I would highly recommend abode, especially for first year students. The location is great, being so close to the University and a 5 minute walk away from the shops. The facilities are great, the social areas and gym/games room are perfect for getting out of the flat without having to actually go anywhere. Abode Biography
Abode is an excellent student accommodation choice for any York University student. It is within walking distance from both York St John University and the University of York. It’s also located just off Walmgate which boasts an array of independent bars and restaurants within the city walls. You’ll find everything you need within walking distance!

I am so sorry that there was no reply to this. There are no TV's in the studios, you can of course bring your own. We provide TV's in the shared kitchens but not the studios.

Is there any difference between the flats/rooms in Pullman House and Grays Wharf?

There is very little difference between the 2 buildings, when the refurbishment was completed - it was all done to the same spec in each building. The only real difference is the bathrooms, the ensuite bathrooms in Pullman House have a shower curtain for the shower and the ones in Grays Wharf have a shower screen (it doesn't make a lot of difference other than you have more to clean in Grays as you have a shower screen). Hi there, you can walk to it from here but it's around 40 mins walk. There is a bus which you could get you there (the Super 13) from Peasholme Green (which is about 3 minutes walk from here). Hope this helps.

Hi there, the laundry is not included, it is run by a company called circuit (if you google Circuit Laundry it will come up with who manages it). There is a charge per wash and per dry. You will find that most university halls and privately managed halls use Circuit so will be similar elsewhere too. Hope this helps.

All the Answers You Need About Student Accommodation
What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

Good location, lot of thought has been put into the communal spaces though it be nicer if they were open a bit later than 10 pm even if this would just be on the weekends
Thank you for the review, great that the location and common areas work for you, we try to put extra activities in there so that you've got a range of things to do :-) In regards to the time it closes, it was decided that by doing this there would be less noise complaints from residents in that building where the common room is and it also means that it is kept as nice as it is, if we had people in there all night I have a feeling it wouldn't look as good as it does for you all. Of course the main reason it looks so nice is down to our lovely housekeepers (Michelle and Jo) who look after it and clean it every day. Saying this, let me have a think about how this could work if we were to do something as you suggest on a weekend, the reaosn I say let me have a think as we have to think about logistics with security checks and other such things. Abode is an amazing place to live and I would really recommend it to any new to university people. Although it isn’t cheap to live here the staff are friendly and I couldn’t have asked for a better experience!

Abode is a good place to live - it is very expensive for what it is. If you have the money then the amenities you get with this accommodation is probably worth it. There is a gym and many social areas, however there are definitely cheaper places to live in york with an equally good location. The wifi for me personally was a bit temperamental at times. Furthermore, the fire alarm goes off all the time at any time of night or day which is really disrupting.

Sorry to hear about the wifi, if you are having an issue please do log it with Glide who is the provider, you can go on to their website and go on their chat box or send them an email, come and ask in reception if you're unsure. I am trying to guess which building you are in if you're saying that the fire alarm goes off a lot, we've been fairly fortunate with alarms this year - it really does depend on students and what they are doing as to whether it goes off. I'm sure you can understand that we have to have the smoke alarm system in place for safety purposes and to adhere to health and safety regulations for this type of buidling. When it does go off more than usual, we look to see if there is a pattern to it, whether it be going off for the same reason or if it's the same individual and then we review and speak to the people involved. You've probably seen an email about hints and tips to keep safe and what to do to avoid it going off as a false alarm. Hope this helps, happy to discuss further if you would like to. I would say that the accommodation is nice, it’s quite expensive but then again it’s in York and many places are expensive. Some rooms are bigger than others but r the same price which can seem a bit unfair. Delivery collection is only between 4-5 which can be tricky for students as lessons may be on that time. But the staff are nice and helpful. It feels safe living here because there’s a gate with a lock on, the accomodation has its own area so no one else can get in easily. Overall it’s a safe accomodation to live in and if u have good flatmates the experience is even better :)

