Hox Park Biography
Hox Park is the go-to private student accommodation for Royal Holloway University students. The property is located near the Royal Holloway University campus, which is easily accessible via a free shuttle bus within seven minutes. If you are looking for a change in scenery, you can venture to London within an hour or if you are planning on travelling further, you can reach Heathrow within twenty minutes.
You can experience the many social events and luxury amenities that Hox Park has to offer. Not only is there a variety of social spaces, a coffee bar, games room and outdoor social space, but there is also an on-site gym and spin studio. There is also access to free Wi-Fi, on-site parking, laundry facilities as well as study areas. The secure bike storage, contents insurance, all-inclusive bills, residence team, CCTV and 24/7 security team will give you a sense of security to make your stay that much better.
There are various rooms available for you to choose from, all of which are en-suite and boast a classic modern feel. You can choose the perfect room, whether you wish to stay with friends or have your own private studio. Each room has plenty of storage space as well as a desk and chair.

Thank you for your question! The gym is included and is available for our residents to use 24/7.
Laundry is managed by Circuit Laundry where you pay per each wash and dry and can use their handy app to top-up credits, monitor when washes are done and get in otuch with Circuit is you have any questions or queries.

Our bookings for the next academic year tend to open around October / November time of the previous year, so always keep a look out on our website. We then take bookings until we are full but the later you leave it, the less options there will be.
We do also take summer lets so if you are looking to extend your stay in Egham, start a new tenancy early or just want a base to explore then please get in touch!

All the Answers You Need About Student Accommodation
What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

It’s a very beautiful accommodation with a lot of facilities. The social spaces are relaxing and well decorated too such as the outside area and the common room is filled with games. The reception staff and maintenance are always friendly too. The location is great as well as there is a shuttle bus to campus.

Hox Park has been a good place to stay as an international student and the reception staff are EXTREMELY helpful. There have been some issues with the WiFi, cleanliness of accommodation buildings/gym, and there are frequent issues with the laundry machines however those are maintained by a 3rd party. Overall, I’d rate this student accommodation as a 7/10. If you’re keen to live on your own, focus on school, or are moving to the UK for the first time this is a nice place to start off. Plus, they host MANY events within the common area throughout the year that include variations of food and activities!

This is my first time living at Hox, I was nervous at first especially at the price. But, it has 100% been worth it and the best accomodation I have lived in, in the 4 years I've been at the university. I think it is very good value considering included transport, bills and social spaces and it is very well maintained!

Hox park is the most modern and beautiful accommodation grounds you can find if you are are a student attending or looking to attend Royal Holloway University of London. The communal building & student blocks are modern and avant-garde in design, and a pleasant balance is found between the infrastructure and natural greenery that engulfs the compound. The grounds are maintained to perfection, with communal cleaning & leaf-blowing services regularly scheduled, and the site is highly aesthetic and very conducive for undisturbed focus - considering its distance from any main roads. Would highly recommend!

The property is nice but there are no elevators, the bus is unreliable/ not punctual, the laundry room always has at least one machine not working or leaving stains on your clothes, the wifi sometimes doesn’t work. But the staff and rooms are generally pretty nice.

Very expensive but worth every penny. I am happy here, it's a bit of a hike back but the walk is lovely. No complaints with cleaning, staff are lovely, room is arranged very nicely, especially fond of the overhead lamp.

I've really enjoyed my first year in Hox because of all the additional things they have other than just my room. Heaving a 24 hour gym, the study and social spaces in Hox Haus and the bus that can take me to and from campus is so helpful, just adds more of a community vibe and I feel I'm getting more for what I'm paying for. The rooms themselves are great, double bed and great bathroom area, plenty of storage and plugs for anything you need. The kitchens are modern, spacious with a small space to socialise as well. Would definitely recommend for students who are attending Royal Holloway.

Perfect and comfortable to live at. It is my second year definitely would recommend it may be pricier than campus but it is really good compared to the other competitors around which is much more expensive. I love the staff especially and the communal area in hox Haus it’s definitely somewhere that you can feel professional yet comfortable to live in.

