year to connect everyone, and always have goodies around (think pancakes during pancake day, pizza in the lobby and festive goodies). The accommodation won't just be a roof over your head, here you are also being taken care of by the nicest group of staff any student staying away from home could ask for :)
Excellent Accomodation, the team is helpful and kind. The facilities are very clean, the heating an water systems work always perfectly. The bills are included so one less thing to worry about. Very good webpage and flexible reservation options. During these uncertain covid times it really was my comfortable lifeboat.
A really great and calm accommodation, it looks like a quality hotel. The social spaces are very clean, the staff is really comprehensive and listen to the residents. The parcels are collected for us at the reception. There is no noise within the accommodation or from the streets. It is well situated: not in the city centre, but definitely not far from it (10 minutes by walking).
As it is in the heart of the city it is very convenient for both University and part time job and it is also quite (walkable distance) near to the bank, Grocery stores, bus stop and Princess Street. Moreover, we never had a Covid case in the accomodation. It is very tidy and also update us frequently about the new changing government guidelines. In addition, we have fun and exciting events every week and the staff is very friendly and supportive. For me it's a home away from home.
A nice, quality accomodation in a quiet place really close to the city center. Staff are friendly and helpful, rooms are modern and well-maintained. Has had and I expect will continue to have a nice variety of acitivties for students once those are allowed again. Overall, a really nice place to live.
The staff is super friendly and always helpful. There is a great ambiance and a lot of events with free stuff. I think it has one of the best value for money being really well located, everything is from a walking distance for me. The maintenance and cleaning is also great and it feels very safe having security 24/7. Overall a great accommodation!
Canal point is located in a very prime and safe location and within a walking distance from the meadows and the university of Edinburgh. The rooms are very cleans and spacious. The accommodation is right across the canal so it has beautiful views. The kitchen has all the modern equipment. The people at reception are very friendly and are always there to help and solve any problems you face within few hours.
Canal Point is located in a very quiet area only 15 min away by walk from the University of Edinburgh and 10 min from the main shopping street, Princes Street. Building is very clean and student requests are responded within a couple of days maximum. There are many international students, so it is a great opportunity to learn about different countries and cultures from your flatmates! :))
Great accommodation with view of the canal. Staff are very approachable and always there to help. 5 minute bike ride from the UoE main library and central campus.
