What tenancy length do I need?

Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.

Should I stay in catered student accommodation?

This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.

What is a guarantor and do I need one?

A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.

Will I need to pay a deposit on student accommodation?

Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.

What bills will my rent include?

If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.

What is purpose-built student accommodation?

Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.

Will my student accommodation be furnished?

Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

Absolutely terrible, don't live there. If you have a 9am then there's only one bus that can take you to your session on time. It takes about 40 minutes due to traffic, it's packed and you're lucky to get on it. Horrible getting home after a long day. The social life is absolutely dead. As a fresher, I wish I chose Manor Park.

This is the most awful place I've ever lived in my entire life. When I moved in the carpeting reeked of mildew and mold. The buses are never on time. It's a 45 minute walk to campus and you will likely get to campus at the same time as the bus and half the time you'll get there faster by walking. Hazel Farm is all uphill coming from campus so riding a bike is not fun either. There are no social spaces and the kitchens are tiny for 7 people. Bathroom showers are barely big enough for one person to fit in. 6 laundry machines for 150 people. Laundry machines are always broken or ruin clothes.

I got a band B in Hamilton Place and it was definitely worth the money. It is located in a quiet area. I didn't mind that much the distance from the University, however it is true that occasionally the bus may be a bit late. It is not that common to happen though. I would rate 5 stars for the clearing, however our dishes (clean or not) were taken away from the place we would normally put them and left all together next to the microwave... Which was not exactly sanitary and it was a bit annoying having to keep moving our dishes back to the sink area. Every other aspect of the cleaning was great! I was personally satisfied overall!

Very good price, (it was £69pppw when I was there!) with a horrible location and the bus service with arriva did not help. They're the most unreliable service I've ever seen. It did take 30 mins or so to get into uni, often on packed to the brim buses, and it has happened that I've been refused entry to the bus as it was so full when those who were going to Manor Park decided to get the 27 bus, so you have to wait for the next. On the social side, it was fun. Bus journeys at night were lit, the predrinks are fun and it's quite a close knit community if you meet the right people. I'd go back there again if I could for the price alone

As long as there is no direct shuttle from Hazel farm to campus, it takes too long by the town circular bus. Social experience was only so great because my flatmates became my best mates, however that was random. Sound travels too well in Hazel farm, warning for those who end up living right near the wardens, additionally the walls between houses are quite thin. I rarely went to the common room, however there is no social space\living room in Band A accommodations. There is nothing in walking distance except for an over priced corner store.

Overall Hazel Farm is really good in terms of value for money and room size. The room I had was actually more spacious than Band D rooms. The only issue was the distance from Uni and town. Otherwise no issues with Hazel Farm whatsoever:

If you get Hazel Farm. Don't bother going to the university. Wait until next year. Defer it. You're paying 9000 for your university experience and it will be less than anyone else.

Very cheap and absolutely lovely massive rooms. HOWEVER the buses never turn up when they are supposed to which means clubbing becomes very expensive because of taxi fares, and you have to be at uni 1/2 an hour to an hour early for lectures just in case.
