Alma Court Biography
You can enjoy living a stone's throw away from the town centre when you choose to stay at Alma Court. Being so close to town means that you have an abundance of cafes, shops, restaurants and pubs to explore. You have easy access to campus as Canterbury Christ Church University is only a fourteen-minute walk away, the University for the Creative Arts is a fifteen-minute bus ride away and the University of Kent is a thirty-one-minute bus ride away.
Inside the building, you can find contemporary finishes and a fantastic selection of social spaces. After a long day, you can choose to relax at one of the resident’ events or in the multimedia room, games area, courtyard or lounge. If you are looking to work up a sweat you can make use of the virtual gym. There are handy facilities and amenities such as Wi-Fi and broadband, a study room, a communal kitchen, laundry facilities, a cycle store and even a vending machine for when you get peckish. You can sleep soundly knowing there is CCTV and an on-site resident’s team.
Alma Court offers residents purposefully built en suite rooms and studios, all of which provide plenty of light, space and modern furnishings. The en suite rooms have a double bed, en suite bathroom, storage space, a study area and a shared living area and kitchen, whilst the studio rooms have their own private mini-kitchen.

What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

Great sized rooms and the perfect location in the centre of the city. Kitchen areas are so spacious and the living room very comfortable. The best part is the gym within the building - has everything you could need

Since I first arrived back in September everything has been perfect and staff are always on hand to help. Alma Court is located just a short walk from the City centre and is only a bus ride away from the University of Kent campus.

The accommodation staff are BRILLIANT. I know I can go to them if I ever need to. The maintenance staff come extremely quickly (have had multiple times where I’ve reported it to reception and they have come up straight away)- nothing is ever major with needing maintenance, just small things such a as screws needing replacing or batteries for the doors etc! I love the area, it’s extremely quick to get into town (10 min walk), but nice it’s also quiet (can actually study and sleep!) due to being away from the hustle and bustle of the main city centre. The social spaces are lovely, compared to a student accommodation I’ve stayed at previously and friends accoms I’ve visited, the kitchen is a lot more modern and spacious. The gym is always quiet, so excellent for people just starting out (like me!). I’ve never once felt unsafe here! If I was still a student next year, I’d happily stay here again.

Alma Court is a very lovely place to stay and very convenient in terms of being only a short walk away from town and a quick bus journey to the university. The location of this accommodation is perfect with bus stops not too far down the road and a varied amount of supermarkets and shops close by. I would definitely recommend this accommodation to others as it is very nice and comfortable with modernised decor and spacious rooms, kitchen and social areas as well as friendly staff. I’ve stayed here for the last 2 years of my study so I would definitely recommend.

It’s a good place to be in. It’s about 15 minutes away from an Asda superstore, the city centre and everything is super walkable from my accommodation. The bus stop is next to the accommodation so anything that was a little further was still super easy to go to.

I think there are a lot of issues that needs to be taken care of in an urgent manner, but the authority seems to ignore it because various cultural aspects are involved and then there is huge sensitivity with respect to how we treat humans here so that is the cause of concern because common sense and common practises for maintaining hygiene is equally important And specially in spaces, where accommodation is provided for students

Spacious flats, WiFi isn’t too strong (in my flat not sure about anywhere else) great social spaces and in a location with everything you need around.

Internet is very good, I never had any problem with it. The location is also good, it might just be noisy because of the road depending on which side you are but the windows are pretty good. I'm studying at the university of Kent and it is not a problem to walk there (35 minutes) and you can walk through mainly footpath which is nice. The corridors could be cleaned more often but the social areas are well cleaned. The staff is okay, the maintenance guy is nice. I never went to any social event because they began only to be advertised during the second term. A kettle in the shared kitchen would have been nice as well as the availability of vacuum cleaners outside of reception hours and on weekends.

I’ve had an enjoyable time here, though i feel that trans inclusion could be a little better, Just the name preference really, i find it odd that i have to use my legal name for parcels when there was no issues before or ever in my time being trans.. It felt weird is all.

Alma court is the best place to live not only in Canterbury but the best out of all student accommodations! The management cannot be faulted at all, they have been the best team that I have dealt with, so supportive, so friendly, so knowledgeable. The new gym is a nice touch as well! The free breakfast Mondays and smoothie Wednesdays is lovely too!

Overall it has been a great experience, where I got to meet new people and interact with people living in my accommodation, however the previous gym was not good enough for the price and the rent can be quit expensive

We understand accomodation can be expensive as a student and we regulary review our prices and monitor these in line with the costs in the local area. We try to provide fantastic value for money at Alma Court by providing a complimentary weekly breakfast, free fortnightly yoga and monthly events such as BBQ at no extra cost. My experience of Alma court has not been good. I have raised several issues including, a flatmate who regularly smokes weed, and twice I asked for my battery to be changed in my door lock, both of which resulted in zero action taking place. I also once had a security guard walk in my room at 3am which was previously locked, when I spoke to a member of staff about this the nex day I was told "he obviously went into the wrong room" and nothing more. I was also disappointed to discover that there are only two reception staff here Monday-Friday 9-5pm, and they regularly leave early for a multitude of reasons with very short notice. Any issues outside of these hours either have to wait, or you have to call out for a security guard. My door malfunctioned and locked itself on a Friday night, so I had to phone for someone to come and unlock it. I later discovered I had been charged £42 for this despite it not being my fault.

