Most helpful review

Woolf is excellent to concentrate on your studies with its proximity with most class rooms with also a good quality of overall appearance. But it seems too expensive when it compared to out of campus accommodations, which are usually located at the city center and maybe a little bit far.

What tenancy length do I need?

Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.

Should I stay in catered student accommodation?

This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.

What is a guarantor and do I need one?

A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.

Will I need to pay a deposit on student accommodation?

Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.

What bills will my rent include?

If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.

What is purpose-built student accommodation?

Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.

Will my student accommodation be furnished?

Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

The phone signal is dead here. And the studio kitchen is rather small. The rest is pretty good.

Im currently in my first year of university; I have only lived in woolf for a month and it has been a pretty good experience. the rooms have some space and have their own ensuite bathrooms which is good for people who do not want to share a bathroom, out on the pavilion there are table tennis tables for people who want to pay table tennis. there is a lounge where you can relax with vending machines to get a snack; However Woolf is a very expensive acommodation to live in as i am paying over £9k for my room which i feel is too much for what i am getting.

The room layout is very nice. Heating is good. Very practical en-suite bathroom that isn't cramped, but also blends in nicely with the rest of the room. Desk is large. Kitchen is also very nice. However, if you're looking for substantial quiet these rooms are probably not for you. The structure comes across as poorly built in that you can hear people creaking around in the room above you and next to you. The desks are built stream-line into the walls, so if your neighbour thumps their hands/elbows down on their desk, you'll definitely hear a thud in your room as well; likewise for opening/closing the desk drawers. The walls aren't 'paper thin', but if someone's talking loudly next door you'll hear it So if quiet is a big issue for you, personally I wouldn't take a room at Woolf unless you're on the top floor of your block, and in room A, E, or F (the rooms at the end/start of the flat corridor that only border one room instead of two; so essentially noise mitigation).

It is extremely expensive for a small room/common spaces. You can rent a flat and you will save more than 200 pounds a month for a good property close to the city centre. If you don't care about money, Woolf College is fine because you'll live just next to your faculty and you'll know people if you're new in town. The only thing is the size (you'll be sharing the kitchen with 6-8 people and your room will be small).

It's a bit institutional feeling, and they make you use an app to report faults that is really glitchy, and tells you to phone them most of the time, without telling you when the phone line is staffed. Room size isn't terrible but the lay out uses the space really ineffectively. The mattresses are quite rubbish. Hot water has been out all day today, in January.

This review system doesn't show the whole story. The rooms are way too small for what you pay for and the rooms are extremely hot in the summer. The cleaning is pretty good but that's only for social areas. The hoover that was given is pretty bad which was pretty annoying. The internet is overall pretty quick but it isn't consistent and sometimes the wifi can be out for days at a time.

Not bad. I have an ensuite single, 8 flatmates. The wifi is excellent, plus wired internet in the room. Laundry is ok. Washers get dirty and have this gap where small clothes get stuck. Kitchen is cleaned every week, lots of storage space. My ceiling leaked water due to the person above me flooding their bathroom. My flatmate also had a leaking ceiling in the same place on the ceiling but caused from a pipe problem, and they came to fix it right away. Only issue with problems out of hours (at night and weekends) is that you have to call the campus security and they are sometimes jerks/nice about contacting accommodation for you. If something needs fixing or replacing they are quick and helpful. Broken chair when I got here and they brought a new one that day. My mattress is hard and old, they provide a cover that barely fits (does not completely enclose). Heating is perfect. My room appeared clean when moved in. There is carpet in the rooms.

Overall it has been a positive experience. I had problems with my mattress at first, but maintenance switched it for a brand new one. Some appliances were missing in my room on the first day, but by the second day I already had them. The carpet floor can be a bit annoying, but at least the rooms are always super warm. Heating is so good that I have never had it on full power. All rooms are ensuite, and I live in a studio room. Bathroom has good size, even though it does not have any kind of storage. The only thing is that you need to keep your drains clean, because they clog easily, but I have never had any flooding issues. Wi-Fi is always good, never not had wi-fi when I needed it, and it is quick. However, if it fails you also have wall internet sockets. Anything you need, usually, if you send an email to reception they come and fix it right away. Only bad thing: when I first arrived my room was the dirtiest room I have ever seen, so that is a thing they could get better.

Worse accommodation I have ever paid for. Nearly £8000 a year for somewhere with less quality than a homeless shelter. Not only has my room flooded twice in one year due to the terrible plumbing, the flooding caused a horrendous smell in my room that can only be described as smelling like a decaying cat corpse. During the first flood, UPP refused to send a plumber to fix the problem as it was outside of term time - leaving me homeless for over two weeks, sleeping at a friend's house. Woolf reception has the worst service known to man. The opening times are ridiculous, they start from 9-4 in the week which is no good when you have a day of lectures and a life. They shut before normal working hours finish, and have the most inconvenient lunch times (1-2) so you can't even collect your post during lunch hours. The washing machines are ridiculously expensive, costing nearly £10 a time if you need to do two washes. That is if you're lucky enough to use them before they go out of service.

DO NOT LIVE HERE!! luxury prices for below average quality, prices go up every year and they treat you so badly, NO SIGNAL/3G inside flats, poor wifi connection in flats, they claim both of these are due to woolf location on the campus but for £7000/year thats not a good excuse, hot water is constantly not working for 24 hours at a time, noisy blocks as walls are super thin and staff take months to listen to complaints; they even didnt want to call out a plumber when my flatmates floor flooded due to upstairs blockages until we said it is illegal not to do so, no study space only a common room with 1 computer despite them claiming woolf is a "study/academic environment", small kitchens for 6 bed flats with one cooker between you all, small rooms in comparison to what else you can get on campus for the money, cleaner comes once a week but only is allowed certain amount of time for each kitchen and so is often not very good, I could go on and on......
