All the Answers You Need About Student Accommodation
What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

A good accommodation with lovely reception staff!
I'm going to be very honest if you want to went a place for cheap then this place is for you but the cons are soo overbearing that you might consider moving out within your first week stay at here. Here's a list of cons : - Ellie the receptionist is exceptionally rude and won't bother sorting out any issues or problems you are facing. it could be from a maintenance issue to a compliant. - reciecption team will not look after your parcel order and sometimes it can go missing. (reconsider sending your parcel to another address, typically your home address) - maintenance!!! very poor maintenance and hardly get the job done right the first time - dirty flat mates that are not organised. - Silverfish !!! silverfish infestation and rats aswell! honestly i wish i was lying but im the cleanest person ever and my room is always clean and i still silverfish. Reception and Landlord do not care and they will give you insect spray to TEMPORARILY get rid of it! Pros : - cheap accom to rent.
The staff are great and always put me in a good mood
Ella is amazing, always on hand to help and sorts any issues quickly. Lived here for 2 years.
Canalside is a great place to stay with courteous admin at the reception who are always happy to help you out.
This is the first time in uk ,and HFS have been extremely helpful for the duration of stsy
It good place to stay. Close to Aston university. Staff is also nice
It is a good place to stay near Aston University
Exceptional staff very friendly and whole lotta sensational food!!
Good events and friendly staff
Disappointed with the laundry system and my clothes were ruined at the very first wash experience. Its’s not worth the value!
Canalside is a wonderful place to stay in. I've had a lovely experience here. The owner, and everyone working are really helpful, kind, and have always solved my problems instantly.
The staff here at the canalside are the most friendliest, kind and helpful ones I have ever met. They are prompt to address and solve your problems.
The staff at Canalside is so so soooo helpful. They really make an effort to ensure that every student feels like they’re right at home!
Canalside has been like a home for me since last March. I came from India to stay and got the most comfortable stay here. Canalside driver Amar helped me personally when I had lost my suitcase in the accommodation by making sure that I get my personal belongings delivered till my room. Anthony is a sweetheart and always helps me out of the way. Rosia, Tabitha and Marcella are also efficient and friendly with all the students living in the accommodation. Overall, the accommodation is at a very nice location from the city centre, have friendly staff, amazing events going around in the reception and shuttle service is a blessing for students who don’t drive as Amar takes you for around groceries. Overall, this accomodation is the best out of all the accommodations for its value for money and friendly staff. If I could stay here after my student visa also, I would have been so happy.
This is the best accommodation I could get, lovely view, friendly staff, amazing facilities and free cab facilities
Canalside has been one of the best decisions ever taken by me. It is the most homely and safest place for students. I would suggest this to everyone. The highlight of the place is the shuttle service. Absolutely amazing!!!! Everyone should experience this living once!
Great accom with a great location, nice rooms and social spaces.
Canalside homes for students Lower Loveday street. In my opinion this accommodation is very helpful. The staff are friendly and easy to talk to and the value for money is also exceptional. (after some negotiation) as I do not receive student finance the canalside team helped work out a deal that works for everyone. :) I’ve had a great social experience so far and would recommend to anyone moving to Birmingham as the location is also 10 minute walk from city centre.
Excellently located, cheapest price out there, lovely helpful reception especially Tabs and great room size! Harry James
Staff is really nice and accommodating!
Very lovely staff and a good maintenance team always there to help.
The staffs here are lovely, make you feel like home. Look out for Tabs, rosia, Marcella , moosa and I bet you ain't gonna find someone like Ammar.
The staff are incredible, an inspiration to all they help !!!
Avoid this accomodation and do not come here. They will steal your money and tell you to email them only for them not to reply. I have sent so many emails already. They will take your deposit and you will never see it again. They are very poorly managed. Also don't look at the pictures they have on their website as reference as when you move in everything is broken and dirty.
I stayed for quite short period here but definitely I spent some amazing time . The staff is courteous and helpful especially Rosia. Would definitely suggest for students who will be going to Universities in Birmingham city centre.
I go ACM which is only 6 minutes away you would think that’s my main reason for rebooking, but it’s all about the reception team tabs, rosia and marcela they made this stay amazing, if you’re looking for anL very good accomodation close to the city centre for a good price Choose Canalside
Fantastic reception always supplying treats, very central and the perfect student environment!
The staff here are lovely and so helpful!! The location is great!!!
Lovely staff and facilities, new social spaces are really fun and staff always willing to help!!
Lovely staff and facilities - good communication and engagement from the staff
Great location, friendly staff, modern feel, new social space!!
