The Boulevard Biography
The Boulevard is only a ten-minute walk away from York City center where you can find plenty of shops, restaurants, bars, and clubs. The accommodation is also just a ten-minute walk to the University of York or a thirty-minute walk to York St Johns.
There’s a great common room to socialise with friends which is kitted out with comfortable seating, games, and a book-sharing station. There is also a lovely garden and outdoor courtyard to enjoy when the weather is nice, perfect for studying and socialising.
This popular student accommodation offers a choice of studios and en-suite rooms. Studios are self-contained with a bedroom, en-suite, and kitchenette, ideal for those who like more space to themselves. The en-suite rooms are in cluster flats, which you can book as a group of friends, where you’ll share the kitchen and living space with flatmates. All rooms are stylishly designed and come furnished with a bed, plenty of storage, and a desk.

What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

The Boulevard is excellent and is not far away at all from some shops for some affordable and easy shopping, that’s student friendly. The is a good sized closet, desk space and chair and a decent sized beds. The kitchen is spacious, but still could have been slightly better designed so that the space was better used by extending the kitchen counters along the room instead of a sofa in the kitchen area. The maintenance team are great and it’s a very safe area to stay in whilst you study inside and out. The doors to your room are easily locked for safety as well! Easy access to buses, as the bus stop is right outside! Plenty of storage space in the rooms for clothes and other items as well as notice boards and a white board in your room. A decently sized shower, toilet and sink and plenty of storage space for toiletries!

I am in my second year of living here now and I have already resigned my tenancy for my third year. My receptionists have been incredible throughout my time living here and I’ve always felt safe, happy and at home. It’s a great community and any issues have always quickly been fixed (shout to to maintenance man Gary). All the staff are genuinely great (big love to April, Jack and Matt), couldn’t recommend more. Defo a great (arguably the best) student site to live at in York.

For York, the prices seem reasonable. But the equipment is a bit old. And there is no air conditioning. This makes me feel disappointed.

Although this accommodation is far from the university of YSJ, there's a bus stop outside which takes you into town which can shorten the walk quite a bit. The staff make us aware of any issues going on in the accommodation and they do they're best to fix them as soon as possible. They're always super kind, helpful and understanding too! If a problem can't be fixed straight away (due to the nature of the issue) then they are very good at communicating that with us and offering a way around the issue for the time being. It feels like the staff here understand how difficult and expensive the student life can be, and they do everything they can to help us out. Game nights, movie nights, dressing up on holidays...they do a lot to cheer us up and it makes the accommodation feel a lot more lively!

Overall, it gave me a good living experience, and the staff is very friendly. However, there is a big problem with the ventilation in the kitchen. The windows can only be opened a narrow slit. When three or four people are cooking together, the kitchen will be very hot, and the smell of oily smoke is very strong (when the range hood is turned on)

1. Website says there’s a gym, but there isn’t 2. Everything’s broken in the kitchen, fridge door is detached, sink is leaking water everywhere, microwave barely works, and it takes a month for them to fix the sink 3. No free kitchen cleaning service, terrible in comparison to on campus accommodation which provides cleaning service every week

Great environment to live in, events to sink your teeth into especially the Halloween decorations competition and spa day. Despite having issues with fellow flat mate all the team is very useful in meditation providing solutions to the problems at hand. Kudos to James, Grace and Peter for been legends and always having time to have a pot of tea and talk to students if they are down.

Lots of mould and rotten corners in the bathrooms, typically not as clean as in the pictures. Was told the black mould was just the silicone wearing aware so I had to go out of my way to fix it myself. Really needs a good lick of paint. Too expensive for what it is in comparison to the Coal Yard or The Brickworks. However the staff are friendly.

Overall the staff are welcoming and are there if needed. 6 washers and dryers are expected to be enough for 360+ rooms with some of these rooms being dual occupied. Common room is small so social space and facilities are very limited. If any issues arise expect a long wait as somethings don’t get sorted. However other than some minor and some larger issues that could easily be resolved especially after having to take out a large mortgage to live here it is a nice accommodation especially if you make good friends to have a laugh with. Ps be exited to make new room mates with the silver fish that are impossible to get rid of.

In general the boulevard is a lovely student accommodation where staff make you feel welcome and are happy to help. However, some issues have taken a while to be resolved and some issues are still on the list after being pointed out numerous times. Whilst there is a common room for social space, one common room for 5 blocks isn't enough. The amount of washers and dryers is also not enough. There are 6 washers and dryers in total for the who accommodation so it can be a fight to get one. Overall The Boulevard is a really nice accommodation - if you can afford it! - with welcoming and friendly staff, it just feels like there's a few bumps that could make it even better here.

Very nice accommodation, its a bit further from YSJ uni than most accomms but the rooms are really nice and the maintenance is really good

The Boulevard has the kindest staff that will always help you whenever you need anything, whether it’s getting rid of a spider or unclogging a sink. York generally is expensive and the boulevard is about average price wise for York - compared to other cities it is extremely expensive though. The social spaces could be better, there is one small common room with very little to offer compared to other student roost sites. The garden spaces are nice, and there are plenty of bike sheds for storage. The rooms are nice enough, concerns and issues tend to be solved in a reasonable amount of time.

