Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.
Great Accomodation with all the perks needed to have a fun and enjoyable experience at university .

The staff are amazing and the place and location is perfect.
This is the third year I have lived in this house. I think that says it all. It is in a perfect location, clean, quiet (my windows face the back of the building), and warm, with an excellent social space and gym. If there is any issue, it will be resolved on the same day. I have a studio flat, and it is very spacious. The staff is very friendly and kind, always happy to help and go the extra mile for their residents. The only downside is the parking.
Nice rooms, well equipped. Staff are warm, welcoming and responsive to issues.
My favorite accommodation in Canterbury! Clean and nice rooms, amazing staff that make you feel at home and great location, right in the city centre. Definitely value for money!

Rhodaus Court is a great student accommodation located conveniently near the city center. The receptionist/manager, Holly, goes above and beyond to assist residents, The building has modern amenities and social spaces such as an inclusive gym and places for group/independent study , which is an opportunity to forge new friendships. Additionally, Rhodaus Court organises a variety of holiday activities, catering to diverse cultural celebrations like Easter, Christmas, Eid, Valentine’s Day etc. Overall, it’s an excellent value for money, I highly recommend.
I’ve been here for two years, only wish I’d realised it was here for my first year. Holly is a gem, so friendly and smiley and it’s so nice to have a familiar face to speak too :-) I’ve been in a studio, which is amazing, well worth the money to have my own space as a mature student. The building always has security, is clean and every one is friendly! Ray is also super friendly and nothing is too much trouble!
Living in Rhodaus court is honestly amazing, the rooms are well designed and spacious enough to meet every need. The entire process from booking on the website to settling in was fast and very seamless.
Decided to live off campus since the start, for 3 years now and I do not regret it. The accommodation itself is really nice and spacious with frequent events going on too. Also really appreciate Holly, the receptionist, for making everything a lot easier as she’s always ready to respond to emails and handle any issues. Would definitely recommend!
Living in Rhodaus Court was very enjoyable. Met nice people and enjoyed the study area a lot.