I'm not too sure what you mean about the rooms being bigger but the same price as the larger rooms are more expensive, the only thing I can think is that some of our rooms are taken by YSJ for their 1st year students and if they are assigned a room through YSJ, they pay a lesser rate and YSJ subsidise that by paying the rest - please do come and talk to me about this if you would like to discuss further as I'll happily look into this with you and explain. Parcels are all logged so that we can ensure they don't go missing and then stored in a locked room for safety which is why we do parcels between a certain time slot, again we are open to other suggestions, we have tried previously to do a morning slot too but no-one came during that time, you can let us know someone will be picking up on your behalf and we will give your parcel to them if that helps :-) Great that you feel safe living here, that's really important to us that you feel safe where you live as it's the first time most students have not been in the safety of their own homes, so coming to uni can be daunting, feeling safe and feeling that the team are helpful is really good to hear. A solid choice of accomodation - living spaces are good with large beds and well equipped kitchen. Location is absolutely excellent with the centre and Foss Islands Retail Park on your doorstep. Heating is without fault and works well. Social spaces are great in theory with access to various board games and free pool table, however accomodation managed social events are scarce despite it being ideal for them. Wetroom is rather small and cramped for what is advertised as an ensuite bathroom, but works okay. Gym works well for cardio, however serious lifters will struggle as dumbells max out at 10kg, the only real option being cables. This can be overcome however as there is a huge GymGroup across the road that offers 9 month student memberships, going for around ~£18 a month. YSJ is a 15 min walk, 5 min bike ride away. Doing your washing only costs around a tenner everytime. Would recommend to most first years for the location alone.

Great that you mention the size of the bedrooms and our location as that really is a bonus for this site, you have everything you need within walking distance. In regards to the social spaces and events, we do put a lot of events on but we usually get the same people coming to them which is nice for us as we get to know people better who attend but we have put out a few times on social media to ask for event ideas that you want to see happening - please do reach out to us if there is anything in particular you'd like to see us host on site, we are always open to suggestion. Completley understand tha the more serious gym goer would want more facilities and as you say there are plenty of Gyms near by that cater for that, the gym on site is great for anyone wanting to do some cardio training without having to pay anything extra to do so. I have enjoyed living in abode, however I don’t think it’s worth the price personally. It’s a nice place to live but if you go to the university of York, it is quite far by walk but there is a bus stop that is very close. I have a deluxe en-suite and it’s very spaciousness but outdated. The shower is tiny and I’m always bumping the walls when I’m in it, which is a shame because the bathroom is fairly sized but again very outdated. It’s also very hot in the accommodation and it will take a few weeks to get used to. As expected from an accommodation the walls are very thin, so if you will hear everything. This includes next to you, above you and below you. The staff are mostly helpful and nice. One thing I really appreciate is how safe it is with it being gated.
Thank you for taking the time to do this. I completely understand that you would feel that the price is high to stay here, unfortunately York is on the high side for accommodation, however we are competitive with the market in like for like accommodation (private student halls in the area). The location as you say isn't next to Uni of York, a lot of students who come here like the fact that it is so close to the city centre and in the middle of the two universities which lends itself to having a good mix of students from both. I don't know if you walk or get the bus but as you may know the bus stop is less than 2 minutes walk from site which is convenient for Uni of York students. The deluxe rooms really are spacious, it's a shame about the shower as it sound like you're in one of the rooms with a larger bathroom but a standard shower cubicle, the larger bathroom layouts are different in different rooms but the shower itself is standard. It really does get warm in the corridors due to the water tanks so that we can ensure you all have hot water, it's different in each buidling but hopefully it makes it bareable in the winter with it being warmer and hopefully once you're in your actual flat the temperature is comfortable, if not please do come and see me and we can look at options. With it being student accommodation, we can never guarantee who is going to be next to you or above you and some (as you'll see on here) comment on how quiet it is but I guess it just depends on the people. We do try and help/intervene if the noise becomes constant and uncomfortable for others which hopefully you will have seen while being here. That's really good news that you feel safe on site as that's a major factor in people chosing accommodation and especially in student accommodation. The abode is amazing location wise and fits all my needs while I am a student in york, the blocks and facilities are always very clean and the staff work very hard to ensure efficiency. I have rebooked next year for my final year of my degree.

An excellent location within the historical walls of York, Abode is a brilliant choice for students who don't want to sacrifice comfort for getting the student experience. The common room is great for studying in, the gym perfect for getting your steps in and the flats themselves are a good size and mine has a nice view of the canal.

