All the Answers You Need About Student Accommodation
What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

Loved living in halls! Was a nice walk to the university or there are buses pretty often for any time of day.
Thanks for your review. I am glad you loved staying at West Park it is set in a very nice location
I think it’s a nice enough accommodation, but it’s a little outdated and not having sofas/social space in our flat really hindered our flats ability to connect. But apart from that i have no serious complaints at all.
Thank you for your review. Due to the layout of the flats it is difficult to provide more of a social space in the flats themselves. The common room was refurbished recently and a study room created to help residents socialise and study together.
Despite it being an expensive piece of accommodation, it’s truly delightful to stay at the Villa’s. It’s given me such good memories already and if I could stay there again then I would!!
I am glad you are enjoying your stay, and thanks for the review!! :)
University life at the University of Dundee is amazing! There are so many opportunities to get involved in extracurricular activities, meet new people, and expand your horizons. The campus is beautiful, and there are plenty of resources and support available for students. Plus, being a medical student, i have some incredible experiences and opportunities in your field. Overall, I'd say university life here is top-notch! 😄🎓
I am pleased you are having a great experience. Thanks for the review :)
It’s cute and quaint but it has the same fridge space for 10 people as the flats who have 6 people . There is no wifi in the kitchen and barely any in my room so I couldn’t tutor my students. I like my bed it’s large and the room is laid out well for its space but there’s very little storage space.
Thanks for your review
It is a shame there is no social space with sofas etc in the actual flats
Thanks for your review

I think the rooms are very nice and homely, personally better than the other Dundee Uni accommodation. The kitchens are lacking, with no social space - you would have to go to the shared common room for that. There’s also no wifi and often no service in the kitchen. 10 people is a lot to share a kitchen between, so there definitely could be more storage, but it’s not bad. The distance from the uni is 20 minutes, which I find reasonable (especially for being the cheapest) and the walk is pleasant with good transport links too - although of course you are ‘far’ from other accom. When we arrived I’m not convinced the flat had been cleaned very well. Have had issues such as the shower flooding into the room, but this was fixed promptly once I managed to get a hold of the maintenance team (oftentimes there is no one in the office). It feels like there’s always something broken, but at least it’s fixed reasonably. The existence of the study room is nice but not so much the state of it.
Thanks for your review I am sorry to hear your room was not to your satisfaction upon arrival as Sanctuary strive to provide excellent customer satisfaction throughout the customers journey. If the reception is unmanned there is a notice board outside for residents to report any repairs to allow staff to complete as quickly as possible. If you contact Help4u regarding your internet speed.
WiFi doesn't reach the kitchen, otherwise it's fine
Thanks for your review
A very nice accommodation with an affordable price,I recommend!
West Park is nice and I am pleased you would recommend this to future students :)
I had the pleasure of residing in West Park Villas student accommodation, and I can confidently say that it was a truly outstanding experience. From the moment I moved in, I was greeted with a warm and friendly atmosphere that made me feel right at home. One of the standout aspects of West Park Villas was the constant updates on the best student deals and events happening in the area. This not only kept me informed but also helped me make the most of my time as a student. Whether it was discounts at local restaurants or exciting social gatherings, I always felt in the loop and ready to seize the opportunities. The staff at West Park Villas were nothing short of amazing. They were always there to assist with any concerns or questions I had, and their prompt and professional approach was greatly appreciated. Whether it was a maintenance request or a general inquiry, they were consistently responsive and made sure that my needs were met in a timely manner.
Thank you for your kind review - we are so pleased you enjoyed your stay in West Park Villas and found the staff friendly and helpful!
West Park Villas is overall one of the best dundee uni accommodations for the price. It's location is not great, being about a 20 minute walk from the uni, but buses run regularly and the walk is not unpleasant. The bedrooms are a reasonable size, all with en-suite bathrooms that are by far the largest in any student accommodation I've seen. Kitchen amenities are OK, though in both my and my friend's flat the kitchens had no WiFi. This, coupled with the lack of comfortable seating, meant me and my flatmates never hung out together in the kitchen - perhaps something to consider if you're looking for a more communal living experience. Good size common room with TV and couches, + a separate study room (something none of the other dundee uni accomms have)
thank you for your review!