Great accommodation, close to uni, very friendly staff and the facilities are really good
Been really helpful and generous through lockdown
Really good value for money and great location in the middle of town! Reception staff are lovely and really tried to make the best of lockdown by giving us nice treats!
Canalside is a great place to live! Good value for money, the flats are super nice and big, my room is a perfect size with so much storage space. The staff are so kind and friendly, over the months you move in you get to know them well and it's so nice to have a chat with them and say hi when you're walking around the accommodation. If there are any issues, they are always sorted ASAP, they are understanding and really kind management team. It's a perfect location close to the bullring, and both Birmingham City and Aston Univerisity. BOOK NOW! :D
I love living here , I feel very supported and I enjoy the gift and staff at Canalside
You need to book Canalside ASAP it's the perfect place to live, study, socialise and more! It is great value for money as being a uni student myself I don't have lots to spend! My flat is lovely I wouldn't even call it a flat its a home from home :) The kitchen/dining area is amazing we all cook together and eat together it is that kind of environment and the lounge area is the best! We spend many nights watching movies on the sofas :) My bedroom is awesome so much space and have a perfect ensuite. You can do what you want with your room style it to whatever colour and it has plenty of storage space for clothes and a large desk to study when you want to work alone. If not there's a fantastic common room which has recently been built we study down there together or play ping pong/snooker, it really is a great place to socialise and meet new people oh and the gym is awesome. The staff here are so helpful anything you need they are there for us! They hold many events for us too! BOOK NOW!
Canalside is a very nice accommodation and the reception staff too are very nice . My room is very big and room was clean when I came - shower is alittle small but manageable. It has a gym and common room which are actively in use and create a lively atmosphere on a day to day basis. Alittle bit of a distance from BCU parkside campus but it’s ok. I will be staying here for the next academic year!
Canalside is the best place for students! The pricing is affordable compared to the other accommodations around Canalside. The location is great it is 10 min walk to get to Aston University, the University of law and BCU. Supermarkets like Aldi and Tesco are around; if you want to get around town or do some shopping or even get to your campus quickly, Canalside have offered all residence free travel through their shuttle bus that runs in the week. Canalside staff are great at keeping up with maintaining rooms and making sure that if we need something fixed or replaced in our rooms, the maintenance team will get it sorted very quickly; regular fire alarm checks are done as well. We just got a refurbished common room with a big TV, Pool Table, a free gym and ping pong table. I’ve met new people in that common room, people that are doing the same course as me which is very reassuring.
Great value for your money. Staff are friendly and always willing to help with problems. The place is quiet and peaceful and a perfect fit for a uni student.
Lived here the etherenet cable port was broken and it took them literally a month to fix it when I reported it the day I moved in when I’m paying to live here terrible customer service would not recommend this place to anyone
If I could give it 0 stars if I would. Poor working internet didn't reach my room, this took months to fix it. The flat was not clean before we moved in and the sofas were heavily damaged. We were promised a replacement at the start of the year and this did not arrive. There is a significant lack of security. Amazon parcels go missing due to the poor organization of the reception and emails are sent out asking if anyone has taken someone's parcel by accident, pathetic service given especially for the price you pay. Gym equipment is very old too and in need or replacement. Do yourself a favor and move into surrounding accommodation which is a lot better. It is not worth the hassle.
Save your money and buy a tent for the year its better than living in this dump. moved in and there was chewing gum stuck to my bed, shower didnt work properly, wifi didnt reach my room. good luck trying to sleep with screaming crackheads outside your window 24/7. couldn't even sh*t properly because my flush was broken and nobody fixed it even though it was reported. we had a dead rat that was rotting outside our doorway roof for months. Poor thing probably killed himself because he couldnt take living here anymore. couldn't pay me to live there final year. 1/5 dont come.
The staff on reception are really helpful and always answer emails quickly If you have questions or concerns.
I strongly recommend this accommodation to anyone staying in Birmingham, I have been to many of the other local ones and I have found this to be the best, in fact I have spent two years living here now. The price, location, gym and shuttle bus are the features that stand out to me the most here and put it above the others, along with excellent staff who take their time to get to know you and make sure you're happy, providing occasional treats at reception too. As some of the other reviews have mentioned the direct local area can be intimidating but with high-end developments on the same street, I'm sure that won't be the case for much longer. Cleaning is not completed by staff however, the cleaning completed after the summer break is exceptional and the bins are close to every flat so it's really not a hassle. Property management is controlled by an app and works wells, for more important repairs that require urgency I have found that talking to the staff results in a speedy outcome.