Really good, just unaffordable for an average student without financial help from parents. Staff are very friendly and helpful and the facilities are nice, I’m just barely getting by with the high costs.

I stay at abode and overall, it is a great experience. The facilities were well-maintained, and the staff was friendly and helpful. My room was spacious and comfortable, which made studying much easier. The location was ideal, with easy access to public transport and nearby shops. I would recommend abode for students looking for a convenient and supportive living environment.

I have lived in Abode for two years and I would live there again next year, there are many options for socialising for example the common room and the games room, they offer a lot of opportunities such as at Halloween carving pumpkins and Christmas watching movies, I Have meet many of my friends this way, I also feel very safe here. The staff are so lovely and have been very helpful throughout the two years as I have created valued bonds

The accommodations are nicer than I thought they would be. I’m fairly comfortable, although sometimes the courtyard is too loud when people return home at 2 in the morning. The staff at Abode try to stay on top of noise complaints though, which is good.

The bedroom is a nice size. I only wish the kitchen had a shared toaster and kettle, as well as more than just 1 bin for recycling, and general waste.
Thank you for taking the time to do this review, the bedrooms are a decent size so glad you've picked up on this :-) We advise prior to checking in that we don't provide a kettle and toaster and suggest that you wait til move in to get them so that the flat can all chip in together to get ones of their choice (so that you don't end up with 5 per kitchen). In regards to the bins, you should have one general waste bin and a separate recycling bin (if you don't, please come to reception and we'll get one for you). There is only one of each to encourange students to take out the rubbish/recylcing regularly so as not to create smells and attract flies (hopefully this works!). Abode is great to be fair; the staff here do plenty of events and things to help students, free pottery painting/workshops and free food/drink. They really care about the students and remember names and stuff and it’s really lovely. It’s not the most accessible accom but is okay enough :)

I like the location for abode as it is based in the middle and has all the supermarkets around. Another plus is that it is around the bus stop which is amazing. I would say I wish the gym was a little bit more private as it has glass windows which makes it slightly awkward when working out. Overall, for York rent pricing, it is reasonable place to live.

Amazing place to live, been here for 2 years and next year for my third. the staff are always lovely to talk to the activities are always fun and plenty of prizes to win throughout the year.

A apart of my university life it was a big decision to decide to leave home. I’m suffered with mental health issues for a long time now and moving to abode was a major step as I was originally going to commute to university. Abode was the best decision for me, the staff here are wonderful they learn your names always say hello ask how you are. Given my circumstances of anxiety I booked a studio. The studio is perfect and spacious and calls for a variety of opportunities. Abode hosts competitions film and game nights in the common room. Parcels are always kept safe and with the Kliq app you are notified and checked up on. It’s a safe area with excellent security, though it can get noisy people eventually quieten down given the curfew for noise set in stone. I really love my accommodation the appliances are excellent and well kept, my studio truly feels like home and is only a short walk from university

The Abode staff are so friendly and welcoming and you know that you can go to them for anything. The place itself is always clean and you always feel safe when you’re there. There are always events going on which help you connect with other students. There are also so many freebies in reception!!

I’ve recommended Abode homes for students to multiple people as it is one of the best student accommodations in York. The amount of activities and facilities is amazing. It has its own on-site gym a games room and a common room for socialising without Abode help and social media influence. I would not have met all the amazing people that live in accommodation with me there’s so many social events that we can all meet up with each other. It’s perfect if you’re a fresher new to Uni and looking to make friends, or looking for a VIP place to stay.

Abode is a lovely accommodation, the staff are so friendly and helpful, maintenance are wonderful and fix any reported problem within a few days which is fantastic, the housekeepers do a great job of cleaning comunal areas. The staff here also host events for example a craft workshop which is so much more than I would expect for an accommodation. I have settled in well and it how feels like home, I would recommend this accommodation to everyone.

overall, the facilities are good. My room is spacious, which I really appreciate, but the bathroom is quite small in comparison. The kitchen is decent and functional, and it's nice to have a lift, which makes moving around more convenient. There are also plenty of washing machines, so I've never had to wait, which is great. The common room is a standout, it's large, well-equipped with books and games, and the gym is a nice bonus. Overall, while there are a few small areas for improvement, the facilities are generally satisfactory.

