Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

Been living here for 2 years and I am very happy here. Most security staff are nice and the receptionists are lovely. Good social areas however I have a courtyard facing room, the noise from the courtyard can be horrendous and off putting. This is more to do with the others living here than the staff. As the staff are usually very quick to silence the noise.

In my three years of staying in Canterbury, the service provided in Palamon is the best I’ve received. The concierge workers Amy, Megan, Amy, Lara and Bee are amazing and make you feel welcomed.

Everything was exactly what I needed and amazing, good support and kind staff, it was a great experience for me living here.
This is my current 3rd years to stay in Palamon Court, it only takes you 10 mins to the train station or the city bus station. From the expression of daily convenience, If you prefer to leave at an area which close to high street, grocery(shopping mall) and the pharmacy, Palamon Court will be the best student accommodation choice for the first year international freshmen at Canterbury. For an English as a second language student, Palamon Court staffs are really friendly and enthusiastic. Any questions during living period, they will try the best to help. And don’t worry about the security, they always show at the first time when any emergency situation happens.
I’ve lived here for 1 year now it’s really nice place the staff are really friendly, its in a convenient location close to town, public transport and university’s, they host regular activity with that being bingo to bbq with drinks and other stuff. I look forward to spending another year here.

Great location with great staff
The office ladies are so friendly and helpful they can’t do enough for you, they put on great events celebrating all holidays and celebrations which creates a great atmosphere in the building and a perfect opportunity to socialise with people! The room itself is spacious which ample amounts of storage, the under the bed storage is great which you don’t find it many student accommodations. The building and all the facilities are very modern and kept nice. The courtyard and roof top terrace is a great place in the warmer weather especially summer to chat and socialise with friends Overall I really recommend living at palamon court it’s such a joy to live here!!
My experience staying in Palamon Court has been really fantastic, I'm very glad to have found this place, and actually wish I'd found it earlier! All members of staff are super lovely, and reception staff especially are always welcoming and quick to respond to any inquiries or issues. My room was also great, very clean and in good condition, and having a gym on site has been a lifesaver! The gym, despite being small, is well equipped and I've never had any issues with needing more equipment. With regards to social spaces, the party room is great for having friends over, although it used to be a little cleaner and better equipped than it is currently which is a shame, but might change in the future! Overall though, staff regularly put in a lot of work to organise seasonal events, wellbing sessions etc. and make Palamon a really lively and social place to live! The only small gripe I have, is the lack of recycling bins in the binstore.
Love the staff and I am part of an amazing community here in Palamon Court. This is one of the reasons why I’m looking forward to come back to uni every time I go back home

Hands down the best student accommodation to spend your university years at.
I have lived here for 3 years and I wouldn’t recommend a better student accommodation then this, the staff have treated me amazing and have always helped out if I have any problems or concerns about my accommodation. The social areas are easy to book and there is always fun events to attend on site. Megan and Amy are truly the best and make it so easy to be able to communicate with reception. Living here has made my university experience so much easier providing me with everything I need on site. Thank you so much for giving me such a wonderful experience here!
I've been here for 2 years, soon to be 3 and I love this place. The social environment provided by the staff and building gives a sense of community, with events, party room, theatre room, pool and ping pong tables. The vending machines avaliable provide good convenience for late nights and busy schedules. The staff are also so helpful, with quick maintenance and friendly personalities, would recommend this place!!
I lived in a standard studio for 2 years, location wise its brilliant. The rooms are spacious, modern and in good condition. I lived in the west block for the majority of the 2 years was woken up every morning by construction works for the new buildings. WI-FI is absolutely terrible, and it can be very difficult to get a washing machine, especially during term time. Security and staff are friendly and helpful. Lots of social and communal study space and the gym is nice and quiet.
The manager is really nice however other staff can be hit and miss, sometimes nice sometimes a bit rude. The place is a building site 99.9% of the time, one thing finishes and another starts. They have changed the panels on the front and side a lot with no explanation why
This is a fantastic place to live as a student. I've lived here for all my degree. Palamon Court has friendly and helpful staff, amazing clean communal areas and a great atmosphere. Palamon Court has a cinema room, a party room, gaming area, gym and multiple study rooms as well as 24hr security. I would highly recommend it to anyone.
Really lovely place to stay. I've had a room in Palamon for two years now - including during the pandemic. They have amazing facilities and the studio flats contain everything a student needs to live comfortably while studying. There's plenty of storage space and all the furniture in the flats are kept in great condition. The building is always clean and the staff at the reception are so friendly and always up for a chat! There's always someone at the desk 24/7 so if you ever need anything someone will always be there to help you. Sometimes free samples/breakfasts are given out in reception too which is always a nice touch. If you're going to canterbury christ church uni, Palamon Court is in a perfect location - you're right next to the university library and are only a ten minute walk away from campus. You're also next to canterbury east station and just a couple minute walk away from the town centre. I'll be finishing uni this year and am really sad to be leaving! :)
Staying at palamon Court thoroughly enhanced my university experience! A social and comfortable place that I could call my home, with an atmosphere that allowed me to focus on my studies at the same time as making friends for life. The constant security and amazing staff team were a joy, especially Megan and Jodie who were always willing to help and keep me company. I felt safe here and the space really suited my needs as a student, especially as it is in the heart of Canterbury. I highly recommend this to anyone who wants to make their university experience memorable.

