Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

Overall very happy after my first month and a bit at the keel houses, staff are very friendly and accommodating and the location is excellent for my Uni travel. Wired Wi-Fi is excellent however wireless is temperamental. Not the most active social space, which is fine for me as a MA student but may not be the best fit for some.
My stay at this accommodation has generally been a very positive experience all things considered. I think that for the price of the accommodation, it is worth it (especially considering the available space I get in my room). I am not too worried about developing a strong sense of community at this accommodation since I have that at my university, but if you are looking for a place that prioritizes the social experience this may not be the best fit for you.

The staff here are great and super helpful. The location is perfect, not too busy but still just a 10-15 min walk from all the main attractions and shopping places.

A very great living experience! I was very impressed with the location of the flat and the perfect view of the canal and had many great moments! The friendly and responsible staff Dani, Sofia and Louise greeted me warmly every time we met! Definitely don't miss this brand new and exquisite flat!

This student residence is a hidden gem near a picturesque canal adorned with vibrant graffiti. Safety is a top priority, ensuring a secure haven for residents. With an array of dining options, proximity to the Cameo cinema, and Tepin for billiards, entertainment and leisure are always at your fingertips. Bennets provides the perfect setting for unwinding with a beer. Shared kitchens foster a sense of community, and the ping pong table adds a fun element. In essence, it’s not just a residence; it’s a vibrant community that combines artistic surroundings, diverse dining, and recreational amenities for an exceptional living experience.
The room is really new and clean, and the surrounding environment is also quiet and beautiful! It was really good experience in living in the KH.
The accommodation is incredibly beautiful, from the rooms to the social spaces. Everything is kept well and maintained properly. If there are any concerns, the staff are super kind and helpful with everything you could enquire about. Overall I'd say it's incredible. Another thing I love about living here is that it's quiet, you can't hear your neighbours when you're in your room which is very convenient for students who are always busy with work.
Staff is exceptionally kind & always ready to help with any issues, even outside of office hours. Prompt responses to emails too, and super friendly.
The Keel Houses are a great building in an ideal location — in front of a beautiful canal and walking distance to many great amenities, parks like the Meadows and the central campus of the University of Edinburgh. The staff is great and super helpful!