I have loved the time I have spent in Abode so far! I love having the space and freedom for myself, but the activities and common room also make great opportunities to socialise. The team are very welcoming and lovely and I never feel anxious to communicate if I have an issue. The location is also great for getting to university and essential shops which has been amazing for me.

Fantastic accommodation, I’ve stayed here for the last 3 years of my 4 year degree with zero complaints. It boasts the best price and location in York for a flat style student accommodation. All of the staff are lovely and maintanence is always super speedy thanks to Lee, brilliant place and great value for money defo recommend 😊

Honestly the best student accommodation, great for money, always providing free things at reception like McDonald’s breakfasts and cupcakes for themed days. All of the staff are amazing, welcoming and like a second home I wouldn’t have made it through my first year without them and their help. The accomodation is city centred and close to everything. Amazing for a first year student looking for a social scene and friends. Always warm and the rooms are spacious. The common room has a pool table board games etc and the gym is amazing for a quick work out if needed. Honestly the best place I could’ve chosen and I would definitely choose again. Abode is amazing. They have many social events that help to relax when preparing for stressful exams. All staff are kind and friendly which emanate an caring vibe for all the students staying onsite.

I’m in my fourth year at uni and I stayed here for my first and final year. The team at ABODE are amazing, always so helpful, friendly and always willing to have a chat. Remembered me by name from first year whenever we bumped into each other. It’s in a great location that’s 5/10 min walk from a variety of shops (as someone that’s lived a 30 min walk away, it’s a life saver!) and not too far from town or multiple bus routes. Clean and spacious rooms, it is slightly on the expensive side but that’s York and compared to the other en-suite private options around it’s a lot better value! They host great events throughout the year and have lots of freebies to get your hands on! Theres some lovely social spaces including a space to study, games room and a small gym (really wish I’d used this more!) as well as laundry (this circuit laundry and is kind of costly but nothing ABODE can do sadly!) Honestly couldn’t have been a better place to stay for my final year and I’ll be sad when I leave!

Abode is a beautiful accommodation site! The staff are all lovely and will always have a chat in passing. The location of it is just perfect! Shops are over the road, town is just a few minutes walk away, 10 mins from YSJ and the city walls surround it. The rooms are very spacious with good storage space, just like the kitchens. Happy to say I’m staying here next year too!

Have been at abode for 2 years now almost and I love it! Feels like home and chats with the staff are always welcoming and lovely. Cleaners are also so lovely, always makes my day speaking to them. Prices are a lot for a student however with cost of living, everything has gone up in price not just student accommodation. Overall, I do love it here and am excited to be here for my third year too!

Abode is a good accommodation, they do many events that are fun to attend and the staff are really welcoming and happy to help whenever you have any queries and are there every weekday which is helpful. The room is a good size and kitchen/living space is spacious too.

Awful. I took over another student's contract and the room was okay but the bathroom and kitchen were filthy. I can't get internet here - you're expected to use something called Glide (one star App Store rating). It won't let me connect, so I'm having to pay for a dongle. WOULD NOT RECOMMEND.
I'm sorry you feel like this after just moving in, it's certainly not our intention. It is always more difficult moving in such a long time after the start of the academic year when the other students move in, as the flats have then been lived in for a long period of time so are not in the same state as they are in September and not only that but it's harder as not as many students are around to discuss flat issues like the kitchen or anything else that would be discussed in the first few weeks of everyone moving in together. Prior to the new academic year all the flats (bedroom, bathroom and kitchen) are cleaned by contract cleaners and after that it is the students resposibility to keep their flats clean. We do 3 checks throughout the year where issues would be picked up and we would ask for any issues to be rectified. Our housekeepers keep on top of the communal areas including the common room and gym but they don't enter the flats unless we have told you prior (for example to disinfect the shower heads as part of the water risk assessment). When we have tenancy take overs we let the tenant know that it is their responsibility to clean and clear their room and the kitchen so that it is comfortable for the new tenant moving in, I checked both the kitchen and the bedroom when the student moved out to ensure that it had been cleared of all their belongings, which they had done and they had also cleaned - they did not manage to do everything they wanted to as they thought they had more time but we asked for the keys back earlier than expected so that you could move in as requested. I went up to the flat the week prior to check it before you moving in and it was not acceptable (I have the photos if you would like to see how much work has been done prior to you moving in) so I asked for it to be cleared and cleaned which was done the Friday before you moved in. In regards to the internet, as you've noted the provider is Glide and if there are issues in logging your account with them it does need to be the provider that you get in touch with. For ease their number is: 0333 123 0115. We are unable to log this for you as it is not a site wide issue, they always ask for it to be the specific student to log any issues so that they can resolve it with you. I do have a spare ethernet cable in reception if you would like to try the hard wire connection, each room has an ethernet port so that you have the option of a wired connection. If you would like to speak to me in person, reception is open until 5:30pm so please do come and see me when you are able, I know this may not be possible so if not you can email or phone on: abode@wearehomesforstudents.com or 01904 501655. Hopefully you will be able to connect to the internet once you have spoken to Glide but if once you have logged it with them and you are still struggling I will escalate this for you with their Account Manager. I would just need some details of how you have contacted them and whether you have an incident number I can give them. I've had a really good experience living in Abode two years ago and now again. Honestly although the price is kinda high, you would not find this kind of accommodation cheaper. Good location, best facilities and the kindest staff members.

