What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

Awful accomodation. Cleaners visited maybe 3 times the whole year. Wifi didnt work in the kitchen or toilets and only worked in my room. Service didnt work in my room only worked in the kitchen so I had to go to my room to go online and go to the kitchen to text people back. No care for student wellbeing at all, I was gone for almost 3 months due to the pandemic and didnt get any money back despite the government persuading accomodations to do so. Terrible facilities, lights would constantly stop working, lock on main door was broken, “new” sofa broke within the year and when given the money by us students to replace it it never got replaced. The all males flat opposite our all female flat got away with constantly harrasing us, egging our flat and being so loud whereas we would got threatened to be fined for simply playing music in the kitchen. Awful, they dont care about the students, save your money.
Terrible value for money, completely overpriced. Internet and wifi didn't work most of the time. Cleaners never cleaned anything properly, always had to do it ourselves.
Absolutely awful. "Monthly cleans" are non existent, the whole place needs doing up, noisy, security never turn do anything when you ring them and the reception staff are useless. You get charged for everything when you move out no matter how much you clean before you leave. Any positive reviews are written by the staff (funny how the user names are only one number apart?) Stayed here during my placement year in Notts. I was nervous about moving in because I didn’t know anyone but the reception team were lovely and put me in a flat with other students from the same year, and one was doing the same course as me too! Had such a good experience and would definitely live there again if I went to uni in Notts!
Great student accommodation, the rooms are great - really big and good value for money. The staff are so friendly and always go out of their way to make an effort for you. Great location with supermarkets nearby and transport links to the city centre.
PLEASE DO NOT LIVE HERE! I WISH I HAD READ THE REVIEWS AND I CANT GO BACK BUT ITS NOT TOO LATE FOR THOSE BOOKING NOW. There is a reason this accom isn't filled even after CLEARING - The owners only want your money, there is no cleaning, people struggle to get deposits back, are charged for things such as leaving a bag behind by accident per day, and if you want any allowances due to extenuating circumstances - They merely reject it if they stand to not be able to make more money out of you.
Great location - across the road from Lidl and a gym, a 5 minute walk to Jubilee campus, and 10 minute cycle to Uni Park campus. The reception are so friendly and hold lots of events for us. Any maintenance problems are sorted quickly. Overall would recommend.
An awful experience overall, DO NOT LIVE THERE if you don't have to!!! They absolutely don't care about the students living there. Not only did they provide no help with packing to students who had to leave during the corona virus outbreak, but they made me pay extra few days that I had to leave my stuff there otherwise they threatened me to destroy them. Also, they do not keep your things safe. I made sure to lock my room when I left to go home in March, but they just decided to unlock all of the rooms and my flatmates stole my things! When I contacted the reception about it, they didn't respond. The accommodation itself is not that bad, but students living there are extremely loud and it's impossible to concentrate. The washing facilities are very expensive, and the dryer doesn't work, so you have to dry your clothes in your room. The steal from your deposit things that you are not responsible for, and you are forced to pay it.
Many other places that are much nicer, better location and overall better value for money than Manor Villages. Don't be fooled by any positive reviews. They have been bribing us students since we got here with rewards such as sweets and Netflix subscriptions in order to leave good reviews. Their plan is obviously to dilute the large amount of negative reviews they received last year. In fact, management have been awful. They do not respond to maintenance issues promptly at all. Even when they are emergencies. It is advertised as a place with 24 hour security. That is most definitely not the case. The security is not on sight and it is extremely hard to contact them out of hours. If there was any kind of emergency they would be no help at all.
They will charge for exorbitant fees at the end over nothing and will replace nothing. Will always threaten you with lawyers rather than work with you
AWFUL, one of the worst on aces I’ve ever lived. The washers destroyed my clothes which manor then refused to reimburse me or do anything about. I also moved into a room that HAD NO WIFI for the first 3 months I was there. For a student this is essential and manor brand themselves as a student village. Absolutely disgraceful. DO NOT LIVE HERE.
Firstly, the accomodation refused to reduce the 3rd term contract nor release students from their contracts despite the covid outbreak leading to most students leaving to go home. This was also in spite of government aid being offered to landlords to allow them not to pressure their tenants whom are students in this case with no ability to gain income due to high risk family members. Throughout the year there have also been numerous different problems with the accomodation such as Wi-Fi issues, water issues and heating issues.
Think carefully before signing any contract with them.! They don’t have the students interest at heart and show no degree of flexibility esp during Covid 19 pandemic.
Ridiculous that Manor are still making the residents pay for rent when we aren't even living there! This is the worst time for students having to do exams and coursework during a global pandemic and all they are worried about is getting their rent money! Do not recommend.
Manor Villages is simply a shocking ‘student’ accommodation. During these overwhelming and unprecedented times, MV have made no attempt to reassure and comfort residents. Instead they have reached out numerous times to ensure a full rental payment is paid, with no discounts - even though they would have evidently saved on costs from heating, lighting, cleaners, staff - considering most students are no longer staying here. In a letter to the House of Commons, MV have justified this with the ratification that this is because they need the funds to make a new common room and fund previous renovations. As such, because they wish to make improvements they intend to exploit students in this global pandemic where austerity and anxiety is heightened. If you are a student considering MV, I would urge you to change your mind. A close friend moved into his room last year to find faeces in his en-suite and students regularly find damp in corners of the room-an absolute JOKE of a ‘student’ accom
Terrible experience. Demanding rent during a pandemic even to those who can’t afford it. Cleanliness is SHOCKING, WiFi is non existent and security service, well, there isn’t one. Would not recommend anyone to stay here. They also take ur deposit no matter what, over things that had already happened before you moved in.
I respect the cleaning staff cause they’re really nice. Other staff are also nice. Manor Villages as a place to live is dreadful hence 1 star in everything, I don’t care how nice the staff are, this place deserves 1 star for everything. The location is horrific in comparison to other parts of Nottingham. WiFi only works in certain rooms. There is no social experience unless you know people from before. Student accommodation… more like student prison. The rooms are genuinely like you’re being punished. I can feel my bed frame through my mattress. My bed frame had gum on it from previous users. The whole place should be shut down, and given to the government to use for criminals.
Covid-19: Help is an overstatement. They did the exact opposite. They made our situation worse. No help, and on top of that they threaten to fine us if we didn’t pay our rent. They would’ve been supported by the government, yet still they are selfish enough to ask full rent payments from students who have moved out before the second term even finished. Completely outrageous. Pay couple hundred extra and live at a better place or just stay in your uni halls. I’d prefer broadgate Park to this place, and that’s saying something - cause broadgate is an absolute s******.
Gave mostly one stars due to their inconsiderate handling of the Covid-19 crisis. Still can't believe we are being made to pay our rent despite being advised by the government and the university to stay at home. It's ridiculous what they are doing for money; especially when you consider the fact that landlords are being given support from the government. Overall, not very happy, but still gave 5 stars for the location. Two mins walk from the White horse cafe, which offers decent kebabs on the day, but peak for the day after (iykyk)
Covid-19: not well at all, unresponsive to emails and calls
Although reception staff are friendly but cleaning that is promised and in the contract is barely done. When they do clean they put all our dirty dishes in the cleaning rack. Office is only open to 5 and not on a weekend.
Covid-19: Owners live in affluent areas and are still making us pay our final rent instalment. They haven't even tried to make the process easy for us by extending payment- only for those with no student finance. Those who have student finance have to pay despite these people being the ones who are most likely to be financially affected by COVID-19. It's extremely selfish and greedy of them to still want our payment which includes gas AND electrical which we aren't going to be using as the University has told us to go home.