Great facilities. Loved it the first year so I rebooked for a second year. The WiFi is very strong just sometimes WiFi in the public spaces bugs out(glide communal) it’s very clean and all the staff are lovely!

Pretty happy with Hox this year. Facilities are good and alot better than I expected. Although I did have problems with my wifi in which Glide the WiFi provider was very unprofessional and took 2 weeks to fix despite me being in exam season. I kept being told it was going to be fixed but the engineers didn't have the parts when they turned up. 3 times this happened. Until thanks to Jo she escalated this issue to management and it got fixed. This made me have a very bad experience those weeks, but the rest is good. I use the social spaces alot and they are great. The gym is great, I would make a few changes to some of the space and machines but I'm still happy with it. Overall I've had a good time here

The wall colours differ depending on the floor level you are on; Ground floor rooms are forest green, first floor rooms are golden ochre, second floor are navy blue and third floor is also the golden ochre. We do not have lifts in any of our accommodation buildings so if you have a preference, when booking, to which floor you would like to be on always let us know! Ground floors are great as have privacy blinds as well as black out blinds but the top (third) floor rooms also can provide some lovely views. It is down to personal preference so do not hesitate to get in touch and speak to us further. We love feedback and listening to our residents' ideas on how we can improve so do let us know. Love/hate relationship with the location. I love it because it’s so peaceful and has amazing scenery nearby but getting the bus (especially if it’s not on time) is a bit of a hassle to get groceries/go anywhere. Reception Staff are lovely and accommodating and the social spaces are a great work and hangout spot. I wished out towel heaters worked in the bathroom, though, especially since we’re paying so much to live here.
Hi, Hox Park is located in Englefield Green, next to the Runnymede National Trust Park. We have some beautiful scenery and gorgeous walks around making it very peaceful. We are a short walk from the village centre but as you mention do have the free shuttle bus to take our resident's to and from Royal Holloway and also free parking if you choose to bring a car with you. Hox Park is a great place to live if you’re studying at Royal Holloway. It’s in a convenient location, and the free shuttle bus to campus is a lifesaver. The rooms are modern, spacious, and have everything you need, including plenty of storage and good Wi-Fi. The gym is a nice bonus, and the social and study spaces are great for hanging out or getting work done. The staff are really friendly and always happy to help. Overall, it’s a comfortable and convenient place to stay.

Hox Park located in the upper ground of Egham, offer a quiet space and an environment with fresh air. It is 30 mins away from Royal Holloway University by walking, but they also have free shuttle bus, which takes 10mins to the uni. The Hox Park office has lots of seatings for socialising and studying. There is also a gym with sufficient equipment to work out. The accommodation fees of Hox Park is relatively lower than the other student accommodations in Egham.

Hox Park is an amazing accommodation. Even though it’s expensive you truly pay for what you get. The staff are very accommodating and friendly and if I ever need anything they are quick to reply. The rooms are amazing and very modern. It’s a bit far away from university and a bit isolated. It would be better to add more buses.

It can be a little bit more on the expensive side but with all the amenities, activities and amazing staff, I think its really worth it.

A great place to live unlike other student accommodation it has a homely feel rather than a student accomadation feel. Always have some type of social event so great for socialising with other tenants and friends .

It was a really nice place to live, the gym was always super clean and the room was nice and warm. The bus was properly rubbish though, I don't think it ran on schedule the whole year and timetable meant you would have to be slightly late or super early to all lectures even if it ran on time.

The installations are great but the value for money is not the best for the small size of the premium studios. Staff are understanding and helpful.

Pricey for student accommodation but significantly better than a houseshare. If you like walking, or are okay with hourly buses, then the distance from university isn't too bad. No cleaners so the state of your shared kitchen is entirely up to you and your flatmates, but the other ammenities such as the shared commonspace, gym, and laundromat are always clean. The laundromat is Circuit (unfortunately) so most times the machines are buggy or completely faulty. The en-suites rooms themselves are spacious, with plenty of storage space including underbed, a small-double bed (not full double, bear that in mind), and a shower with a detachable head. The site is often quiet during the days aside from groundkeeping days where a leafblower might wake you lol. Social events are sparse but always free, with freebie tasters of food and drink popping up once in a while too. All in all, it is a wonderful accommodation but considerably out of budget for many.