Overall, it’s a good place for a first year, being in the centre it js easy to get everywhere and explore. The staff are lovely and maintenance issues are fixed quickly. The only downside is the wifi is regularly interrupted or just doesn’t work and it is very expensive. Sometimes not covered by student loan

In terms of the cost of the accommodation, York as an area is one of the higher costing cities which I know is hard for students as the student loan doesn't reflect that. Abode is very good for private student accommodation for the price you pay and the cleaner often clean the social spaces to a good standard as well as abode being in a very good location for jobs and the social life.

currently in my third year of living in abode because I am just such a fan. The property is situated in the very centre of York, the rooms are large with fabulous windows. Of which, each year they’ve backed on the neighbouring canal which is particularly wonderful when the swans & ducks frequent it! Marvellous place, with a marvellous set of staff manning the reception, maintenance and cleaning departments. Nothing but good things to say about my room, the free gym & common and games rooms!

Abode is just right for students. It’s not far from the university and the city center. Just within walking-distance. There’re several activities available for us for free on almost every occasions. Sometimes, it’s just a pop-up one (eg. painting pottery and Monday milkshakes). Staffs are kind and very helpful, too.

I love the spacious character of Abode. The room space here is actually larger than other student accommodations in york. Also, it's a value choice. The staff here are pretty nice and helpful. The best thing here is support team's response is very fast.

Living here isn’t like any student accommodation, it’s different. The tenants are reasonable and You’ve got staff such as Joy & Annabelle that have gone the extra mile to make sure we are comfortable and safe since Day 1. Ceiling and the ground of the bathroom are unclean when I moved in. The power of the stove in the kitchen is quite weak which makes cooking inefficient

Abode is clean, friendly and the office staff are always there to help. i loved my room as there is a big cork board you can pin stuff to on each wall, this makes it very easy to decorate and make your own. there is a local cat who passes by a lot and is friendly, i have not seen many spiders at all since ive been here :) there is some grassy spots and social areas, with a gym and occasional events to meet people in the accom. u really can’t get much better, considering the location right next to shops and amenities. i wish the laundry machines were a little cleaner, also this laundry app never works on my phone :(. some kitchens are updated and some aren’t, so it’s potluck as to whether you’re kitchen is renewed/modern. i had an amazing social experience here and found it was the best value for money at the time i booked. BUT the prices have had a significant rise this year inline with all the other york accoms which are overpriced. understandable, but kinda sad. it was a bargain