We welcome feedback as an opprotunity to improve our service and we are sorry to hear you felt that you did not experience our usual high level of service. We would love the opprotunity to make this right so please get in touch so that we can remove this charge on your account. We are usually open 9am-5:30pm but we do try to let Residents know as soon as possible if we need to amend these hours. Previously we had one full time General Manager and a part time Residence Manager. Both are now full time however we do occasionaly have meetings and training or things that come up unexpectadly which mean we have to come in earlier to address issues or stay late to fix problems before we go home. The out of hours service is there for this and for anytime between 5:30pm and 9am. Kind regards, The Residence Team

It has been an amazing experience to stay in Alma Court. The rooms are very good size, reception staff are very friendly and helpful. Social areas are clean and the building as a whole has an amazing decoration and atmosphere. It would be great if it had a parking space. The only isssue was we told staff our kitchen radiator and it still isn’t fixed, but hey, it’s end of march now. Apart from that, clean, good size and friendly environment.

Alma court so far has been a good experience, the building itself is clean and it has a well equipped social common room. It's very close to town and right next to the bus stop to go to both universities.

This place met all my expectations. I share a silver studio with my boyfriend and I am sure it was a very good decision. The flat is so big that we have placed a second desk in it without any problems. The entire building is super safe and student-friendly.

Everything about Alma Court is great. The staff and other residents are very welcoming and are really supportive. There are lots of social and study areas, where wifi is available. There are also events being hosted by the staff, which makes this accommodation special from others.

If you're looking for a place to stay in Canterbury, this is the place to go. It's close to CCCU and Canterbury center, and the bus and train stations are only a 5-10 minutes walk away. Most importantly, the accommodation is really secure, and receptionists (Emily and Lauren) are both amazing and regularly organizing social events that make us feel like we aren't alone at all. I strongly advise you to relocate to Alma Court.

Very poor maintenance of rooms. Very rude security. WiFi cuts out near enough every week with no service in the flat. Forced to pay full rent when I havent been able to live in my own flat due to a leaking roof.

- Lovely staff. Very understanding - Clean environment - Centralised yet quiet location. Near all the necessary shops - Friendly people Pitfalls: - WiFi works but 0 service which can be inconveniencing. But still liveable. - Wouldn’t consider the gym a gym. But it is useful I guess.

Alma Court is a very nice place where to live as a student. Rooms (studios) have plenty of space, just the bathroom is a bit too small if you are sharing the studio but that’s fine. I love living here

Great place to stay, me and my girlfriend stayed for our first year as it’s one of very few places offering dual occupancy. Social areas and facilities are all great. No parking was the only issue.

It is an amazing place if you are looking for an accommodation in Canterbury. Emily and Lauren, they are both amazing and regularly host fun social events so that the residents meet with each other as we are not on campus. I would reccommend Alma Court and could assure you that the team is extremely helpful. Definitely consider it!

Couldn’t review the social aspect adequately the main problem is paying the price we do for the social spaces however we can’t use them. The staff are sweet and help a lot as I have poor mental health and have always been understanding.

Management and people are helpful, friendly and get to know you Social Spaces and gyms are great I love the pre recorded classes to access on Access to weights and exercise bikes The gym would be even better if a running machine, cross trainer and boxing bag was added Arrival could be improved by providing instructions of how to use oven, heater etc A residence WhatsApp chat could be used to meet other people Mold on windows taken ages to be sorted

It was expensive for what I ended up experiencing. While the accommodation is very well done I’ve had nothing but problems. My wifi regularly turns itself off and the one time it didn’t turn back on it took over a week for them to get someone in, which was a week of uni work missed. The oven in my kitchen blew a fuse and turned all the lights and half the electrical items in that flat off and the out of hours team didn’t deem this an emergency when they wouldn’t turn back on, this happened on a Friday night so I had to argue to get someone out on the weekend as they planned to wait till Monday at the earliest. One of my windows has a small air leak so my room was always cold through the winter and instead of getting someone to look at the windows they just gave me a plug in heater which only made a small difference. The flat is also covered in paint stains from when they were decorating. The walls also seem very thin so it’s easy to hear people banging about in the flats near yours.

The pictures on the website don’t do it justice. The rooms are also incredible for storage/space. Environment of the accommodation as a whole is very relaxed which made settling in easy.
