All the Answers You Need About Student Accommodation
What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

It is a lovely space with beautiful amenities, quick wifi, and well-designed rooms. Throughout the academic year, I had no difficulty with my studies. The helpful staff and inviting environment let me finish the year without incident.
I had a fantastic experience staying at Garrow House. The rooms are spacious, well-furnished, and come with en-suite bathrooms, providing great comfort and privacy. The communal areas are excellent, featuring a cozy common room with a TV and pool table, and a well-equipped kitchen. The location is convenient, with easy access to public transport, shops, and restaurants. The staff at Garrow House are incredibly friendly and helpful, ensuring a safe and secure environment with 24/7 security. Overall, Garrow House offers a perfect blend of comfort, convenience, and community for students. Highly recommended!
A really wonderful space with nice facilities, fast wi-fi, and nicely planned rooms. Throughout the academic year there were no difficulties that would affect studies. The opposite, nice staff and welcoming environment allowed me to finish the year without any problems.
Had a great time in this accommodation. I met great people. Close to central London
Great Experience overall. Nice people
Perfect accommodation for international students
Staying at Garrow House has been very fun and I have felt comfortable and safe throughout my stay. It has great transport connections including buses my uni, the British Library, and Camden. Internet is always fast.
Good place. Many people who are friendly.
The window is not easy to close. The bed is really large and I am satisfied with it.
great people managing the property and taking care of students. it's a good location for its price, hard to ask for more in London.
Amazing place, well maintained, located at a very convenient location. The staff are very nice, helpful and supportive.
It’s convenient in transport and the room is big
good accommodation for students, quiet and comfortable. Kind and responsible staff
I live here the management is good. Everything is Nice and clean.
The management team are very friendly after getting to know them and there are many opportunities to socialise with other students in the accommodation. The best event thus far was the Chinese New Year hotpot that the team supported and organised together with a few tenants.
The reception and staff of Garrow house apartment are very welcoming and help us with all our problems in a timely manner. The environment and location are so nice.
Veronica is really nice and I like her very much. The rent fee is reasonable and location acceptable
Veronica and Rosen are very nice. It is well managed and clean.
I’ve lived in Garrow House for three years and have got excellent experience with all the facilities. The staff here is very nice and helpful! I will definitely recommend it.
I lived in Garrow House in 2021-2. Would definitely recommend. Rent is somewhat lower than the market average, which is compensated by a slightly out-of-centre location (you're on that tail of the Circle Line). Circle Line connects you to Zone 1 universities, and central London easily, so the trade-off is more than worth it. Clean apartments and a top-notch staff. Shoutout to Veronica and Rosen, who always say hi as I come in and out and are always wearing a great smile. Shoutout to the student warden who saved me one evening after hours when my key didn't work! Everyone here is 5-star! Get a good data plan because the Internet tends to snap at times, but not too much of a handicap. Overall great value for money, and a place that makes you feel great and special. Would recommend in a heartbeat!!!
Everything nice super clean nice awesome
Great place, with great atmosphere. Very warm and welcoming manger and reception.
Amazing management team and staff. Very quiet and cozy study space in common room.
Veronica is very nice and beautiful!
A warm and comfortable experience
Friendly team, great place to stay.
Good facility and nice room. Price is affordable. The staff is so kind.
The accommodation is well situated, veronica is also very nice and the staff here in general is accepting
Incredible place to live, love the property management team (especially Veronica). The tube is close and there is a huge variety of things to do in the area. Definitely would recommend.
Property manager and reception is 11/10
Amazing people, helped me settle in very fast. I was barely able to hangout with people and find friends in the first couple of weeks in London, but they gave me a very nice friendly environment. 10 stars
Portobello Garrow House provides excellent value in a safe location. When I was looking for accomodation, Garrow house seemed like the best room for the best price, and I was not disappointed. The staff is incredible, the study rooms are my favorite space the get my work done and the location is well connected by bus and the Hammersmith and City Line. It is located right beside a canal so my walk to school is very scenic. I highly recommend the Portobello Garrow House.
Have been living in Garrow House for over two years now and I already booked my accommodation for 2023 The building is well looked after and there are lots of activities happening for students. Management has great customer service. The amenities in the building are okay.

Hello, We’re so glad to hear you loved your staying experience with us! 😊
This is a great place to live! My room is beautiful and it's beside the canal. I don't have to think about any of the utilities!