My time at the West Park Villas (Villa 4) student accommodation, was really enjoyable, and I consider myself fortunate to have had considerate and pleasant flat-mates. The rent was reasonable given all that came with the apartment. However, I wasn't pleased that the rent began to climb just before I arrived at the property. It would be quite helpful to other international students moving into the accomodation if that could be resolved especially for the benefit of others who might be dealing with visa issues. Cheers and thanks to the sanctuary team and staffs for making the stay a good one.
Thank you for your review!
had a nice experience and no issues with the accomodation.
thank you for your review!
The property is well located, easily accessible, and very pretty and comfortable. It’s a 30 minute walk from campus, but I did not mind the walks. I enjoyed my time there very much.
Thank you for your review!
West park villas were amazing to live in and I definitely had some friends in Belmont and Seabreas who were very jealous of WP. The staff were amazing and definitely kept the accommodation looking clean and comfortable. Big shout out to Tam!!
Thank you for your review and we are pleased you enjoyed your stay at West Park!
Great experience as a first year international student! Amazing way to make new friends especially because of the lounge, great amenities are included. The rooms are really spacious including the kitchen. Perfect internet connection for studying and entertainment.
thank you for your review - we are happy you enjoyed your stay at West Park Villas!
The whole place was dark and felt incredibly depressing. Was in good need of a refit as the kitchen was very dated. The common room and the study room were very good however and the staff were wonderful (particularly Steve and Alicia). Very far from the uni and had constant fire alarm issues. Overall wouldn't recommend as is shocking value for money. I was also promised a double bed only to arrive and find a single bed. Whilst en suite the bathrooms themselves were also dated and I had a recurring issue of the shower leaking into my bedroom.
Thank you for your review. Our ongoing refurbishment plans include updating the kitchens and bedrooms in due course and providing double beds in all rooms at West Park Villas.
My stay at West Park Villas was amusing and comfortable especially as I am an international student coming to the U.K. for the first time. The staff were delightful, friendly and welcoming. Although students recklessness often set off the alarms , the staff were patient and kind enough to educate us on how to avoid such repeating. The location was great and quiet which was what I wanted and the laundry fair was also reasonable. I made amazing friends with my flatmates and the flat visits from the residence ambassadors was great as well as ‘resfest’ that was awesome
Thank you for your review - we are pleased you enjoyed your stay at West Park Villas
I’ve had more cold showers than warm ones this year. The rooms were always too warm with the window open and heating off. I could regularly hear people above me blasting music in the middle of the night. But at least the staff were lovely.
Thank you for your review. We are sorry that there were issues with the hot water during your stay which we are working hard to resolve.
The rooms are small but quite comfortable, enough space for everything I need. Kitchen has enough space and appliances to share. There is also a common room and study area both of which are nice to hang out in and socialise
Thank you for your review!
West Park Villas was my cheapest option for 1st year accommodation so I chose that. There is a bike shed and plenty of parking. The quality of the room is ok, the quality of my ensuite is very poor and is badly in need of refurbishment not to mention unreliable hot water in my early 2nd semester staying here. Laundry is cost efficient and works well. The study room has awfully uncomfortable seating so I never used it. The common room has a functional tv with a broken pool table which we used for movie nights made uncomfortable by cheap sofas that should be suitable only for inmates at a prison, pretty much nothing about it is inviting and somewhere where you'd want to spend time in. The view out my window looks like a prison which made coming back from breaks depressing. As a result flatsearching for 2nd year was very exciting and I look forward to moving out after 9 months here. Know that while staying here, Scandanavian prisoners are living better than you in less ugly buildings.
Thank you for taking the time to write a review. We are sorry the furnishings in the common areas are not to your taste. The hot water issues experienced was due to a fault with the main storage tank which has now been replaced. We hope you enjoy your future accommodation.
