I think it’s pretty much very good value for money, maybe a little bit too much, but for the facilities it makes up for it. The staff are super friendly and the place has a lovely feel, I really like living here and the location as well is so perfect !!

When wanting to unwind after a long day, you can hang out in the cinema, games room, living room or outside area. There is also a study room and gym available for you to use. What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

The location is amazing (really close to town and Foss Island/Lidl)) and front desk staff are great, always ready to help and really friendly. Maintenance team are so poor, will take so long to come and fix an issue and often will have to come multiple times where they haven’t fixed it properly. It feels like there’s always minor issues and there’s not point calling maintenance because it’s such a hassle and won’t get fixed. The cleaning over the summer wasn’t the best, and was quite dirty when I moved in. Kitchen storage space in the shared townhouses is awful, there’s not even enough cupboards for two per person, and some of the cupboards are tiny. The social spaces are really great and are good for having people over. Overall, despite the location and facilities, not nearly worth the money compared to other places you could get in York.

Staff are always really helpful, but as with most properties in York it is really expensive. The only regular issue is internet, but otherwise the property is really well maintained and maintenance are always super quick to help with any issues.

Good place to be, there are some issues but it's mostly with flatmates

My experience has been great so far however there are some points which could be improved upon. Social space could be better and some seats such as single couches, chairs and barstools could be replaced for other amenities as they are rarely occupied. Study space could be set up to be more comfortable. More desks and lamps in the study room for example facing the walls so more people can occupy it. The cleaning and property management are great. However, access to external cleaning services which the property management could provide would make the place a lot better. Lastly the property is not entirely wheelchair friendly and this could be worked on.

Staff are incredible, no complaints on that end friendly and make an effort and willing to help. Great location, close to plenty of food, shops and amenities, not far from either university or train station. Its quite expensive looking at nearly 12k a year, but thats the state of student housing. Wifi is atrocious however, blocks certain apps for no reason and it goes down regularly, not necessarily the accomodations fault but Glide are awful.

I love living in Percy’s place. My studio is spacious and very modern and nice. The management team is very helpful day to day and was of great assistance when I moved in. The location is genuinely amazing, couldn’t ask for better as it is within the city walls next to a street full of independent businesses and close to the centre.
I find Percy's Place in York to be comfortable and well located. I consider it to be money well spent!
