I have been part of this accommodation for 3 years now and I wouldn’t have it any other way, the staff are lovely and caring and the location is beyond amazing, it’s connected to everything and it’s a small walk from the city centre. I couldn’t be happier.

University of Edinburgh
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

Haddington place is a terrific accommodation. The common areas are amazing, the kitchens are perfect and kept well cleaned, and the rooms are especially comfortable.
Have absolutely loved living here so far - really good regular local transport nearby with lots of shops and things to do nearby. A very friendly environement!
best part is the social spaces, the pool table and cinema room are great with friends :)

As an international student staying in Haddington Place for 2 full years, I consider myself extremely qualified to comment this student accommodation! I must say that I am so lucky to have spent my amazingly happy years living here!! Great location, super convenient -- bus stops nearby going to everywhere, western & asian supermarkets, city library just next door (!!), neighbourhood stylish little shops & coffee shop, St. James Quarter just 15 mins distance with all kinds of brands to shop & eat, -- YET, quiet enough for your study! Most importantly, I feel 200% safe with their 24 hours security! The staff are so friendly, and I feel so well-supported anytime when needed! They are all so professional!! I would LOVE to stay here for many more years if I were still a full-time student !!! :))) I will definitely recommend 38a Haddington Place to you and my friends wholeheartedly!! Was sceptical moving to Edinburgh since I didn’t know anyone. However, staying at Haddington made my time in first year. The building manager was super friendly (better than any of my friends who stayed in other halls of residence), and all the other staff (reception, maintenance crew and security) were equally as awesome. They are all, always happy to help and super welcoming, which definitely made me feel comfortable super quick. My room was really good (again better than all my friends who lived elsewhere). The bed was comfortable, the desk was bug and ample storage space. Again my bathroom was also really good. The location too is great. Walks to university were one of my favourite parts as you have to cross both princes street and the royal mile. The bus connections are perfect and the tram too. There is a Tesco express opposite which was also super convenient. Haddington was a huge reason as to why I enjoyed my year so much, so I would definitely recommend to anyone and everyone!

Haddington is in a great location. There are close by bus and tram stops but main areas of the city are also accessible by walking. You can get to the University of Edinburgh within 20 mins on the bus. It is great to be a bit further from the main touristy spots especially during the busy season.
As a student moving away from my family I have found a safe and comfortable place to currently call home at Haddington place. The location is at the very close to practically everything, and transport is quick. The staff members go far and beyond for the happiness of students, and everyone is super friendly. I couldn’t thank the entire team more (Katie, Sarah, Andy!) I hope to complete my studies in this beautiful accommodation.
I've lived here for two years and I can't recommend it enough. The staff are really friendly and professional. It's peaceful too. As a mature student I was a bit worried it would be noisy but I've never had an issue while in my studio on the ground floor. All facilities are well maintained, very clean and looked after. Location is ideal, there are express shops 2 mins away in almost every direction. The building is ten minutes down the hill from Princes Street, Waverley and St James quarter. The Omni centre and Theatre are even closer. The staff here have created a safe comfortable environment, so it's also very suitable for those who are away from home for the first time. Bus and tram routes are excellent, however buses can be very busy at the start of the year but OK if you leave a bit earlier. All in all I would definitely recommend Haddington Place.

Nice accommodation and nice staff! Just the kitchen could be cleaned more often and maybe more fridges for each flats would be more comfortable!

Place is overall great with lots of amenities etc. Location is not great for access to campus, especially king’s — could do with a shuttle bus for the accommodations in this area. I feel I need to say a bit about property management — they’re all great in every way except that nothing gets fixed in a timely manner and communication about checking on things in our rooms is not great.

I have such an amazing experience here, it’s situated right in the heart of the city, just 10 mins walk to Princess Street and St.James Quarter Shopping mall! The staffs here are lovely and very friendly! we also get a 24/7 security on site! so I feel very safe here! Nevertheless, as an international student far away from home, whenever I feel lonely, I can always pop by at the reception and talk to one of the staffs!
Great accommodation for its price! I live in a studio, and find it very comfortable and spacious :) P.S. There are regular snacks at the reception.

