Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.
Good value for money compared to how much ensuite rooms are at University of Surrey. Would be nice if there were more social spaces but there is only the kitchen.

A great student hall super close to uni.
Internet is great when it works. Cleaners seen regularly in halls, definitely necessary as flatmates are inconsiderate and leave trash around the place. The location is ok, close to university exit as you will come to be glad for. You're lucky to get any peace and quiet to study as everyone is constantly chimping out and screaming for no apparent reason. Noise cancelling is better than in other accommodation Surrey offers but not by much. Room size is very fair for what you pay. I don't use kitchen because people congregate there to scream and bang on walls, drill things or make skype calls at 3am so cannot vouch for it's utilities.
Good value for money, situated at an ok place on campus. What's going to ruin it for you is the other students. The pathway outside this accommodation handles 50% of foot traffic off and on campus, so at night, especially on thur, fri and sat nights, you'll be subjected to the squealing, shouting, ranting and raving of the thoughtless idiots on campus going out for the night, and the drunks wandering back in. wardens do nothing about it. Flatmates were noisy and inconsiderate, wardens did nothing. My room constantly smelt like dope because of my neighbour and security didn't believe me. People get food delivered to the pathway outside so there are motorbikes driving on the pathways outside at night. People shout and sing in their rooms for hours, even during exam periods. I had a neighbour who constantly tapped on his wall all day and night when he was in, and neighbours who would get back in from drinking at 3am and start playing music and singing. Buy earplugs.
Don't have a common room but just chill in the kitchen, location is really good closest to tesco and 4 minute walk from library. Internet speed is really fast (15ms/40mb/s upload and download.) Quieter part of campus so no bells waking you up everyday. Only flaw is its a longer walk to the launderettes and trainstation/town. Rooms are bigger than I expected and furnished well.
Quiet end of campus but still close to the library/ lecture theatres. Band D kitchens are a good size. The uni tends to 'chuck' all the disabled students (including me) in Twyford together which kind of feels like we're being alienated from 'normal' people. That, plus having a floor where half the residents are on the autistic spectrum makes social life pretty hard.
Great accommodation, good distance from both campus and manor park.
Not the liveliest halls. Great location for tesco and sports park. Very homely and relaxed, sometimes battersea etc too full on on a 24/7 basis. Obviousky still easy to get to and from town and rubix
Best location on campus easily! Why? It's pretty much in the middle between tescos and lecture halls. Close enough to wake up 5 mins before 9am lectures. Far enough to get a goodnight sleep away from ringing of cathedral bells and rubix. Bus stop is right outside also.
I was so lucky to get the accommodations I had, great people, great location and I realised how uneccessary a private bathroom is! I was lucky not to get a band D and save £30 a week and still having really well kept facilities!

The location is excellent, however Twyford Court is very expensive considering the rooms look tired and slightly outdated. Sharing a kitchen with 12 others isn't too bad, however the court really needs an extra sink and extra microwave. There's also no social space/lounge area within Twyford Court and the walk to the laundrette is quite a trek. The accommodation team regularly check your room for various reasons, and this becomes very annoying. Surrey is a great place to study, but the accommodation is poor. WiFi is very fast though!

Really nice loctation, not too much in the center but not too far away as to be excluded from social life. The rooms aren't that modern but they're fine!
Great location and value for money if you're Band C like me. You have to be pretty lucky to get that though as block F is the only Band C in the court. Cleaned and managed well
Easy to access things on campus, but also nicely situated between Tesco, Sports Park and the town centre. Rooms are cosy and clean too. The kitchens could do with another sink and cooker though.
Constant noise and food going missing- not good socially! But the physical facilities are good in the personal rooms!
Quite expensive but a great location and a fantastically friendly atmosphere. Unfortunately no on site common room/reception. Those are shared with cathedral court. Great wifi and decent kitchen too.
Good location, not central so good for final years/postgrads who want to work, but still on campus. Price too high - currently £99.50/week for a standard room. Problems resolved slowly by management but halls generally fine.
