All the Answers You Need About Student Accommodation
What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

The receptions are great and if you have any issues they are quickly resolved. Perfect accommodation as close to uni. Was very clean when first moving in. There is always events on in the common areas
Its an exciting experience to live in this accommodation with new and nice people.
Overall it was a great student accommodation but not the most popular among my friends but was good value for money, close to uni and had an ensuite
Overall, it is a good accommodation with supermarkets and restaurants at a walkable distance. Being a two min walk from uni is also wonderful. However, I do feel that this is not nearly good enough for an accommodation this expensive, I have visited Bournbrook and Battery Park so far and they are so much better in terms of the room and kitchen. The size of the room is much bigger and the building is very modern in Battery park, almost like a hotel. The bathroom also has sufficient storage space. Bournbrook on the other hand has a much better kitchen with wonderful views and bigger bulletin board and shelves in the bathroom which are not provided in Oakbrook Park. In conclusion, it is a pretty good accommodation but is not worth the price,
Not all amenities are as functional upon move in, but an ideal location to university and grocery shops
It was a delightful experience, maintenance always replied quickly and many events were on in the reception area.
The accommodation common room is very nice and open and it is always clean, the cinema room is also nice
There was construction during the exam season and when we contacted oak brook park we were told to go to the common room (where I could still hear the noise) or to campus. Multiple times people came into my room and before on of my exams the drilling caused my desk to vibrate which made it so I couldn't study. They were also unhelpful in trying to resolve the issues.
The staff here are so lovely, friendly and helpful. The location is amazing and it’s easy to fold out of bed into a lecture. There’s regularly free food and social events. There is also onsite parking which is useful for friends and family who come to visit.
The pictures online are very disingenuous. The accommodations are dingy and dark, bathrooms are very old. Lack of modernity. Personally for £161 a week, I am getting taken for a fool paying this much money.
Comfortable accommodation, puts on great socials and events
Doesn't look anything like the pictures. It was really dirty when we first got here. It didn't look like it had been cleaned since the people before us. Maintenance come in constantly without knocking even though its an all girls flat. Amazing location though literally everything you could want is on your doorstep.
Really nice, rooms could do with repaint and a few things touching up but overall pretty good.
I have loved living here this year, the people and staff make you feel welcome and it’s a really nice environment :)
My room was not cleaned before I moved in as there was hair in the drain. Till now I have a plumbing issue that means my room smells really bad. Shower has build up of dirt. Maintain comes relatively quick. I live in a all girls accommodation and they moved a male in without telling us.
Close to the university and fast WiFi.
Very quaint and nice. Lots of free events with free food and that.
Oak brook park is one of the best accommodation options at uob. Maintenance comes fast and the myunite workers are very friendly.
Right next to the uni, lovely staff never had any problems
Although the staff is friendly and it is located close the university of birmingham, the service is incredibly poor. Unfortunately, if you rent a room at higher grounds it is going to be a struggle as the elevators are broken more often then not. This is very challenging as carrying laundry and groceries tend to be incredibly exhausting . It is necessary that the management finds a better solution to this than temporary fixes as the elevators have been broken 80% of the time I been living here.
Living in oak brook park has been one of the most social experiences of university so far. The common room is a great place to meet people.
Honestly probably the best accommodation due to facilities such as common room and the fact that there are ensuite rooms. They regularly have events which can help you meet great people and free food is always a bonus!
It is an affordable place with decent facilities. However, they are not good at fixing windows and refuse to do so despite them being obliged to do so. Some of the carpets are a bit knackered but everything else has been good.
Fun accom with great facilities
I think it’s in a very good location- close to the uni and to the shops with ample space in each room, very good value for money.
receptions are nice, facilities are nice
Thank you for your positive review. Battery Park Team
It was nice. The common room was good and social.
great location and has place to chill out with friends
Overall, I am very satisfied with this accommodation . The common room is a great social space.
I’ve been here for 2 years and I’ve only had problems with cleanliness but everything else is good
Generally decent and issues resolved quick but we entered our flat first day and it was dirty and when maintenance done can be mess left behind
My experience in Oak Brook Park is generally what I expect for the price. The staff are friendly and the location is convenient
A good place to stay..the location is good as it is near the univwrsity and and all the supermarkets are nearby
The wifi should be upgraded cuz it doesn’t work sometimes
best location of accommodation across the whole of University of Birmingham

Thank you for your positive review. Battery Park Team
Good so far, met lots of great people and is very close to the uni
Thank you for your positive review. Battery Park Team
Very good location and quality, would definitely recommend to a friend. A couple times the internet didnt work properly for a week, but we were informed that it was during a process to upgrade it. Common room area is comfy with a good pool table, however the cinema room is a little empty and I wouldn’t choose to watch something in there. The chair in my room and sofa in living room are very comfy, though I have visited others with less comfy ones. Social events are common and fun, and those running them are extremely welcoming. There is a good process for maintenance and things like letters/parcels.
Good Morning, Thank you for your review.I will be sure to pass on your feedback to the property teamMany Thanks, Oak Brook Park
Pretty nice. Close to campus and all the lovey shops on bristol road. The laundry machines are a bit bad though. The washers don’t wash too well and the dryings even worse. Other than that it’s al good here.
Good Morning, Thanks a lot for the review! Great to hear to enjoy the location of the property. I will be sure to feedback your comments around the laundry room to the third party contractor to get this rectified for you. Many Thanks,Oak Brook Park Team.
I have really enjoyed staying in oak brook park- it’s a prime location and the rooms are a decent size. I just think there needs to be some updating and cleaning.
Good Morning, Thank you so much for your review! We do actually have a refurbishement of coming in the summer for rooms in phase 1 with rooms now on sale for these rooms. If you would like more information on this please do pop down to the reception team! Thanks, Oak Brook Park Team
Very good setting and planning. Resident must be intentional to participate in events

Oakbrook park is in a good location, a 1 minute walk from the university. I have also found that any problems I have had have been dealt with quickly, so I would recommend Oakbrook park.
Thank you for your positive review. Oak Brook Park Team
I lived in Block A Flat 1 and I had a problem with my shower leaking onto the carpet under my bed and in front of the wardrobe. there had obviously been a problem for about 4/5 years which previous tenants didn't report. My carpet was going mouldy and I ended up with severe tonsillitis. when I moved out I took the mattress out of the bed and underneath the bedframe was a thick coat of white mould on the carpet. With a dehumidifier it was just about liveable, but I always had a cold and my room always smelt disgusting. maintenance was carried out poorly. not everything can be fixed with a mastic gun!! these halls were built in 1999 and little has changed inside since. for the amount of money they charge compared to what you get, this place is a complete rip-off and to be honest it needs knocking down. leakage and damp are a "common problem" - I was told this by reception staff!
NEGATIVES when I arrived my room had a pretty dirty floor and it smelt a bit musty. a few days in the smell is still here despite my attempts to use neutradol and febreeze to combat the smell. theres a patch of black mold on my bathroom ceiling which is very small but noticable. bathroom ventilation is very poor - I have to use kitchen roll on the floor after I shower because it gets so wet. the shower is a lottery between third degree burns and the ice age, and water pressure could be improved. my radiator is so old and smelt very dusty when I first turned it on. the kitchen was so sticky on literally every surface (how does a kettle get sticky?) but after a wipe down it was passable. fridge space is limited. the lock on my room door is quite temperamental. I'm also not sure if the smoke alarm in our kitchen works POSITIVES the location is excellent. my flatmates are lovely. the bed is comfy but firm. the accommodation is very secure. it's nice overall but could be improved.