Excellent value for money with lovely and friendly staff who are happy to help you but also just chat to you and get to know you as a person.
I have been at university for 3 years, about to start my 4th and I can honestly say that this is the BEST place I have lived. I have lived in Palamon Court during the 2021/22 academic year and will be continuing to stay in my studio flat in 2022/23. The facilities are amazing here. The communal areas are always clean and ready to use, the gym has up to date equipment and the party room has a great sound system. The best part about living here in Palamon Court is the staff. From my first day Johnathan and Megan welcomed me warmly and have continued to be great friends since. Gary and Damien are a god send when I break something. and Jody who has just joined the Palamon team couldn't be anymore lovely than she is. If you ever any a coffee they will happily make one and sit and chat. Anytime that I have had a problem ,which has not been many, the Palamon team are right on it and its usually solved that day! Palamon hosts lots of free breakfasts and put up displays on special days such as
Horrible experience, this company is a complete scam! They did not accept my guarantor in 2020& requested a full payment in advance. İ paid a whole rent and unfortunatelly was not able to make it to the accomodation because of COVİD19 restrictions. I requested a refund and the company refused to give the refund. I had to come back and repeat my final year this year and I did not have other choice than a place where they owe me a 8100£ and applied for another room. They are now threatening me with legal action if I don’t pay this years rent in advance.

It's quite good overall, just didn't expect the construction in public area this year, which makes me could not open the window and have fresh air. Also, the wifi is unstable that it always disconnected.
Awful place, awful designed rooms etc what's worse is they will lie and tell you anything to get you to book a place. Huge regret coming here, don't make the same mistake I did.
The reception + maintenance team are all really lovely and supportive. Staying here during the lockdown/pandemic year has been nice + quiet despite the circumstances. The rooms are average size but the furnishings etc are in really good condition + modern. Only issue really is the WiFi so you may have to upgrade + if you live in the studios, your weekly laundry expenses can b expensive.
Staff are very friendly and offer support! However, in terms of living conditions the rooms are good but the Fridge size in an en suite or 2 bed apartment is unrealistic as it is not suited for any person/student. There is no space to freeze any frozen foods! you can only fit a small carton of ice cubes and that is it. meaning you constantly need to either buy fresh or store cupboard items which is more expensive! especially for students. If you would like a sizable fridge, sharing a room with 4/8 people is more viable. Therefore, in terms of value for money it is too high for realistic expectations. FOR STAFF: PLEASE CHANGE THE FRIDGE SIZES!! THEY ARE MINI FRIDGES FOR STORING SNACKS OR DRINK!!
The experience has be wonderful and I have loved living at this accommodation. The staff were always so welcoming and approachable.
The accommodation is one of the best place I have lived throughout my 5 years in the UK. Palamon would even do better if you can improve your mail system. I have seen that you have communal mailboxes and if you use them instead of having to sort through every letter every time a tenant ask for, it will reduce your workload and be convenient to tenants as well. Additionally, it would be better if you could have an IT system that would handle tons of packages of tenants received each day. I don't know how they do it but in other accommodations I have lived, there will be a mail informing tenants when a package arrives. And when I picked it up, I had to electronically sign it off on a tablet to make sure that it would not be handed to the wrong person or get lost.
Comfortable to go anywhere in Canterbury.
Studio Room. I am really impressed by the accommodation and facilities offered here at Palamon Court. It is so central and right next door to the university library. The space offered is generous and well kitted out. The rooms and the whole building have been thoughtfully designed and I have had a comfortable and enjoyable year here. We were all affected by the pandemic but life has gone on and the staff have all been really professional and friendly. I feel the room offers good value for money and I am glad I made the decision to stay here. There are some good social spaces and study areas provided, with a gym and 'cinema' room. I would recommend to anyone to stay here and if you are undecided, then I don't think you will be disappointed if you do.
The Internet is Appalling for the price paid for the property. The overall price per the Square metre is atrocious.
