All the Answers You Need About Student Accommodation
What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

Jade Ata, the Sales and Lettings Director who supposedly runs Noble City Living, is without doubt the worst lettings agent in Sheffield. If not, the whole of Yorkshire. Her incompetence to carry out basic paperwork such as signing a tenancy agreement, to rudeness and complete lack of empathy and clarity is both shocking and a serious concern to those who have, and will have the displeasure of interacting with her. And to be frank, the receptionist staff who answer the telephone have also been known to be blunt, rude and demonstrate a lack of basic social etiquette and communication, cutting customers off in mid-conversation. Some of the flats may look nice, but it’s not worth the headache! Stay WELL away from this WRETCHED company!

My experience with The Printworks and those running Noble City Design has been nothing but negative. In the lead up to move in day Jade Ata, the person seemingly behind Noble City Design's administration, would email demanding additional "advanced rent payments" without explaining what it was for (as a months rent was already paid in advance). Jade Ata would constantly ignore emails I sent questioning the payment, sending further emails stating the payment was "extremely overdue" (scare tactics I presume). I do not have enough characters to fully detail my problems with Printworks and so I will summarise. -Terrible internet, open Wi-Fi connection, major security risk! - Most uncomfortable bed. - Hot water would randomly stop working, leaving me without hot water for days at a time. - Upon requesting my deposit it took Jade Ata just shy of a month to send it across. DEPOSITS AREN'T PROTECTED LIKE THEY SHOULD BE. DO NOT BOOK WITH PRINTWORKS OR ANYTHING JADE ATA PUTS HER NAME TO!
STYLE OVER SUBSTANCE Jade is very rude (just look at other Printworks/ noble design reviews and they all say the same!!) She had a go at me over email for me and my boyfriend splitting up!!! We were both gobsmacked. Very unprofessional. Flats are cold, I had to buy an electric heater in winter because it took them two weeks over Christmas for them to fix my broken radiator (flat is still freezing though). I dread having a shower every evening because 9/10 times it's like doing the ice bucket challenge. We were told the cold water was due to the location of our flat in the building... Towel rails in bathroom are NOT heated by the way! Maintenance guy is pretty good, he's much more friendly than Jade. Fab location. Only had one fire alarm wake me up since moving in over 6 months ago but I think this is because the property is mostly occupied by professionals. Gym is good. Social areas are shabby, broken sofas etc. Laundry is fine. Avoid this property, too many issues for the price.
The woman Jade Ata who deals with contracts etc is extremely rude she has never been friendly or polite. She had not filed paperwork properly when we moved in as a dual occupied flat so there was only one key between us for a whole week. She never admits to being wrong or apologises she just puts the blame on you. The flat wasn’t clean when we moved in. They hardly ever answer texts and calls regarding the building, although when they do they do fix the problems. Location is great close by to everything. The WiFi is rubbish it always drops out which isn’t good for doing uni work at home. The heating is on a time and it’s freezing the majority of the time in the flats.
First of all flat was a mess before I moved in, hadn't been cleaned and walls were scratched, blood on mattress, food in fridge. The washers and dryers are ridiculously expensive and make your clothes smell and left oil stains on all of my expensive clothes and tried to make out like I was lying (again no apology and no responsibility from jade twata) The flat is small, overly priced for what it is, cheap uncomfortable furniture probably from home bargains. Lifts were always broke and stink of sick. Fire alarms always going off and taking ages to switch it off. Serious noise problems from other tenants including playing music at ridiculous o clock. although in a great location which is the only positive. Charges (now) illegal admin fees to tenants. The window was dangerous and could go wide open not good if you have little kids and on the 5th floor. After moving out trying to make me pay a cleaning fee when it was cleaner when I moved out.
