What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

Read the reviews of other Noble properties before booking! Definitely not worth the hassle. Room has no window so you don’t have access to fresh air, so in the summer months the room is so hot it’s unbearable. Ventilation system in the property is terrible, sometimes you can smell things from the bathroom above due to the vent🤢. The whole building is in dire need of an upgrade, furniture in the kitchen/ social areas haven’t been changed since this building was built which I’m sure is over 5 years ago- big infection control issue. Maintenance takes over a month to address issues, washing machine rarely works and takes your money & Noble don’t take any action to reimburse you. They also don’t give any notice when entering your flat for viewings! Oh and they even had a tenant still living in the flat after my tenancy had started
Not worth the bother of having to deal with Jade Ata who is the lettings director at noble - rude, sloppy paperwork and never replies to emails.
All I’m saying is keep well away. No ventilation in rooms. Jade is a disgusting human and the whole business is scammy and over priced. Rooms tiny, walls thin, no proper heating, ventilation. Poor security and weirdly CCTV in the kitchen that THEY WATCH!!
I lived here for a total time of 1 week. I was supposed to live here for a year during my second year of uni, but simply couldn’t. The building is horrible. The windows don’t open so there is NO way of getting any air into the building, there is no ventilation at all. It makes you not be able to breath, hyperventilate. It made me so poorly I couldn’t stay, and this resulted me having to leave and drop out of uni because I could afford to live anywhere else. Stay away from this building. And the landlord too, Jade who dealt with my complaints was absolutely horrible to myself, and other residents that I lived with. Avoid at all costs.
Rooms are too hot - hot enough to cause distress - 27 degrees and no way of turning it down or getting airflow through the rooms. DO NOT RENT THESE ROOMS.
