Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

Great place affordable but far from my university
I had an issue with Selly Oak Court recently where an electrician entered my flat without any prior notice while I was not at home. According to my contract, they are required to give 24 hours' notice before entering, except in emergencies, but this was not respected. When I brought this up with the front desk, I was incorrectly told that the contract allows them to enter anytime. However, the receptionist DID NOT mention the clause about providing 24 hours' prior notice. If they expect tenants to follow everything stated in the contract, they should do the same thing when it comes to themselves. This disregard for tenant privacy is especially concerning. Imagine being a girl living alone and having someone visit your home without giving any notice - it's unsettling and unacceptable. I hope Selly Oak Court takes steps to address this issue, but I would caution anyone considering them due to this breach of trust and respect.

Lovely place, been living there for the last 2 years
lived here for 4 years now and it is excellent value for money, really fresh looking rooms and great bathrooms. Location is brilliant with a 5 minute walk along the canal to Sainsburys, which has a few restaurants there too. Really close to the university. The manager Lee is absolutely fantastic, always goes out of his way to help me and is very nice and approachable. The security guards overnight and on weekends, I haven't had such a good experience with. They don't really want to help and often go out to get food whilst on shift, and so when fire alarms go off they haven't been around. The whole accomodation is cleaned everyday and always looks clean, never had any issues with that. Nice social space with a gym included in the price which doesn't happen anywhere else. I've had issues with the wifi but i've just bought my own router rather than speaking to the team or company, no reason to think they wouldn't fix it though. Any issues I have had have been fixed in a few days.
Convenient location and gorgeous interiors.
Lovely staff, great location - dead quiet almost all the time, but super close to the Selly train station and Sainsburys. The cluster rooms are very good value (honestly would say the ensuite is the best of all UoB student accoms) and even when things do go wrong, maintainance is super prompt and friendly. Big reccomendation. Has been an excellent experience.

I will totally recommend you to choose selly oak court. I love its location. Although not in the most prosperous place, it is close to supermarkets and shops. It is in a beautiful and quiet environment, I enjoyed my time walking on the canal and playing with the geese. The room is perfect and cost-effective. The study room and fitness room mean a lot to me too, especially during the lockdown. Finally, Chris is great! He is so kind and warm-hearted. I cherish every day I spent in selly oak court.
Everything is perfect in selly oak court. It is in a quiet and beautiful environment however not too far from the shops and supermarkets. The room is cost-effective. And I love the study place most! Chris is warm-hearted and kind. You won’t be regretful if choosing selly oak court!
I am genuinely so happy that I chose this accommodation. The managers are genuinely lovely. Maintenance is really friendly and funny and always ready to help. Chris is very attentive and helpful no matter what the issue or query is. All my friends in other accommodations pay much more than me and they always say they wish they stayed at Selly Oak Court, it’s worth every penny and after my year abroad I will most likely be coming back. It has exceeded my expectations.
I think the wifi is not very good.Sometimes it dropped down when I am having classes, also I think the desks in the study room need to be changed becasue some of them are broken
Chris is amazing! Very modern. We like the games section, particularly the four in a row. Study room is good! Safe in terms of security. Nice lounge. Very good maintenance. Booked for next year too!
It is really a perfect apartment that gives me a homecoming experience. I met a lot of friends here and my neighbors are all very friendly and warmhearted. We built snowmen in the yard, which was our best memory during the lockdown.
Chris the manager is really nice and very accommodating. The internet is really bad at times. It is close to the train station and Sainsbury’s but 20min walk to edge of uni.
It’s one of the best student halls nearby to the University of Birmingham offering great services, nice atmosphere and excellent rooms suitable for every need. I have availed the facility of a studio apartment in Selly Oak Court which is self sufficient and exactly as per a students’ need. Need not worry about anything, the staff is more than happy and willing to help in every moment (especially the Manager). Security is great and one can feel absolutely safe inside the premises.
The overall experience is good
The staff are really friendly and supportive,especially during the covid period. Even at times when the social atmosphere was bad,I could always go speak to them about anything. The maintenance staff is really efficient as well. The spaces are kept clean and nice. The only issue was the wifi but the manager,Chris helped me call the company and that was resolved quickly. No complaints from me :)
The manager of the selly oak court is the asset of the accmmodation. He helps students a lot and helds many funny events too. Flats are more reasonable but studios are good for worry free uni life
ive stayed in this place for four years and i love it, clean, safe and wonderful staff, i would stay longer if i could sort termly contracts or monlthy contracts but i love it here
really good accommodation. no water issues. no power issues. better than battery park and also cheaper. chris the manger proper nice guy and always friendly. also all the other staff are nice. maintenance man always there if you need him.