Overall I have enjoyed staying in this accommodation. All bills are included in the price which is nice. However, I would still say it's on the expensive side.

Generally a pleasurable place to reside. Over priced majorly but appreciate the area is expensive. However, don’t think it’s priced with students in mind. On the surface the rooms are great but the more you look you can see bad paint jobs, stains etc. only one laundry room for entire accom. Biggest issue is no extractor fan in studios!! The condensation soaks the cupboards and it drips into the saucepans you’re cooking with. Also have to cook with the windows open and it is freezing! Heating is also poor.

Living at Hox Park has been a truly great experience. The staff is absolutely excellent and theyre so nice, i adore them all. The rooms are great, theres ampleee storage in an ensuite. The free gym is the absolute cherry on top. The social space is great. And theres always free stuff to get! And if not, we just go and chill there… play games etc. except for the location and the bus not running on scheduke, its an absolute catch.

I’m in my final year at university and wanted a quiet place to live with all inclusive facilities. I have lived in a student house and would say that this has been a much better option. I am really lucky with the people I live with at Hox, they are all very lovely. We have had a lot of issues with constant banging and the smoking area is loud at night. On the most part it is reasonably quiet in the day but is often hard to study. The staff are really lovely, always helping and they try to resolve issues as quickly as possible. It is abit of a walk away from university but I don’t mind that. The parking is good here too. Hox hold social events occasionally like a Christmas party and this is really fun and engaging. Allowing for that sense of community. Overall, it is the nicest student accommodation that I have stayed in. It is not always the quietest but it is a nice place to live.

We also believe we are much better than shared housing; with 24/7 personnel onsite, Maintenance on hand Monday to Friday to assist with any concerns, all inclusive bills and WiFi along with free parking, gym and the shuttle bus there is more on offer. A lovely place to live. Large shared kitchen with sofas and TV. Rooms are cozy and homely with big showers. Hox Haus is the best social space to hangout, study or chill and play games. Plus a free 24hr gym and bus to campus!

Very expensive but feels like an easy option to move into. Room was not as spacious as I was hoping and most of my essentials broke (oven, hob, shower) and took a long time to be fixed. I enjoy the social area although dont find much social activity happening. Room was really dirty when I moved in and took two days to clean myself to an acceptable standard
Hi, I am sorry to hear about the issus you face when checking in. I believe I was not made aware of the lack of cleanliness as we would have come and rectified this for you as soon as possible. Our maintenance team are available Monday to Friday and will always help as quickly as they can too. Normally we get maintenance tickets completed within 24 hours of them being reported as never want to leave our residents waiting. We have social activities most weeks, from events with arts and crafts, games, breakfast and free food all available so please do come down and join us as we love to see people. The internet may not work sometimes and there may be some power cuts. However the room is better than the average uni accommodation. they hold social events for you to get to know you’re other flatmates

Our internet is managed by Glide who can assist with checking and ensuring the internet is working to its full potential and we of course are here to always help too whenever we possibly can. The environment is very nice and quiet, the rooms are clean and comfortable, there is a free shuttle bus to the university and the shuttle bus is basically on time and very convenient.

I chose to stay at Hox Park originally becuase I missed the application for uni halls. Experience at Hox Park is far better than staying at uni accommodations, walls are thicker, the room is more spacey and the wifi is better and quicker as well!

I've stayed at Hox Park for 3 of my 4 years at university and absolutely love it. The reception team and management are absolutely lovely. Any issues are taken care of immediately. The gym is such a great amenity and I love all the events they put on. They're a really supportive and helpful team. It's absolutely worth the money and I would recommend to other students.

