All the Answers You Need About Student Accommodation
What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

Good building with good sound proofing and a lift that is almost always working and when it is not, maintenance always come and fix it quickly
Hello and thank you for your review, we are very grateful. It's lovely to read such positive comments. Best wishes, Sharon
The rooms and kitchen are modern and spacious, as well as being super close to the village shop and the edge. The wifi connection usually doesn’t work well enough to do any studying without interruptions. The walk into the main city is far which is nice and safe but takes a while to get to most of the events.
Hi, Thank you for taking the time to leave a review, we really appreciate it. Best regards, Hollie

Having lived in Derwent for the past 2 months, I find that it is a lovely place to live, the location is excellent being very close to the village shop and the Edge bar. The WiFi can be a bit temperamental but most of the time it does the job. Generally the flats are very clean and I have had no real problems with mess. The social scene is excellent, there are always gatherings which are really fun.

Living at Derwent has its ups and downs. The location is fantastic—safe, convenient, and close to everything you need. The place is always spotless, and the social spaces are a real highlight; they’re so well-designed and always full of life. There’s a great sense of community too, with plenty of events to meet people and make friends. On the downside, the staff are okay but don’t go out of their way to be helpful, and the internet is frustratingly unreliable, which can be a big issue. Overall, it’s a decent place to live, but with better management and reliable WiFi, it could be amazing.
Hello and thank you for your review of Derwent, we really appreciate it. It's great to read that you have found the social spaces useful and that you have managed to meet lots of people and make friends. The Residence Life team hold loads of events and most of these are free. I am sorry you didn't find the staff to be helpful. This is certainly not the impression we wish to give as we really want students to have the best experience possible when they live with us. If there are any maintenance issues our Customer Services team are available to assist you acs-customerservices@sheffield.ac.uk Best wishes, Sharon
I loved my experience here, made loads of friends. All the people who work on site the security and maintenance are super helpful and respond in good time. There’s always activities on at the edge. And res life have been amazing.

Decent value for money and a nice social place to live in first year. I'd recommend Derwent Apartments as it's very close to the Edge and the Village store.

Residence Life arrange loads of activities in The Hub and The Ridge and many of these are free. You can also book the Green Room where you can watch a film, play a game or just have a chat with friends. Best wishes, Sharon
So far Derwent has served a fantastic first year university stay. Numerous opportunities to socialise and spaces to study. In terms of cleaning, the quality is standard but not off putting. Would highly recommend this side of Endcliffe as it is sandwiched for convenience between The Edge and the Village shop. Additionally, an easy walk to the University itself.
Hello and thank you for lovely review about Derwent, we really are grateful !. It's a great place to stay as it's in the heart of the Ranmoor/Endcliffe site. The walk to main campus is under 30 mins and is an easy walk along well lit, main roads. There is a cycle lane and secure storage across all the university sites if you fancy bringing a bike. All communal areas are cleaned every 2 weeks but your bedroom is your own personal space to keep as clean as you wish !. Best wishes, Sharon
I am staying in Derwent currently - it's a great location in Endcliffe, right in the centre and by the edge and the village store

Hi, Thank you for taking the time to leave a review, it is much appreciated. It's great to hear that you are having such an amazing time in Derwent Apartments, and recommend it so highly for prospective students! Best wishes, Hollie
My experience so far has been very positive. The facilities of both the shared spaces and the room itself exceeded my expectations. It is a a very spacious room, and any maintenance requests that are submitted are completed in a reasonable time period. I have not participated in many of the community events however they seem to offer a large range of evets most weeks.
Thank you for yoru positive comments. We really are grateful !. I am glad to read that you like your room in Derwent and that any maintenance issues you had were sorted for you. We do aim to fix things as soon as we can. The Residence Life team do organise loads of events over the year and many of these are free to attend which is always a bonus !. Best wishes, Sharon
En suite rooms are not enough for what you are paying. Bathrooms small but clean. Staff are very nice.
Hello and thank you for your review, we really appreciate it. Over 80% of our accommodation is en-suite and it is a very popular choice for students who would prefer their own bathroom. The en-suites are wet room style with shower, basin and WC. We do offer standard rooms with shared bathroom facilities. It's lovely to hear you found staff to be friendly. We always aim to provide a friendly, helpful service to our students. Best wishes, Sharon
I loved staying in derwent last year! I had such a great experience and was the perfect place to spend my first year as a uni student. The flat was great and super modern, lots of storage for all my belongings and great social spaces, such as a bar and study space. I loved the fact it felt like a village- its own little community outside of the bustling city! I couldn’t imagine living anywhere else.
Thank you for your fantastic review! I’m so pleased to hear that you loved your time in Derwent and that it was the perfect place for your first year! It’s wonderful to know that the storage and social spaces like the bar and study areas added to your experience. The village feel of Endcliffe really does offer that unique sense of community - a little hub away from the city, yet close enough for everything you need. A really pretty accommodation, nicer than a lot i’ve seen. Green and peaceful. It is expensive though for a very small room and bathroom and i was on ground floor next to a main door so i didn’t feel it was too private
Thank you for your review, we really appreciate it !. I am glad to hear you like the location. The Ranmoor/Endcliffe sit is in a lovely green residencial area of Sheffield surrounded by lots of parks and open spaces. We try to keep costs to a minimum and all bills are included even your laundry now !. We do have cheaper options available for students that don't mind sharing a bathroom. I am sorry you didn't particularly like being on the ground floor. There are net curtains provided and some students would take the ground floor if it meant they were in their preferred location. Best wishes, Sharon
Good sized rooms with lots of storage.
Thank you so much for taking the time to leave a review - it really means a lot to us! I’m glad to hear your feedback about our room sizes. They do feel larger than standard blocks, and the under-bed storage can definitely be a game changer! We aim to create comfortable spaces that feel like home, so it’s great to know it worked well for you. Thanks again for sharing your thoughts! Best wishes,Danny 🧔🏻
Best reception help, great cleaning staff
Probably the best accommodation
Thanks so much for taking the time to leave a review - it really means a lot to us. I'm so happy to hear that you enjoyed your time in Derwent! - Danny 🧔🏻
Being in Endcliffe Student Village amazing as a student, and being in the largest block of appartments only adds to this. Everyone is so much fun and just wants to have a good time!!
There are way better places to live than here
Highly quality accommodation with highly security
PUCKER! ALWAYS A PARTY GOING ON....AND YOU HAVE YOUR OWN TOILET :)
Nice accommodation to live in but not the best value for money or location
The rooms are ok and the maintenance staff are amazing. However, the front desk staff at Sheffield3 are really rude to students. I saw some Chinese students being seriously mistreated. They don't even say hello to you when you enter the building. And forget about your parcels. Their services are so bad that I prefer to receive the parcels at work.
Really modern, very expensive however
The accommodation was modern and a great place to live in, but at a price.
It is an absolutely god-awful hell-hole.