Great value for money considering the location, it only takes 10 minutes to walk to the Bullring etc. Free on-site gym is great, with a variety of machines and equipment. Shuttle bus is a fantastic service taking you to and from uni, as well as food shopping. All of the staff are really friendly and made me feel at home. Spacious room with clean shared spaces. Our fridge was replaced promptly when it broke, which was much appreciated. I would definitely recommend to any students wanting to live in the city centre, but not pay a fortune 😊
I loved staying at Canalside second year, it’s so cheap and the room is big. No complaints. Will be staying here again 3rd year
This is a great location for Aston Students, the building is not as new as others but i find that the price is great for those who need to budget. The gym is big and there is plenty of space and equipment for my full workout. I would choose to stay here again if I was not graduating!
One of the best accommodation I’ve lived in, I enjoyed the room, the kitchen, gym & laundry facilities available! The staffs are amazing 11/10 but the only reason I gave them a 3 out of 5 is cuz my flat mates and my complaint weren’t taken seriously & no action was taken at all 😢
Clean, tidy and spacious plus gym on site which is a bonus. Staff is very helpful. Definitely good value for money.
The facilities (free gym/shuttle bus/on-site security especially) are unrivalled in the city centre, especially when you consider it's quite a bit cheaper than anything else nearby. Location-wise it's just a few minutes walk from Aston/BCU/shops and right on the canal which is ideal. On top of this the staff/management are brilliant and so friendly. Over the years they have treated me like family and I wouldn't want to go anywhere else. Highly recommended.
Staff are all lovely, the positioning is perfect for any student in Birmingham, only a quick 10 minutes and you're in the Bullring, close to the arcadian and broad street so great on nights out! I would recommend any student to stay here.
The accommodation is extremely close to both Aston and BCU university students. In addition, the walk to town is only around 10 minutes. The biggest issue for this accommodation would be the lack of hot water at certain hours. Value for money is better than expected with the majority of nearby accommodations charging £15+ a week extra which does add up. The maintenance staff can be a bit slow but will do it quickly if you go and complain again in person. I have stayed in this accommodation for two years and its not a bad choice especially for people booking them late as most of the other nearby ones do sell out by this time
Fair value for money. They have some lovely staff members. Sometimes you can get free pizza or doughnuts from reception once a week. However, it was quite noisy outside during the night(poor sound insulation). There was a time in which several fire alarms were broken, and no one came to fix it until 4 days after.
Lack of hot water, shuttle bus always broken, s*** wifi. Property is a mess and very disorganised with staff coming in and out occasionally WITHOUT permission. Furthermore, how they treat students is atrocious. During covid-19 pandemic every single accommodation near BCU and Aston waived fees as they care about their tenants. Canalside and homes for students are forcing students to pay for properties they’re not using AND they only told people ON THE DAY RENT WAS DUE. They also emailed several people not everyone as they did not want to deal with the backlash. AVOID AVOID AVOID
trust me when i say this dont move to this place
I moved in here September 2019 and I was a bit sceptical after reading so many terrible reviews. Firstly, the show flats are NOTHING like what you get. The cupboards in my kitchen were so small that I couldn’t even fit a standard dinner plate in there, it had to be stacked sideways. In addition, the walls are covered in stains and there’s even huge dents in them too. You’re not equipped with a microwave or kettle, but don’t worry because you get a TV that you need to pay the licence for. In addition, the room itself isn’t great and the bathroom is a disgrace. There was so much rust on my shower head and my bathroom light frequently broke. Maintenance are crap too so don’t even bother asking them. The management will tell you they’re ‘waiting on stock’ for a good month, always blaming it on anyone but him. The gym is pretty crap too, although I didn’t really have high hopes for that. The location is convenient but very unsafe as there’s always crack-heads about; I’ve heard a few
ABSOLUTE CRAPHOLE. Not what you expect from a £122 per week student accomodation. Bugs running out of the locked doors inaccessible from the students living there (water pipes I imagine), beds rock hard, internet dreadful, showers cold unless you shower at 3am and the rooms are already messy when you move in. Don’t expect any help from the people in the office either. I’d like to see where this accomodation allocate the money spent as would be very interesting. The taxi service must the most pointless thing in history never used it as its timings make 0 sense. Gym is terrible with around 3 machines and max weights a child could carry. AVOID AT ALL COSTS
Lovely staff and an all around decent exeperience. However, I was a bit surprised to find out that students don't get a toaster or kettle, nor even a hoover, broom or any cleaning essentials. Bed sheets would have also been nice, as we are paying a hefty amount as it is. Coming from Portugal, a whole different country and having little money, I can't really afford all those things. Locations feels really unsafe at night, so some tightened security could make us feel safer. However, free gym access and the occasional free treats are always welcome ;) Overall, an average experience. 5/10
Disgusting place. Disrespectful and unhelpful staff . Even the letting process brought me to tears. DO NOT LIVE HERE. It is a risk to your life and your education. It is a waste of money and it honestly doesn’t even deserve one star. They have no consideration for students and it’s a massive reason why I’m not longer attending university in Birmingham.