Hi there, the team here at Garrow House is thrilled to receive such great rating, thank you! 🤗
The pictures and description of the room I chose are very misleading as it turned out to be half the expected size and the furniture was old and in very bad condition. However, I am satisfied with my overall exeprience because of the great customer service, particularly from Rosen and Veronica. They become dedicated in resolving any issue asap while being at the same time super friendly understanding.
Hello there! Firstly, thank you for taking your time in leaving us a review and we're glad that you are satisfied with our customer service, however we're sorry to hear that your room did not reach your expectations. We sincerely apologise for that and want to ensure that the rest of your stay will be fantastic. Please get in touch with our office at your earliest convenience and our team will be glad to assist you!
FOR ALL THAT IS GOOD IN THIS WORLD -- DON'T BOOK A ROOM WITH HOMES FOR STUDENTS. I actually hate taking the time to write reviews typically. But my experience with Homes for Students has been nothing short of terrible, that I had to come here to hopefully warn off someone who would otherwise end up in my position :( Was given an extremely messy and moldy and unclean room. They tried relocating me. I tried exercising my contractual rights to instead leave the tenancy altogether. they are refusing and won't give me my money back. Still trying to get out of it. Don't make the same mistake I did. Do not book with them!!!
Good location and scenery. I appreciate the staff's kindness!
Very friendly and helpful staff. Very convenient location with a large Sainsbury's and a street of shops near by.
Very friendly and helping stuff! Great place!
Great accommodation, it gave me everything I needed.
So far I have had an amazing experience at Garrow House. It’s been a great journey so far living here. The staff are very caring towards the students in the building.
It's been a long year for me, and I haven't had much family support. But recently I have been able to count on the team at Garrow to talk to and brighten my day. Federica all puts a smile on my face. I can see she does that for other students too. The rooms here are big and have everything you need. I spend a lot of time in the courtyard hanging with other students. The park near here has a great skate park and nice greenery. It's right on the Canal, lots of shops and close to Westfield.
I have to say this is a place where I feel happyness. All the staff are very kind, even if my English is not good, they try to understand me and help me. I have lived here for one year and I have already booked a room for the next year. I'm very happy with the prices, you know a room with a bath and a kitchen is very expensive in London, nobody can do it as cheap and comfortable as garrow house. Besides, all the facilities in the room are very good, and there are no problems during my stay. The apartment is next to the pier and there's a river. I love it. All in all, it's a place where I feel warm and safe.❤️ Just like at home.❤️
I've enjoyed my stay here, and I'm coming back nex year.
Hi, I have lived at Garrow House for 3 years with this being my last. I have checked out a lot of student accommodations in the area and this is the best. It has a view of the canal and a balcony. I always come back here because the flat is huge, the staff are nice and it's in a central location being 15 minutes by tube to westend.
Looking forward to come back to Garrow after covid - 19. Its good for studies and social life in UK
Garrow house is a fantastic student accommodation, I like the fact that my flat is self contained and there are no shared facilities, except the common room and study space. Which I've used on many occasions. I extended my stay in the summer and got a chance to get to know London, I really enjoyed my time it's a fantastic city.
Love it here, next year will be my 3rd year living here and I love it. Rooms are spacious, with big windows and proper kitchens. The students here are friendly and I have made lasting friendships. Helps the Portobello Road and Westfield are on the doorstep.
Great location, great experience overall.
I really enjoy living here, my room is beautiful. I have a balcony and a view of the canal it's so pretty. The rooms are very spacious and have TV's! It's very chill and nobody bothers you. 100% recommend! It has its flaws but out of the 5 student accommodations i've lived in London, is the best one. The location is the BEST! 5min walk to Portobello Road!
Covid-19:
Where to begin. This is the worst accommodation humanly possible in London as a student. Just to begin some of the problems we've had: the lift wasn't working for 6+ months, hot water has now been out for over 2 weeks (we have to shower at a local gym), there are leaks on multiple floors, our wifi has been going in and out. And that's just in the last 10 months. The company refuses to invest any of the plenty of money they get from high rents back into the building. Although on the surface it may look nice, underneath are the poorest quality heating, pipes, and electricity requiring constant maintenance. I have lived here for about 2 years and have often considered terminating my contract early - but legally they won't let me! The building is only 1/3 filled for a reason: it's a horrible place to live.