Overall really good accommodation, well situated within the city. The staff are absolutely lovely and take care of the students, I couldn’t be happier with it. You’ll get to meet lots of new people, I would really recommend the place.

Quite far away from campus and other accommodations if you are a student, but good for transport shops and things to do in the nearby area. Relatively social, but many flats are studios and many people keep to themselves. Lovely receptionists and security guards

super lovely accommodation! The staff is always friendly and helpful. Haddington Place is nicely located, near Calton Hill and a twenty-minute walk from Edinburgh University. The rooms are modern and my studio is relatively spacious with twenty square meters. There are many small cafes and stores in the area. Right next to the accommodation is a wonderful yoga studio I visit regularly. All in all, I felt very happy to stay here.

It's along Leith Walk; over the weekend it's a bit dangerous especially at night time. The noise from the tram construction work is a bit annoying. The groceries shopping is handy though.

Outstanding accommodation. It is always warm and welcoming. The rooms are modern and very sound-proof. Both the studios and flats are cosy and well-kept. I enjoy living here and have made many friends thanks to Haddington Place. The staff are incredibly approachable and instantly help if you need something or have any questions. In my opinion, it is definitely worth the price. The area, while not too close to the uni of Edinburgh, is still a great place to live at (lots of restaurants, shops, supermarkets and bus stops around). Edinburgh is a great city to walk around so for me the distance is not an inconvenience. Also, all bills are included and you feel very safe knowing there is always a security guard or receptionist at the entrance. WiFi works perfectly and the facilities are very convenient.
I have been living in Haddington Place for the past two years and it has been a great experience. The rooms are comfortably big, and you are provided with facilities almost unmatched by any other housing provider in Edinburgh. The gym has enough equipment to be useful for everyone, the common room is always fun with people hanging out and playing pool, and we even have a small cinema room. Other facilities like the laundry room, bike store and study room are top notch as well. The staff at Haddington is very helpful and quickly resolves any issues that come up, which is different from other university houses for undergrads. I have lived in the cluster flats and they are definitely one of most comfortable compared to other University of Edinburgh halls. The only downside is the distance to George Square campus or Kings Building. It's 25-30 min uphill walk to George Square which puts some people off but there are regular buses. Apart from that the area is lovely!
Honestly my year at Haddington has been amazing! They’ve gone above and beyond, even when I was ill the staff dropped of paracetomal at my door as I was bed bound! So so so kind!
We were very happy in Haddington, it is a bit expensive, because for what you pay you can get a flat, but it sort of compensates with all the amenities and attention you have. The staff is very helpful and they are all nice. The location is good, and has lots of supermarkets near by. Social experience wasn't so good because of COVID but that had nothing to do with the place. The Wifi works perfect.
Haddington Place is in a perfect location that is quiet and safe. It is close to Princes St, Calton Hill and the Uni of Edinburgh main campus. The rooms are extremely well kept and spacious. I actually had too many drawers for my items. My oven stopped working and it was fixed immediately without issue. All of the staff are helpful, friendly, and lovely to talk to. I am so happy I stayed at Haddington and would recommend it to anyone.
Really friendly and helpful staff, and always quick to respond. Studios are perfect for mature students looking for your own space- I've stayed here for the entirety of my PhD. Location is great - in between the city centre and Leith so best of both worlds. Well connected to bus routes and there's a big Tesco in walking distance.
Great place to stay! Highly recommend to anyone moving to Edinburgh. It's in my favorite part of the city as it's in-between Leith and the centre, easy to get a walk to uni, get the bus or train anywhere. Also lodes of great cafes, restaurants, bars, and multi-cultural supermarkets. The staff are always supportive, friendly and chatty, the security guards honestly deserve medals as they do an amazing job to make you feel safe, can always ask them anything or have a good chat late night. The studios are a great space, perfect if you are a mature student or want something more quiet and private ( I have placement early mornings or late night some days!) Staying for the second year because I've enjoyed my time so much, despite being away from home through the pandemic.
Location is 25 minute walk from main campus. Doesn't sound like much, but when you have to do it everyday it soon becomes a lot. Overpriced.