Great that you've given lots of details for others who are looking at Abode as a potential place to live and good to hear that you haven't had to contend with spiders, haha! That's a shame about the laundry rooms as they are cleaned every day by the housekeepers (well every week day) but I think what we'll do to try and brighten it up a bit in there is give it a refresh by painting it and also getting some notice boards in there to tidy the walls up of notices. Weird that your app doesn't work, I'd contact Circuit and let them know or you can buy a card for next year instead of using the app, there is a machine in Laundry Room A where you can by a card and next to it a top up machine to add finds to the card (hope that helps). In regards to the refurbished kitchens, it depends what room type you pay for as to which kitchen you have, for example; all standard en-suite rooms have a non-refurb kitchen and all Classic Ensuite Plus rooms have a refurbished kitchen. As you mention, the prices have gone up and like you say in line with other accommodation in the area - the best time to book to beat the increases, is as soon as they are released for the following year (usually mid-November), especially if you're a rebooker. Poor experience. The location is one of the only good points. Very overpriced for what you get, my room was not cleaned properly before I moved in, we had a silverfish infestation in our flat that wasn’t dealt with until we literally begged the uninterested staff to call pest control, tiny bathrooms, old beds, wifi constantly didn’t work, the corridors were dirty and always smelt bad. We also had constant visitors in our rooms, checking things all the time which was quite annoying (landlords, office staff, inspections), this was really frequent. Overall, wouldn’t recommend, coal yard, st. john central and brickworks are 100 times better.
I am really sorry to hear that you didn't enjoy your experience at Abode. Happy to address the issues you have raised: I can assure you that the rooms are cleaned prior to you moving in by contract cleaners, this is done over the summer period as and when students move out, up until move in again in September. While you live in the rooms we don't clean your corridor in your flat that is down to the people in the flat to do so, however the inhouse cleaning team do ensure that the common corridors and staircases are cleaned. In regards to people entering your flat, I'm sorry if this comes across as annoying, we do ensure that people are told when inspections are being done and also we need to ensure that we are adhering to certain risk assessments, for example cleaning shower heads and water temperature checks as part of the water risk assessment. We also have a system where students can log any maintenance issues which are done in a certain time frame so someone in your flat may have done this and then the maintenance staff will have entered to fix any issues. I know that your flat had an issue with silverfish, and as you know pest control attended to treat the whole flat and surrounding corridors to try and resolve this, our maintenance team also got involved in this for treatment and surrounding flats were given details of what they needed to do to try and help the situation. In regards to the rooms themselves, your flat is being fully refurbished over the summer as part of the ongoing programme here at Abode to improve the accommodation so your room has now been refurbished and bed replaced, I know you will not see this but just so you know that the rooms don't just stay as they are forever - investment is put into the site to continually improve it. I was unaware of the wifi issues, we don't get complaints about the wifif so I'm unsure as to what has happened here, Glide who look after the internet always let us know if they have maintenance to completed on the line and they let us know how long it will be down for (usually less than 15 minutes and they usually do this in the middle of the night for less disruption - this is communicated out to all the students on site so that they are aware). I'm sorry that this affected your stay here at Abode, we do our best to try and make sure that everyone has a comfortable and safe stay while here, so it's a shame that this didn't come across to you. Spent my 1st year at uni in Abode and I can’t said I’d exactly recommend the place. Firstly, the day I moved I noticed the overall uncleanliness of my room and the overpowering smell of nicotine that I was met with as I entered. There was cobwebs and dust in most places and the carpet was ridiculously dirty. I had to use my own carpet cleaner 3 times to somewhat improve it, however it still did not come up clean. This made me think were the rooms actually cleaned before I moved in? The worst part of my experience started a couple months in when me and a flatmate noticed silverfish in the kitchen one evening. Then to find they were everywhere! We complained numerous times and we’re called rude for requesting pest control as they were found in our rooms and bathrooms. The reception staff were far from helpful. The problem continued throughout the year and nothing was done to stop it.My experience here wasn’t great overral.There is much better and cleaner accommodations for much cheaper!

Very good location towards the city center. The room (studio) is spacious and cosy; the shower is a bit small, though it works well for a petite person like myself. There’s plenty spaces for laundry which I like.

It is a studio that I rent. The place is just right for me to take it as a home office. I can do exercise at home when the weather is not right and outdoor exercise is impossible. And the stuff are all so friendly and so handy at help. They have helped with my parcels, my broken lights, my broken heater and the blocked basin. And each time when I pass by the glass office, they always smile at me and say hello. That gives me a sense of belonging and matters a lot for an international student who is normally in isolation. I hadn't tried the bar-like common room, the gym and the Friday afternoon tea event too much. but even so, the very nice and gentle stuff still left a bunch of strawberry yogurt to me. I love Abode. It's been my third year here now!

