All the Answers You Need About Student Accommodation
What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

Good quality halls but a lot of money. The rooms and en-suite bathrooms are very very lovely and probably some of the best you’ll find in Reading however the price is steep, more than most people will get in student finance. The WiFi does not reach all the time and the weekly cleaning is not always the highest quality. It is quiet halls and people did respect that so it was never too noisy which was great.

I would describe my experience as average. Given the amount of money charged, the facilities do not seem up to mark. Issues are usually resolved within 7 days, provided they are an easy fix.

Hi! I loved to stay in Child's hall throughout the year. I found it very comfortable living to compare other halls.
Hi, Thank you for taking the time to share your review. We're really pleased you enjoyed your time living here. Kind Regards, The Reading Accommodation Team
This is my second year in this accommodation, and I’ve really enjoyed my experience here. The value for money is very good, and the property management team has always been very responsive and helpful. The cleanliness is always top-notch. The social spaces are well-maintained, providing a great environment to relax or meet others, and the social events have been a fantastic way to connect with other students. While the location could be more closer to city centre, there are still decent transport links and amenities nearby. Overall, I highly recommend this accommodation!

Childs hall is very convenient for anything related to campus, but extremely inconvenient for anything i wanted to do outside of campus, such as going to town or going to the grocery store.
Hi, Thank you for your feedback! We're glad to hear that you found the location of Childs Halls convenient for campus-related activities. Reading offers a wide range of grocery stores to choose from with many of them located in the town centre which is a 10 - 15 minute bus ride from eastern avenue foot (bus stop located behind Childs Hall) using the bus little oranges 19a/b/c. Additionally, there is a Co-op located in the centre of campus and a fruit and veg market every Thursday from 10:00 to 16:00 in 3sixty. I hope it can be cheaper than now. And I am the only file in my flat, which will be a problem for most of girls. If we can change the hall in some special situations, it will be helpful.

The kitchen was very exposed, I didn't feel comfortable with the fact that people were able to watch me from the outside, especially on ground floor. I wish the hall was more quiet and that every flat in Child's had a couch or common area. The one at ParkLounge was far from Child's.

We do encourage residents to report all issues like noise disturbance via the dedicated Home at Halls app or the 24/7 Halls Hotline so that our team can rectify as soon as possible. Additionally, any concerns regarding windows in the kitchens can be raised with your hall’s reception. There are JCRs and common rooms in all halls. The common room for Childs Halls is located in Park Lounge which is equipped with a TV and pool table. Park Lounge is located is 0.1 miles away from Childs Hall and can take approximately 3 minutes depending on walking speed. I felt that I was unable to give a 5 star review especially with my experience with the property management, cleaning and social spaces. Staring with property management as my halls door was on low power from the start of January as I took over the contract from another student and the door lock security needed replacing. The door wouldn't always open straight away with my card. It would flash Red a few times then go green when opening and sometimes closing. The issue was the battery on the lock, so it needed replacing. I did call halls hotline about it as I got stuck outside my room as it wouldn't open with my card. The lady suggested that the battery lock may need replacing but never thought to send anyone out to fix it. It was only sometime later that the door didn't open at all. Had to call again so they could send someone out let me in and fix the door as my student card was inside. Just to note that I never locked the door, it did it by itself. Word limit so I cant type anymore

The halls are modern, good ensuite and location is nice. However, the social space isn't very big, kitchen tables comfortably sit 6 rather than 8 in flats of 8. The small double bed is nice, a bit uncomfortable and leaves very little space in the room to move around. However, it is nice overall and lots of storage space in the room.
Hi, Thank you for your review, we really appreciate it here at Reading. I’m glad I was in this accommodation. I was allocated it as I asked to be in a quiet block and it was definitely that. Being on campus so I was relatively close to everything, and could easily go back to my room during the day for some quiet time certainly helped too. The building was really modern, was clean and had nice and comfortable furniture. The security staff and hall wardens were really helpful and friendly when I needed them. One of the best things was that Ziggy the UoR cat would frequently wonder around there! There are only two issues I can think of - firstly how how expensive it was. I probably wouldn’t have chosen to go there due to the price, if my health conditions didn’t mean I needed to be somewhere quiet and as close to campus as possible. Secondly, the fact that there weren’t communal spaces other than the kitchen table. Over all I would recommend this accommodation.