Covid-19: They have not helped in anyway. Manor villages are still demanding the final rent for third semesters when I have moved out and handed in the key. Even with the support from the local MP and universities advising accommodations to cancel or reduce rent for final semester, manor are demanding for payment in light of the national crisis. The reasons for demanding rent during unprecedented times and uncontrollable circumstances is because ‘ you have signed a contract’.

Covid-19: They haven't at all. They have continued to charge full rent despite being asked by the university and local council to amend this. They have shown no regard for their renters and have shown their true colours.
Cleaning was not regular hence not following the terms of the contract and did not clean the communal toilet areas. They did not even consider complications regarding the building work throughout the tenancy leaving many people complaining. If it is for students then surely they should consider students circumstances but they do not care
Covid-19: They haven't helped at all. Still want to charge the remaining rent although we have viewed a letter from the local MP who has urged them to reconsider as legally they are not allowed to evict tenants for 3 months during this crisis and to allow the students not to pay rent. If they even reduced the payment I would be happy however they did not even consider this when they clearly know that most of their properties are not being used since March latest as many students were advised to return to permanent address during this pandemic however the letting agency still feel its fair to charge tenants for a space they have not been using. This is morally wrong but they do not care.
Manor villages will use every opportunity to take your money, for example charging you for damages you didn't cause. Reception isnt even open at convenient times, security is slow to respond. Once had to wait an hour for them to show up due to a false fire alarm during exam period.
Covid-19: Didn't offer a refund, despite hundreds of complaints including a letter from a member of parliament. Do yourself a favour and stay with Unite which is just around the corner.

there's always something wrong, my shower broke about 3 times and didn't have hot water for almost a week. DO NOT RECOMMEND, you'll also have to pay ridiculous amount of money for a bus pass too
Covid-19: they haven't helped me one bit, I've explained to management that I need my student loan money for personal reasons and they have said if I dont pay by the 5th of may they'll get their legal team involved an I'll have to pay my rent plus interest . they won't even consider delaying reducing the £1500 payment for am room I'm not even living in!
Nothing ever works and management staff are rude and unhelpful - also is a 30-40 minute walk from Nottingham trent.