I’ve been living here for a few months now and I couldn’t be happier with my experience at Abode. The location of the site is perfect for going into town and food shopping, and is great for getting to lectures, being only a 20 minute walk from the University of York. My room is very spacious with an ensuite and the kitchen is a great place to socialise, with sofas and a telly. There’s also a gym/games room and common room onsite included in the rent, making it great value for money! Without doubt the best part of living at Abode is the team who work here. They’re all just genuinely lovely people who have gone out of their way to make me feel welcome and sort out any problems. I love popping into reception for a chat with them! They also regularly host social events, such as coffee mornings and film nights which are a great way to meet other people outside of your flat. If you’re considering studying in York I would highly recommend living at Abode.

I have loved living at this accommodation for the past couple of months, I like having access to the common room until 10pm so I can go play pool and distress about uni work. My favourite part of the accommodation is the receptionist they’re amazing and always available to talk about anything and they are good to have a good laugh with or just to chat about any concerns you may have, couldn’t ask for a better group of people!!

Great location, compared to other private accommodation, has the best price and good size rooms. These are the most critical factors from my view. However, there was no significant social experience last year, but considering Covid, it's understandable. Also, expect time-to-time fire alarms; it even happens during 2~3 am, and it takes time to get off

The staff is really lovely. Really put an effort into organising events and activities for students, especially during Covid. Good value for money, great location right next to the city centre.

Really friendly staff, Joy, Lee, Julie and Anabel They’re lovely and it is like a little family managing the accommodation. Decent Size rooms and really good location, 1 minute to the nearest supermarket

The staff at abode are absolutely incredible and are always there to help when we need it. Although I have lived here through multiple lockdowns I have still felt supported by staff and it’s great having my own little space that’s in the middle of everything I need. Perfect location and loads of opportunities to meet new people! we can finally use the facilities and they are great:))

Friendly and helpful staff, very well kept site, effort put into social spaces and activities even with the coronavirus pandemic. Great location near both the town centre and supermarkets. Would recommend to anyone

The property is excellent value for money, the best price I could find when looking for accommodation. The location of the property is really good as it’s only a 3 minute walk from the city centre. The management team are super friendly and helpful and the property is always clean and tidy. There are loads of social spaces, a common room and gym aswel as multiple outdoor areas to sit in when it’s sunny. I only gave the social experience 4 stars because I’ve not really done much because of COVID, however I’d expect that without the pandemic it would be so much better, as there’s so many friendly people around.

Living at Abode has been an amazing experience. The staff are really friendly and helpful and the accommodation is really close to the town centre. I would highly recommend living at Abode to anyone.

I would really recommend living here if you’re looking for an en-suite room. My room this year was no more expensive than the university owned ones and in my opinion, is finished to a much higher standard. The bathrooms in a standard en-suite are quite small but it’s not the end of the world as the room itself is larger than I expected. The property team is amazing. There is nothing too big or too small for them to sort out for you. I would’ve loved to be able to use the social spaces more this year but COVID rules wouldn’t allow :( Extremely close proximity to the centre of town (5-10 minute walk!) About 15 minutes to YSJ university. I really got on with my flatmates and I have made friends for life, I think the social spaces in the kitchen makes it much easier for us all to socialise together. Overall, I can’t recommend this accommodation highly enough!

Great location for being in town but also close to the uni of York. The staff are friendly and helpful and quick in sorting problems. The rooms are comfortable. Unfortunately the gym and social area are closed currently due to the pandemic but both look great and will be good assets

The team that run abode are one of the most attentive group of people I’ve had the pleasure of meeting; fast responses to emails, constant attention to communal spaces and fast turn around time for issues that may arise. I would highly recommend the studios offered by abode for anyone that is looking to have a space of their own while at university, especially if the idea of sharing space with new people is daunting.

Really nice place to live. Ideal location to central York. Staff are efficient and friendly. I would recommend this accommodation as a mature student I have still settled well here.

Moved in in September, although feeling apprehensive at first the staff made me feel extremely welcome and comfortable. The kitchen facilities are up to date and clean. The site is very secure and has bike storage and a gym, which come in very handy. I enjoy staying here and have booked again for next year

My student experience at Abode has been great. I love how close we are to town and the supermarkets. The management team are very friendly and continue to keep us informed and engaged. I am very pleased with my room too, which is very important given how much time I have spent in here this year. I particularly appreciate the large desk and great wifi/ ethernet connection.