Terrible experience. Staff are useless. Had my PlayStation stolen weeks after moving in by a homeless guy and they never gave the CCTV to the police. A few month after another homeless guy tries to climb in my window on the downstairs. Called security and there was no answer. Ran up to the office to find it empty. I found security asleep in the show room. DO NOT LIVE HERE
Illegal practices from hall staff. They enter your property when they feel like it without good reason and/or 24hr notice as required by law
Awful place to live. DO NOT LIVE HERE. Rooms are disgusting and dusty. You don’t even get a hoover. The “Guard” who works night shifts is unfriendly and cold. Your parcels will get lost and the staff won’t be able to find it. It is so loud here all the time. YOU WILL NOT FEEL SAFE HERE. The rooms are old and falling to pieces. They will show you a fake room when you come here that will not represent living conditions. HOMELESS take stuff from the bins, there is at least one fight or assault outside each week. DONT LIVE HERE. It is the worst student accommodation in Birmingham. In three words this place is DISGUSTING, UNSAFE and DISGRACEFUL. The staff will barge into your rooms so don’t even think you have any privacy.
Disgusting. Worst experience ever! On arrival there were no hot water (freezing cold showers for a week), hob was not working, cracked chairs, unstable tables and damaged cupboards. There were no toasters, kettles and cleaning equipment as mentioned on the advert however it would have been nice to have been given a hoover rather than a TV. The TV licence we also had to pay ourselves. Only 1 bin provided, no recycling bin - demonstrates that the company has no interest in recycling. The gym is extremely small and has very strict opening times. Worst decision, overall do not recommend.
Absolutely awful. None of the flats look like the ones in the photos on the website- really shoddy and average, didn't come with a kettle, toaster or hoover. Its also in a dodgy, unsafe area surrounded by industrial estates & a homeless shelter, my flatmate's boyfriend was mugged down the road. There'd frequently be posts on the FB group of people saying their hot water hadn't been working for days/other issues and there was no urgency from staff to get it fixed. The staff were absolutely useless and made it clear they had no intention of intervening with the flat next door to us who had parties/played loud music until 6am several nights a week, smoked weed in their kitchen, had fights in the corridor, and physically threatened my flatmate while drunk and burned our spyhole when we called a noise complaint. One of my flatmates was planning on moving out because the noise was so bad she couldn't sleep or write her dissertation in her room (in a flat we collectively paid 26k for).
DO NOT LIVE HERE. Upon arrival, found out we do not get given a toaster, a hoover, a dustpan or brush, a kettle or a mop and bucket. Not even sure if we were given an iron... think my flatmate might have bought that. You do get a TV though... definitely would prefer ESSENTIALS. You can hear EVERYTHING IN THIS BUILDING. People upstairs walking around, slamming of doors CONSTANTLY, yelling, screaming, fighting... everything is so loud. Even if you talk at a quiet tone, you can hear it perfectly through the walls. Security don't do anything to help you when you make sound complaints. Tried making over 20 sound complaints against my neighbours who, nearly every day at 5am, try kicking my front door down (which vibrates through the walls and shakes my room) and scream at each other. Internet quality is appalling. No hot water hardly EVER after 8pm. Honestly the worst place I have ever lived in. Not worth the money at all. Flat's don't look like the pictures.
It's situated in a good area, and you have access to the gym (which is small) and a free shuttle bus to a from uni, that'll also take you shopping! However, management is shocking and there is no cleaning facilities.
Great for the money you pay. Could do with a common room/social area. Free gym but minimal equipment. Could also do with providing a cleaner once a fortnight or so as when exams and deadlines are fast approaching its hard to do a proper clean of the kitchen. Could also do with providing more washing machines and dryers per block.
Basic but fair value for money. Location is a little sketchy, often feel unsafe walking home.
Modern flats, run by great people
The people there are super loud and annoying. I had many friends in the accommodation and none of them had decent flatmates.
Cheapest accommodation in the city and definitely worth it