It was an amazing experience whilst meeting amazing people too. Had a wonderful year for my masters degree

New buildings, very comfortable, spacious room.
Hi, Thank you for your feedback, we really appreciate it here at Reading! We’re really pleased you enjoyed your time living here. Kind Regards, The Reading Accommodation Team
Living in this student hall has been a mostly good experience. My ensuite room is comfortable, with a nice shower and toilet, and the heater works well in winter, keeping it warm. The location is really convenient—close to campus, shops, and a nearby bus stop, which makes getting around easy. There’s always securities walking around which makes me feel safe. Getting deliveries is super simple and quick, which is a big plus! The hall hosts plenty of events, so there’s always something happening. The facilities are okay, not outstanding but functional enough. If there’s any issues can just report and they will be sorted soon. The only downside is that the Wi-Fi can be a bit unstable, and the indoor signal isn’t great for mobile data. Overall, it’s a convenient and comfortable place to live.

Had a great time in halls but the kitchen was a big uncomfy, other halls had a sofa would have been nice. plus our oven was broken for the year. despite requests to fix

I liked living in Childs hall but struggled with the noise level, especially as Childs is considered a “quiet hall”. I also thought that it was very expensive for what the accommodation is.
Hi, Thank you for taking the time to leave your review! Our quieter lifestyle accommodation is an option for students who would prefer a quieter living environment however there will also be an element of noise associated with communal living. We do have staff on-site 24/7 who will quickly respond to any noise complaints should they arrive. We continually review our offering to ensure our rooms offer value for money and offer a range of room types to suit varied budgets. Ive lived in halls for 3 years and lately it hasnt been as good. The internet cut out plenty of times especially during the first term. The radiators only work for a few months maybe 3 and not for the rest so wed have to freeze, yet heated blankets arent allowed. Its getting more expensive by the year. Its not worth it, but some of us have no choice really.

Good location, cleaning is regular, not enough social place e.g.communal rooms, there was one, but I think only students in the block it's in can access it

It was all right I met some great people but the accom was very expensive for what it was and the plumbing and heating issues I faced did take a bit of time to be eventually repaired as well as the disciplinary system with fines used by the university is hefty as a student

Whilst in halls, students have access to the 24/7 Halls Hotline, we also encourage residents to report all issues via the dedicated Home at Halls app so that our team can rectify as soon as possible. I was in a quiet halls, and it was reasonably quiet. No couch, only group space was kitchen table with uncomfy chairs. Cleaners came regularly and was close to amenities like laundry and park eat.

The accommodation prices have been raised outrageous amounts to deter UK students from living in them and to instead allow for more international students who pay higher fees to have a place to stay. As such the accommodation is dramatically overpriced.

I loved staying at child’s everything was great and no complaints

I’m currently living in Childs hall, it’s the quiet living quarters that the university offers, though it is pricier than the other accommodation options but for an en-suite room that is on campus you’re getting what you’re paying for.
Hi, Thank you for your feedback, we really appreciate it here at Reading! We’re really pleased you enjoyed your time living here. Kind Regards, The Reading Accommodation Team
Close to campus, 3minutes away from bus stop
Hi, Thank you for your feedback, we really appreciate it here at Reading! We’re really pleased you enjoyed your time living here. Kind Regards, The Reading Accommodation Team
A good place to live for your first year but generally a lack of social interaction that surprised me even for a quiet hall.