It’s a good place to live but a bit far and inconvenient if you cant drive. Also doesn't have many shops nearby. Other than that, it’s well maintained and I love living here.

The gardener comes weekly to ensure beautiful surroundings and gardens tended to, the cleaners are always ensuring the communal spaces are looked after and the whole team takes pride in Hox Park as we also love being here. We do offer car parking at Hox Park as well as the free shuttle bus taking you to and from Campus. A short walk down the road is Englefield Green which has a couple of pubs, restaurants and convenience stores. Further in to Egham you can find everything from supermarkets to a cinema and printing shop! Hox Park is a fantastic place to live! The site is surrounded by beautiful parkland and is only a 20-minute walk from campus. A regular bus service runs every 25 minutes, making the journey onto campus just five minutes (and it's free!). The staff are always so friendly and consistently go above and beyond to help. The bills are inclusive of power, water and internet too! There is a fully kitted gym on site, which is also free for residents. The rooms are arguably the best student accommodation Egham has to provide. The ensuite rooms are spacious, with a double bed, and the studios are exceptionally spacious! The communal area, Hox Hous, has a study space, games area and lots of seating, making it the perfect place to relax off campus, and it is always kept in pristine condition. Hox Park is undoubtedly the best value-for-money student accommodation in Egham. I couldn't possibly say anything bad about it!

One time I was walking through hox and suddenly I got attacked by the love of the community. Thisbyear there is a lack of community but I was attacked by a hyena and hox security didn’t help until I shouted to them help the hyena. They didn’t help the hyena. Long story short there’s a hyena buried under the courtyard that will give prosperity to all students due to black magic. I love Hox Park and the fact that a Hyena got battered and they let me rebook proves why Hox Park is the best accomodation

Extremely nice place to live. However , because it is a student accommodation, a lot of people don’t understand how a nice place like hox park should be treated which is upsetting.

The reception and management team are always happy to help, no matter what problems you face, everyone is so welcoming and friendly, the location is good for travelling to university as their is regular bus links every 30 minutes

What a fantastic place to live! The staff are incredibly friendly and will always go out of their way to help with absolutely anything. The facilities including the free gym, games area and study space are exceptional, and the site itself is beautiful. It's only a 5 minute free bus service to Royal Holloway and a beautiful 20 minute walk to campus. The rooms are spacious, modern and functional, the bathrooms are a great size and the showers are huge! I would recommend Hox Park to anyone and everyone!

The phone signal can be a little tricky in our beautiful, but scenic location, therefore we have installed WiFi routers for every room so hopefully you can use WiFi calling and the internet instead. As you mention, all utility bills are included and we do also offer free carparking and a free shuttle bus service to campus. Within Egham, we are competitively priced compared to the other private student accommodation providers and offer a range of room types. Hox Park is unique in it's location surrounded by beautiful scenery and we even have a playing field our residents can use for sports if they wish. This is my second year living at Hox and I’m so happy with the accommodation that I’ve decided to stay for my third year too. I’ve made really close friends with my flatmates and the large shared kitchen/living space has meant we were able to do Halloween movie nights, Netflix binges, and a Christmas dinner together. The staff are always super friendly and helpful and the recent events they’ve put on in Hox Haus have been great for my mental health. The gym is well stocked and cleaned regularly. Any issues I’ve had with the shower, lights, and sockets have been promptly fixed within 24 hours by maintenance.
Hi! We love having you live with us and I am so glad you are enjoying it too and have booked again for next year. Making friends is what student life is all about and I am overjoyed to hear the plentiful space within the communal kitchens has allowed you to do this. The gym is great; it is open 24/7 and we keep it clean so everyone can safely use the equipment at a time that suits them. Exercise is also great for mental health along with joining our events, which we love to see people at and am delighted you enjoy! Hands down the best place to live in Egham/Englefield Green. The facilities are great, the rooms and kitchens are well decorated and spacious, they look exactly like the pictures. All the rooms have an incredible view as well, either of the courtyard or the nature outside if you prefer more privacy. The gym is well equipped and the common area (Hox Haus) is the best hang out spot. The best part though is probably the staff, extremely supportive and efficient and will resolve all issues promptly. The reception team are super kind and understanding, they host events with free goodies, food, drink and snacks all year round and it’s always a pleasure to speak to them. There is on-site security 24/7 that make the place extremely safe. The maintenance team are also very efficient, all maintenance issues no matter how big or small are resolved within 24 hours free of charge. There is also a tight-knit community of students. It’s most definitely the best environment for students

