Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.
Sam offered me great service when I presented him with my challenge with my flat, he was very reliable and friendly and solved my problem with a positive attitude. He’s a great member of riverside staff and of great help.
Today I was helped by Sam at reception. Sam was super friendly and approachable. I appreciate that he was quick to address my issue too! This has given me confidence to return to reception if I ever face any other problems in the future!
Improve the gym equipment as the the dumbbell weights starts at 5kg - would appreciate if there are dumbbells of lesser weights

Pretty new accommodation, great area, lots of restaurants, bus stops around. The city centre is pretty close. The team hosts a lot of events which is exciting. There is someone in the property even at night to help.

The Staff are nice Jodie and Hannah do a good job majority of the time but can be very harsh if you break the rules so don’t break the rules
Jodie and the team have provided nothing but excellent customer service when I’ve had to resolve some issues during my stay. I feel welcome enough to bring up my concerns and I do not feel like I am being treated like a burden while doing so. They have been quite patient and understanding, even whilst dealing with other issues. The repair service team is great also, and have been nothing but polite when dealing with issues that I’ve had.
Staff members are very polite and lovely.
Here’s a shorter version: Sam was incredibly helpful during my move-in at the student accommodation. He made the process much easier by assisting with my luggage and ensuring everything in my room was ready. His friendly attitude and willingness to help made a big difference. Hip was very nice and informative answering any questions we had. She was friendly and showed us everything that is included with the accommodation.

I would 100% recommend riverside to a friend. It is welcoming to all and provides a very friendly safe environment for many. Security is up to par and staff are always willing to help no matter the scenario, shout out to Hibaq who always makes an effort for me and my flatmates to give a helping hand!

I recently had the pleasure of being assisted by Sam, the receptionist, and I cannot praise his service enough. From the moment I arrived, Sam was incredibly helpful, polite, and respectful. Moving into a new place can be quite stressful, but Sam's welcoming demeanor immediately put me at ease. Not only did he efficiently handle all the paperwork and logistics, but he also went above and beyond by helping me move in. He assisted with my luggage and ensured that everything in my new room was in perfect order. His attention to detail and willingness to help with every little request made the entire process smooth and hassle-free. Sam's professionalism and genuine kindness truly stood out. It's rare to encounter someone so dedicated to making others feel comfortable and supported. It's really up and down. I'm coming upto my third (academic) year here. 1st year in an 8 bed eunsuite, 2nd in a luxe studio and I'm going back to a 7 bed in September. 1st year was amazing. I really had no complaints. Everything was reasonable and then came the 2nd year. Prices increased but I understand, everything drastically increased. It is what it is. Everything went a little chaotic. Most of the staff had left by then which was a shame. The 2nd lot of staff were also super sweet but towards the end, they had also quit and no one really knew what was going on. That's when I kind of questioned if I want to stay here any longer or not... in a way it kind of got out of control. HOWEVER. I do believe that it is back in order and I honestly don't have many bad things to say anymore. It's always hectic towards the end of the year but that's just how things are . Is it expensive.... yes... but I would say the eunsuites are definitely worthit.
My experience has been amazing! I just wish my flatmates were more sociable.

Great facilities for it's size, such as a very modern, clean study area and a games room that is usually in very good condition. The studio room is very spacious with all the necessary utilities included. The location is great, it's easy to get to the main universities, a very short walk from the city and near the necessary amenities.
I think management could be a lot better in terms of fixing doors as there are so many people with broken doors and anyone can just walk in which then becomes a safety problem I like how there’s more events now

The wifi is horrible here, ever since I’ve moved in the wifi has not worked well with my phone as well as my speaker. Had an issue with my shower and it still is not fixed which was reported in September. The heater does not work well either, the max amount of minutes that it stays on is for about 10 minutes which is unfortunate since the weather is cold now. There are only 7 washing machines when there are about 500 residents that live here. Even before I started living here it was hard to get in contact with riverside canterbury to discuss my contract, must’ve been calling for a week straight before someone answered the phone. The cupboard and fridge space in the kitchen are too small, I can’t even put all of my pots and pans in there. My app that displays my balance and how much rent left I have to pay is always malfunctioning and showing the wrong balance which is frustrating, it hasn’t shown the correct balance at all since I’ve started living here. Room space is nice though.
Absolutely loved my accommodation with Novel, building nice and clean and staff always helpful, however since leaving this June I have emailed and phoned on numerous occasions to get my deposit back as this is needed to help cover rent in my new accommodation, I have not received one email or phone call back from anyone to assist me, this is really poor and leaves me in a really bad position financially.
Nice accommodation, great communal area, awesome people, decent location (large grocery store 3 mins away), could of had a better roommates as kitchen hygiene was 2/5

It’s been a great start to my life as a student and has helped me find my feet
When I arrived on my first day, the room was not clean. It was dusty and found dead bees all around the room. The shelves in the kitchen should be labelled according to the room so that no one can use more than needed. Also some kitchen appliances were dirty before the students arrivals. Overall, other things are good, like the staff members whom are friendly. Other thing, on my first day the lift was out of use, but they manage to fixed it overnight, in fact I found the lift working the next morning which is very good.

Riverside Canterbury is a great location for students studying at either Kent unit or Canterbury Christ Church. I’m currently in my final year at the university of Kent and I have to say Riverside is the best location I have stayed at. Friendly staff and security
Such a wonderful place to live, management are truly incredible, lovely people. Any problems I’ve had they’ve helped me with straight away. Communal areas are lovely spaces to relax and meet new people! Even the security at night are really lovely and it’s nice to be able to have someone to talk to if you’ve got any issues not matter what time it is, there’s always someone willing to help you. I love living here I’ve made some amazing friends and I would recommend living here to anyone, my boyfriend doesn’t even live here but when he visits he’s treated with the same amount of kindness as everyone that does live here. Overall, this is such an exceptional place to live and a wonderful little family!!
Riverside is an absolutely lovely place to live- perfectly positioned between the universities & city centre, and with lots of social spaces it's really easy to feel right at home. Everything is fresh and clean & any issues that arise are quickly sorted so there's a major family-vibe between staff and students. It's a great space to be, 100% recommend if you're on the fence!
Lovely accommodation, the staff will go out of their way to do anything for you. All social spaces are a great place to hang out with friends that live in other clusters and the study room is a highly effective space to work in when your not at uni.
I’ve been here since last week of October last year and I actually enjoy it here. The staff is friendly and caring, my room was more spacious than I thought and comfy, the social communal area & kitchen is nice (with block courtyard soon) and it’s situated perfectly. Shout out to the lovely peoples Andy, China, Catherine, April, Danny always helpful (sorry if I forgot some names). Already so far access to laundry (that was even free for us when was building), a gym and a gaming/home theatre and big study room! Great for meeting fellow flatmate students and for late night work as it’s 24/7 with security! Maintenance are extremely accommodating quick on the job when I first moved in my door 4/5pm didn’t close properly literally next morning 8/9am they came to fix. The whole ‘estate’ area itself is still in construction process but we are given access anything newly completed as soon as possible.
