All the Answers You Need About Student Accommodation
What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

I felt very unsafe and violated during my time here. There was constant construction going on for for weeks inside of my room. The construction workers would barge into my room without my consent, and the bathroom has no lock. I have been forced to move out and live somewhere else. My room there is currently unoccupied. For weeks, I have been trying to get out of the contract with Davidson House, but it seems as though I have signed a pact with the devil. I have sent numerous emails requesting contract termination under the grounds of them breaching the contract, but I have not received a reply. They want me bound here for 12months, and are just hoping I stop emailing and carrying on paying the rest of the term. I will not stop trying to remove myself from the contract with this corrupt conglomerate and will continue to spread the word of how bad Davidson House has treated me and others around me. There is currently a number of complaints that have been sent to the housing ombudsman ab
The apartment is very convenient and close to the school and the city center.
It’s really a good house with great location and services. And the receptionist is so kind. I love Davidson house.
I have lived at Davidson House for a month now and I’m very satisfied with my stay here so far. All the problems I’ve had were dealt with quickly and efficiently by the management who genuinely care about the over all wellness of the people in the building. The manger is friendly and helpful. I would definitely recommend Davison House to anyone who is studying at Kingston. The location is absolutely perfect.
maintenance actually fixed the problem fast. was expensive- but fixed within a day of payment
Very nice reception service and very in time response to fixing stuff.
Overall great experience, friendly and helpful manager always willing to help. I had an exceptional stay at Davidson House during my time at Kingston University. The location couldn't be more convenient, as it's just a stone's throw away from a Sainsburys local and Kingston University campus. The standout feature for me was the manager's warm and helpful nature. From day one, they went out of their way to ensure I felt comfortable and settled. A hoover, mop and bucket were also provided by the manager to help our shared kitchen stay clean. One main area of improvement would have to be the heat. Unfortunately I had recorded indoor temperatues to be continuously around 30-38 degrees Celsius (86 - 100 Fahrenheit) within our bedroom and shared kitchen during the spring and summer months. I would recommend that each student purchases a tower fan to place within their rooms. As the heat can be a bit much.
Great place with fun staff. Perfect location for uni students
Location is amazing. 2 mins from uni. Good vibes
It’s a nice place to live and it’s very close to the uni and high street so shopping is easy
The location is really good as it’s next to all the university campuses, local bus stops, local train stations and highstreet. The management is also really friendly and solves any issues i have had quickly and given good advice to help fix them.
Pretty alright but still a few issues to iron out such as the lack of 24/7 security during both term time and holidays. No ironing amenities were present as well.
Convenient, great facilities and close to university and kingston center. My manager is very helpful and responsive:)
Comfortable, warm and close to two Kingston uni campuses. Fire alarm going off at night once a week is a little annoying.
Great location, great manager, but building maintenance is not upto the mark, property lacks 24 hr on site support, expected from dacili
Security not on open, a person full time on campus needed.
Staying in this accommodation has been such a great experience! The receptionist is very welcoming and inclusive planning lots of social events for the building. The location is perfect as it’s only a 2 minute walk to Kingston Uni and extremely close to the town centre and the train station. The only negative thing I have to say is the Wi-Fi acts up from time to time but other than that I defo recommend!!
The building is in a good location with nice rooms and very friendly staff
It is spacious the people who work here are kind and helpful
Overall very satisfied experience in the 3 years of residence
Very near to Kingston University campuses (5 mins from Knights Park and 3 mins from Penrhyn Road. Located in the centre so everything is within walking distance.
The package arrived unattended at the front desk over the weekend. Some repairs take a long time. The soundproof effect in the suite is not very good. People can hear talking in the corridor and the door closes loudly.
The view makes me feel at home :)
Excellent facilities with incredibly helpful and caring staff. Excellent for first years new to student living
The location is too good. The manager Daksh is very professional and friendly. He is always on top of things and incredibly polite
The manager is so lovely and friendly, and such an understanding man
Really convenient for student studying in Kingston Univercity. Really close to Town House library and Knights Park.
I regret to study there. My biggest mistake of my life