Far away from the rest of the town so can feel a bit secluded. During covid all facilities like social spaces and gym were closed and there was no reimbursement. Some staff members are nice, others not so much.
Hi there, Unfortunately during times of covid we had to follow government guidelines and close the use of communal spaces however normally the gym is open 24/7 and Hox Haus is open from 8am-11pm every day for studying and relaxing with friends. Hox Park is located just moments from Englefield Green where you can find shops for your essentials as well as restaurants and a pub. We do offer a free shuttle bus to our residents to go to and from campus and this runs regularly every 25 minutes (during term time). The green spaces are gorgeous and although the gym is a little small, there are quiet times in the day when it's empty. It would only take me 20 mins max to walk to uni but the shuttle bus to and from is also handy (although I didn't use it often as I prefer to walk. The staff and security are always lovely whenever you need them and, even with the restrictions this year due to covid, they also put on some restriction friendly goodies around christmas and easter. When I first moved in, the flat had things from the previous tenants in the kitchen and it was clear that the space hadn't been cleaned. But I did move in during the Covid pandemic so I can understand the snags, and things that were broken were quickly replaced with no fuss. Hox Haus is a really lovely study space as well as social space with the pool table and fusball table as well as some cosy nooks for late night studying. The rooms are a great size, I was in Juniper and out kitchen was huge! Can have noisy students though
Hi, We love our green spaces too, they are perfect for walking in and relaxing on sunny days! The free bus is great but as you say, the walk to campus is only 20 minutes too so however you choose to get to campus, you can be sure to be on time. We love to hold events and it was such a shame we couldn't do more during covid but I'm glad you enjoyed the treats we could provide. Hox Haus is beautiful and has lots of space for studying or hanging out with friends. Sorry about your noisy neighbours. Despite not being able to utilise social spaces in Hox Park due to the pandemic, overall, the experience I had in Hox Park was enjoyable. The quality of the accommodation was very high and the staff catered to our needs.

Hox Park is the best accommodation that one can choose in Egham. The rooms are amazing and the communal spaces are spacious and well organised. Moreover, the gym is the perfect addition to the place as you can always go for a quick session there.

At the start of the year I was in a normal flat, but due to Covid I realised it was much beneficial to be in a studio room so that I was staying to myself. The whole Hox team really helped me to have a swift room change which was amazing! They are also always happy to help and smiling! Extremely helpful staff during Covid!

Hox Park is in a beautiful location; we are next to Runnymede National Trust walks, the Air Force memorial, surrounded by trees and green areas and even better, just a short walk or free bus ride to campus! I lived here for 3 years and weighing up everything, my stay at Hox Park was good particularly in the first year when it was brand new. Pros: - Very modern facilities - 24hr gym (precovid) - Great modern decor - Social area in Hox Haus spanning 2 floors where you can either study or play games like chess, jenga, table football, pool, PS4 & Xbox or watch TV - Double bed - Lot's of storage room and space in your room - Friendly staff - Hold free events and free food e.g. Halloween, Easter, Christmas, Chinese New New Year - Free parking - apprx 3 min drive from the top of Windsor Great Park / Deer Park - 2 min away from Kingswood halls - Quiet Cons - No lift in any of the blocks - Fire alarms go off all the time and are super loud - Building works for luxury retirement home still not finished since 2018 (so sometimes annoying when you can hear the builders at 8am in the morning). - Far from campus (20 min walk) and shops - Share the uni bus with Kingswood which comes every 30 min
Hi, Thank you for your review and feedback. Your review of Hox Haus is spot on and we do provide all the entertainment including the pool table and giant chess! We do have parking available and the team are onsite 24/7. I am happy to report that the building works for next door are now complete so no more drilling and banging around, just stunning houses to look at instead. We do not have lifts however upon booking you can choose which level you would like to live on. The ground floor rooms are equipped with privacy blinds to allow in the sun but close out passers by or the top floors give the best views so it is completely up to personal preference. The bus is provided free for our residents and runs back and forth to campus regularly or it's is just a 20 minute walk on those sunnier days. Hox Park is set out in 10 blocks of rooms, all 3 stories high and now with our new website, you can choose which room and which floor you would like to be in, giving more option upon booking. I’ve lived here for 2 years and it’s been very good! The facilities such as the study rooms and gym are well fitted for my needs! The staff are really friendly and the bus to campus is easily accessible! Highly recommend