If you don't mind the 30/20 minute walk (depending on your walking speed/how late you are) then West Park Villas is really good. So much pin board space around the bed for you to personalise, double bed, enough storage (desk drawers are very spacious) and I managed to fit my cello in on its stand (though I had to keep my wardrobe door open to do so). No sofas in the kitchen which is a bit annoying but you get used to it. To me it felt cosy and I enjoyed my walk back and forth to campus- beautiful views of the river! Cheapest accommodation too. The study room and common room are good too. Staff aren't always about at the desk when you need them
Hi there! Thanks for taking the time to leave a review. This will be a great help to other students. We have been working hard to make staff more accessible to our residents.
Even of it was relatively far away i enjoyed life at West park alot
Hi - thanks for taking the time to leave a review, this will be a great help to other students! West Park is 2km from Dundee City Centre and the main campus, and approx 2km from Ninewells Campus
S*** Craic if you're looking a party
Hi, thanks for your review.
It has a double bed and the rooms are great, however you are living with 9 others and is far away
Hi, thanks for your review, it will be a great help to other students! West Park is midway between the main campus and Ninewells campus - both approx. 2km away and on the bus route between both.
Too far from uni, but otherwise pretty great
Hi, thanks for your review, it will be a great help to other students! West Park is situated between the main campus and Ninewells approx. 2km from both on the main bus route.
Brilliant - although staff were slow in telling people they were too loud
Hi, thanks for your review, it will be a great help to other students! Sorry you felt we were too slow to react to noise complaints
Really cheap but farthest away from the uni. people here are great but kitchens are the size of a table and two stoves no room for any living, you need to go to the 1 common room shared between 160 people, so its quite busy,
Hi, thanks for your review. we have upgraded the common room and also provided a new Study Space to help give residents at West Park more social space.
Double bed is great, distance from campus not so much but also not too far compared to flats you might get in second year.
Hi, thanks for your review, it will be a great help to other students!
Unbelievably poor quality of accommodation for 526 a month, the student experience is awful a seeing as you're 30 mins away from the rest of civilisation. Yes there's a bus but that doesn't make up for having to come back to some dark, poorly lighted 70's grandparents-style room. The shower in the bathroom is horrendous. I'm a small person and the water coming from the shower could barely cover my back so I went and bought a new fitting for it. The wet room drain will stink if you don't bleach it constantly. The radiators where tempremental and would work on their own accord (along with the hot water for the shower). The kitchen isn't a friendly place because there's nothing more uncomfortable than having to sit in a smelly kitchen on uncomfortable wooden chairs which is also poorly ventilated. if you want woken up at least three times a week between 12am-3am by fire alarms that go off for no reason then this is the place for you. Other than that, west park has nothing going for itself
Hi - thanks you for your review - we are sorry that you did not enjoy your West Park experience.
1st year halls were great. Security was round the clock; laundry facilities were convenient; gas heating, double glazed windows; nearby bus stops for routes to uni or Ninewells; ethernet connectivity provide 100 Mbits internet speed!
Thank you for your review - it will be really helpful for other students!
It would have been nice to have a couch in our living room/kitchen.
Hi - thanks for taking the time to leave a review, this will be a great help to other students! Unfortunately there is not space for couches in the kitchens at West Park, but the common room area has been refurbished and we have also provided a new study zone for the villas residents.
Little bit far from everything but a nice, sociable place and the double beds are definitely worth it!
Hi - thanks for taking the time to leave a review, this will be a great help to other students! Glas you enjoyed your stay at West Park. The location is midway between the main campus and Ninewells campus.
My shower hasn't worked since before Christmas.
Hi - thanks for taking the time to leave a review, we are sorry that you had a delay to a repair with your shower. When faults are reported to our team we aim to fix the fault within a reasonable time frame and offer alternative facilities where possible.
The Sanctuary man in charge of the Villas was horrible, but the students were lovely. Very basic set up but worth it for the double bed!!
Hi - thanks for taking the time to leave a review, we are sorry that your experience with our staff was not what you expected. We have rolled out double beds to the majority of the residences now!
At about £1000 cheaper than the other dundee halls west park is great value for money. Although it is about a 15/20 minute walk to uni I love it! I think the walk is a great way to wake yourself up in the morning! It's a shame the villas don't have a living room area like the flats do but other than that I think they're great, the double bed is definitely a bonus!
Hi - thanks for taking the time to leave a review, this will be a great help to other students! Since your review we have provided a common room and study zone in the villas to give more social space to residents.
