All the Answers You Need About Student Accommodation
What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

Great building and infrastructure
The apartment is very affordable and has complete facilities. Michelle is so kind!
This is one of the best private accomodations I have found so far. The staff is really nice and so helpful with everything, all the common spaces are always clean, and overall an amazing environment. I recommend it 100%.
The reception staff is amazing!!!
It’s been a great experience so far
the staff are so nice and it looks like a hotel
The staff are really nice here. Room is clean, the fixation is fast when any problem happens in the room.
very good accomodation, filled with activities and friendly faces, the team are amazing too and help with everything you need!
Chapter Ealing Is a good place to stay and the members are very kind
The events every month in chapter are so much fun! Also the management is very good and the receptionist are lovely!! Especially Michelle she’s so friendly & relatable xx
The place was decent, but the air conditioning in my unit and several others' did not work throughout the duration of the stay. The staff try to help but a receptionist cant exactly fix an air-conditioning unit. A total of 9 people had come to my room to play with the switches just to tell me it couldn't be resolved. So far, there has been no communication from the landlords on the situation and it seems that I would have paid £350 per week for a malfunctioning air conditioning unit that I never got to use. Management is extremely poor in resolving issues. Especially the new one. During the time at Holbrook House with Downing, it was at least serviced with friendly receptionists and quick responses. Now, even that is gone.
Thank you for taking the time to review Chapter Ealing, however, we're sorry to hear of the issues you've experienced. We'd like to pick this up and investigate further, could we ask you to send over a bit more information and your contact details to hello@chapter-living.com? Thank you.
I like Holbrook very much, the rooms are big and clean, the staffs are very friendly and there is a gym to use. It's convenient to have a supermarket and cafe downstairs. It's also close to the subway station.
I have lived here two consecutive years. The current staff members are so lovely. They are always up for a chat if you are feeling lonely or homesick and they even organised the delivery of some flowers and chocolate to my flat when I told them I was feeling down due to Lockdown. It's a shame that the pandemic has meant access to the facilities provided in the building has been limited but the facilities are really nice. They include a modern common room with a specialised cinema room which is great for socialising with other residents when it is allowed. There is also a gym which has a number of good machines. Maintenance is fairly quick and issues within the building get solved promptly. I got a really good deal on rent this year and the different contract lengths available mean you can get a good deal compared to other accommodation options in London. There were some teething issues in the first year when the building first opened but now resolved.
Good value of money! Close to Asda (15 mins walk). Very close to Tesco and Sainsbury. Several steps to the North Acton station. And I really love the modern indoor decoration style.