Very comfortable accommodation, the kitchen and bedroom sizes are great. It is the perfect spot on campus that is close to central but still far enough away from the busyness. It is well-kept and modern, with fitted wardrobes and lots of storage space everywhere in the room.
Hi, Thank you for your feedback, we really appreciate it here at Reading! We’re really pleased you enjoyed your time living here. Kind Regards, The Reading Accommodation Team
Living environment is quite good, but a bit overpriced
Been living there three year next year love childs it’s has its pros and cons but it’s pros are much more and better than cons. Close to main campus, easy access to parking but washing clothes is a bit far especially in the cold
The quiet lifestyle is well respected and made a crucial impact on my success at the university!
The room is just enough for 1 person but would be better if it was a little bigger. The en suite bathroom is great and the shower is a cabin (not wet floor which is amazing). The kitchen is shared with 7 other rooms which may get messy sometimes. I wish there were more social spaces closer to the residential buildings. The social spaces are 7 mins walk away. I wish there were couches in the kitchen.
No matter what you do you will get silverfish, try and block up all the holes in your room as you see them because staff will not help, for what they are the rooms are overpriced, bridges is nicer if you can sacrifice the ensuite. There are lots of parties though and sometimes people are nice. It's just really overpriced.
The wifi connection is so poor
Overpriced as hell, but very good quality
Child’s was a decent halls I enjoyed it
Amazing Halls cannot fault at all
One of the better halls On Campus and right next to park bar (holy grail at uni)
Child’s Hall definitely needs to improve its social activities and events
Most unsociable halls in my opinion especially if you don’t get along with your flat mates. The layout definitely doesn’t help. Rooms are nice though definitely the most modern out of all the halls and includes an en-suite which is convenient in comparison to shared bathrooms at other halls. It’s just a quick 5-10 minute walk to lecture buildings and the on campus co-op so really close to everything. But from my experience I’d definitely go for catered halls as it’s a lot more sociable and you can still cook your own snacks in the small kitchens they provide. Less equipped than self catered kitchens though.
Childs hall is close to the whiteknights lake, making your walks amazing. It’s also very close to central campus, so union and coop are extremely easy to get to. The proximity to park bar is just right allowing easy access to the reception, food and drinks without being too noisy.
The halls were lovely to live in with great space and en suits. However I would of preferred to stay somewhere else as the halls were majority international students who kept to themselves. If you want a comfortable stay close to park bar its great, but if you want to make friends with your flatmates I would recommend other halls.
Child’s hall was the nicest hall I’ve seen out of all the universities I visited, the rooms and social area are so nice and it’s social.
Expensive (£160 a week) but very nice. Really good social stuff organised
Loved living in childs. The jcr and management was amazing.
I'm in a flat with all over seas students that are not freshers, so i have found it very hard to make any friends in my flat, as they all already have things in common. My room is nice but was not very clean when i moved in. The rent is so expensive, especially for students! There is no social space apart from the kitchen but if its filled with people you don't know its very uncomfortable to go in there, a lounge should be available in the hall. The Childs hall wardens are amazing though and can help sort any issues. Overall a good place to live on campus, near to all buildings and nice view. Can be very noisy with many drunk students - but thats uni for you!
Childs Hall is a lovely place to be- lots of space, very close to campus and great views!
Good halls, lovely room and bathroom and lack of social space made it very antisocial
Very poor service provided from upp residetial services they invade your privacy, breach h&s and fire safety regulations and charge very high rents of £159.60 a week value for money no chance!!!
Good value for money. Could be cheaply
Fantastic!!! Great location, a lot of storage space, bins were cleaned daily and kitchen weekly. Parking close by. 40 weeks went by a breeze
Lovely halls, new and pretty modern. Very expensive for what they are though
i did not enjoy childs, the people i lived with were nasty and inconsiderate and very very messy. I paid 45 pounds of JCR fees and they did not do anything extra or organise anything for us. People smoke so close to the buildings and it stinks. Theres no close common area and when the kitchen is super messy you have no where to go so its gets really claustrophobic.
Childs is amazing, great for socialising! The hall quality is also to a great standard, has a lovely double bed and en suite
my review is that i advice people to stay in childs hall because its a quiet area that has a nice view.
Child's hall is great, enough space for everything, and space for socialising or independence. A good step up from living at home. Nice location, perfect distance from everywhere, and great views out the back.
My room was not clean when I arrived. The lift in Quainton is constantly broken. JCR is disorganized
great standard of living with big rooms, comfy beds and a great en suite. Kitchens with modern facilities and plenty of room for all 10 of us!
Very nice, modern halls conveniently located right next to park bar and a 5-10 minute walk to Central Whiteknights Campus. Due to the lack of a common room and the fact that buildings are secluded into separate flat your social experience very much depends on who you get in your flat and the quality of the JCR committee. Overall however,I have thoroughly enjoyed my halls experience and would recommend anyone contemplating staying in Childs
In these hall international residents experience 3 problems. 1 - A lot of drunk people screaming and laughing at 3am in the morning everywhere in the hall, starting from the corridors, finishing by kitchens and garden. 2 - no attempts have been made by the staff to control the situation. It really bothers. They wake up only when you call them at 3-4 o'clock in the morning when you are just tired by noise and disturbance. But I don't want to report every single night! I want to sleep every night without such thoughts. 3- these parties occur 3-4 times a week and it leaves a lot a lot of mess everywhere in the residence: floors, kitchens, lifts, corridors. Cleaner comes only once a week, so it is very dirty other 6 days. Rubbish.