Whilst I don’t feel that it was worth the high price I paid for my stay, it is still a great place to live as it is in very close proximity to the university making it easy to get to. The staff in reception were always very friendly and lovely, it was always great to chat to everyone there. My only major fault was that when I first moved in my kitchen was left filthy by previous tenants and none of this was cleared before I moved in so this was something I had to clean myself (which I shouldn’t have had to as it wasn’t my mess to clear). Other than that, it was a great place to live in for the last year.

I often visited my girlfriend here in York, the location is brilliant, very close to shops, the town center and University all within walking distance. Over 2 years I never experienced any problems and the staff were always kind and helpful putting on unique events for students. They also take extra care of the students staying here as they put in extra care to take care of my girlfriend when she was experiencing a difficult time. Thank you Boulevard.

I've lived here for 2 years. It's in a good location, close and walkable to University of York as well as city centre. The price is also cheap considering the price level in York city. I specifically want to thank the staff there with their excellent customer services. During my difficult time, the staff there always supported me and helped me. They were genuinely like friends or family to me. The manager Harriet was the best team leader that any place could ever have, I've talked to her and asked for advice when I had my future accommodation issues in another city. Even though it wasn't her job to deal with, she patiently listened to me and tried her best to help me. I'm very grateful for her and can never thank her enough. Another staff Alex is a really approachable, friendly and considerate person who always has a nice smile on her face. She would listen to me and comfort me whenever I had any bad time, which is just like a good friend. I really can't recommend this place more.

After having lived at The Boulevard for over 2 years, it remains to be a fantastic accommodation. It's close to the city centre and the university and is also near several food shops. The staff are very friendly and regularly provide outstanding service. I highly recommend this place if you are looking for a good place at a decent price and location

The boulevard is in a great location if you're a York University student. Only 10 minute walk to the main campus, and 15 minute walk into the city centre. Rent is very expensive, and overpriced for the size of the rooms. However the staff are very friendly, and are available 24/7 for any issues.

The Boulevard has been the best Halls I have lived in, in my 4 year Univeristy experience in York. The studio flats are really nice and spacious. It was clean upon arrival and some extras are provided (e.g. kettle, toaster, iron) which I have previously had to provide myself. The staff here are lovely! They are very friendly and approachable and will go out of their way to help with whatever you need. They make an effort to get to know you as an individual. The over all space is nice, with an outside courtyard with seating. The site is wheelchair accessible. The disabled access studios have everything you could need. Plenty of grab rails in the bathroom, and emergency pull cords in the bathroom and one by the bed. The work top has been lowered so cooking on the hob is easy from a seated position! Highly recommend, would stay again if I had another year of Uni left.
The Boulevard is just a 10 minute walk to my university department on Campus West, so is really convenient for me. The staff have always been cheerful and helpful whenever I have needed anything and they contribute greatly to the friendly atmosphere here. The Boulevard is well maintained and the maintenance staff are always quick to resolve any issues that do arise. The social spaces are kept clean and tidy, however residents are responsible for cleaning shared kitchens (so pray for tidy flatmates). As Covid 19 is doing it's worst at the moment, the social spaces are closed off and I have rated the social experience based on the enthusiasm of the staff and their efforts to engage residents in fun, socially distanced activities. I would recommend a stay at The Boulevard and intend to return here myself after my year abroad.
Pros: Location convenient for uni campus as well as city centre, large rooms (some bigger than others, you have to get lucky), nice bathrooms, nice common room, large kitchen/living room in flats, plenty of wardrobe space, large desks, pleasant modern decor, prompt maintenance team. Cons: Windows incredibly dirty and never cleaned, very very loud if you face the street, pretty expensive (but they all are), only one small common room in the whole complex, staff often very unfriendly and ignore emails more often than not, outside rubbish bins overflow every week leaving heaps of rubbish everywhere, laundry very expensive and unreliable. I'm seeing a lot about weekly breakfasts... that was not a thing this year!
Have lived here for 3 years now, the staff are very friendly and easy to talk to. My room is super spacious and the space has a relaxed and calming feel. The reception and the newly refurbished common room are great places to both chill out and do uni work in and I would highly recommend living here!

The Boulevard is the best student accommodation in York. It's the close to the University, the staff is absolutely amazing, fun, caring and professional! They organise loads of social events which are great and brings residents together. I lived here for 3 years and it was the best time at uni!
My experience at the Boulevard has been fruitful and fun. I've met lovely people here, the staff are soooo nice. Room was great. My only qualm is that they no longer have the breakfast booth on a morning.
Bit expensive. Socially a bit excluded in studios. Given what we pay having to pay more for WiFi was irritating but the service was v good

Reception staff are incredibly friendly and good to chat to. Nice to have a well secured complex. Building is modern and well kept. Rooms have ample storage space. A little peeve is the ensuit have quite a narrow passage into it due to the toilet obstructing some of it.
Great location, really close to the university and easy to get in to town, all the staff are nice and always eager to help.
The Boulevard. A student accommodation with all the comforts of home in a convenient location. A lovely friendly team who are always welcoming, ready to help and have a laugh. Mintues away from shops take aways pharmacy and most importantly bars.... And uni. Excellent public transport right outside. Nice modern rooms and kitchens.
Excellent location 15 minutes away from uni and about 20 minutes from the town centre. Staff are very friendly and are quick to solve any issues with rooms! Social events are frequent, including Super Bowl, Game of Thrones and movie viewings occasionally and breakfast sandwiches offered each week. Overall I'm very happy with my stay here, I live in a silver studio with my girlfriend which is spacious, bright and well equipped, if a little pricey.