Great place to live for RHUL students, the flats have nice rooms with a double bed and great communal areas, with a TV.

The staff members are really nice and create a real community there :)) the flat was quite dirty when we all moved in but apart from that its great !
Great facilities. Buildings are only a few years old. Management is great very polite and try to organise some social events. The rent prices are very high and the common kitchens should have been cleaned once a week by the cleaners.
Having lived in Hox Park throughout a pandemic, I can safely say that there are few other places I would rather be in such a time. The staff are all very friendly and accommodating, and the rooms are excellent.
Have lived in Hox Park for two years now and can honestly say is one of the best student accommodations I’ve seen, the internet and on site parking have been a huge benefit as well as the modern and well maintained gym.
All the desk staff are incredibly polite and helpful, which sets the tone for a modern, well-maintained and well located student accommodation, with large, clean rooms and perfect spaces for studying, socialising and exercising.
Overall I have had a very good experience living at Hox park. I love the location, though I do have a car so it may be more difficult for those who don’t as it’s right at the top of the hill. But the free parking is great. The accommodation is great, with lots of great facilities. The only downsides are that there is no phone signal in the buildings so if you want to make a call without WiFi you have to go outside and the management is not great. We have people walking into our flat all the time without warning, don’t know if this is worse being on the ground floor, we had people moving into our flat in January without anyone letting us know in advance, bearing in mind this is all happening during Covid. And I know there have been issues with some of the reception staff. However, if this is stuff that doesn’t bother you, it is a very comfortable and nice place to live and I have enjoyed it!! It’s generally pretty quiet too
Ash studios. Hox is located at the top of the hill with a free bus service to campus and £1 service to Egham station. There are multiple shortcuts and footpaths. 2 around Kingwood, which take you towards Egham or the Uni. The former takes you on a downhill footpath between fields. The scenery is worth being uphill for me and mitigated by the bus service. Any other location from Hox around campus is downhill. The Hox gym is a big plus. The gym membership on campus costs a few extra hundred and considering the gym is integrated smack bang in the middle of Hox, it's worth much more. The reception staff and security are reasonable, kind and receptive. Social spaces are very good apart from studios which have no shared area or kitchen. As a result, the halls are very quiet as all of the extras are within the room. It would've been helpful to have a mop which is my only qualm.
Great value for money. The staff is very welcoming and helpful! The social spaces are great for fun nights with friends and for studying. I especially like the large windows in all of the accommodations in Hox Park. Would definitely recommend!
I love staying at this accommodation, staff are very friendly and make you feel at home. Though the location is off campus, hox park has a private gym facility and social spaces available on site. The rooms are very spacious and well taken care off. The kitchen is well equipped with all necessary catering facilities too.
Hox park has been one of the best things about my Uni experience, its beautiful, fun, well managed and the staff are incredible!
Great social and study spaces. Nice location with a regular bus to campus. Rooms are well thought through with reliable WiFi. Having parking on site is also really useful. Any complaints are dealt with quickly.
Comfortable and nice place but as a business in terms of customer service, not so great.
Though it may be a little out the way, a 20min walk from campus at rhul, the bus service helps students at hox stay connected very well!
Nice place to live. It is worth the price.
