I lived here in first year and honestly couldn't really say anything bad about it. The room is big enough and most of the facilities work! I really enjoyed the fact that I was living with other people because it helped me make friends outside of my course as well and it's super close to the uni and anything in Dundee really. If there is a problem with anything, it's super help to get Maintenance to come in and fix it so overall I'd really recommend this accommodation.

Belmont Flats Biography
Belmont Flats is perfectly located as it is situated on the main university campus. It is also within walking distance to the city centre, where you can find numerous shops, pubs, bars, restaurants and clubs. Being situated on campus means that you have easy access to the university’s tennis courts, sports halls, swimming pool, library and students association.
You can benefit from having all the amenities you need to make your stay as comfortable as possible. There are on-site laundry facilities, all-inclusive bills, free contents insurance and free broadband and WiFi throughout. To ensure that you are always well looked after, there is a 24-hour caretaker and maintenance support as well as on-site security and CCTV.
At Belmont Flats, you have a choice of a Standard en-suite or Premium en-suite room in cluster flats. The cluster flats are arranged in five and six bedrooms and are ideal if you are looking to stay with friends. Both room types come fully furnished with a small double bed, wardrobe, study area and a shared kitchen, lounge and dining area.

What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

I spent my 1st year in Belmont flats, I lived there every day. As the semesters went on I found I was becoming frequently ill, only finding out when I moved out that there was mold on the pin board making me sick. There was also a constant smell of sewage, or something to do with pipes that was probably also making me sick, it has been pointed out by many people who would be in my room. A lot of beds in the accomidation were also creaky and broken when people arrived, I believe this issue should have been fixed before arrival. The kettle was broken and there was black bits constantly in the water.

My accommodation is a great place to stay and I really like my room, bathroom, and the shared living space (kitchen/living room), which is a great size. It is a very expensive accommodation though, and the rent isn't even covered by the SAAS loan which isn't ideal.

Overall, I think for the amount of money that we pay to live in our accommodation that there are definitely some improvements needed. I think we are paying more for the location rather than the accommodation itself as it is very similar if not exactly the same as other cheaper accommodations. There have been times where we are waiting for a month and a half for issues to be fixed for example one of our kitchen lights has been broken since moving in and has still yet to be fixed.

belmont flats are in a perfect distance from the campus and city center. in each flat there is six rooms and a communal kitchen. they are an ideal choice if you are an international student because of its proximity to everything.

Overall a good student accommodation in comparison with others. Sometimes I feel sanctuary students are persecutory to students with no care for how the student feels if something has gone wrong, this can lead to high levels of stress when issues occur or students not reaching out to sanctuary when issues occur.

I thought the price of £6,600 was a very high when compared to other accommodations in other cities. The washing machine service on site was inconsistent at best. For hundreds of students there was only 4 machines working at any given time. It took weeks for a broken one to be fixed. The app rarely worked as well. The flat itself was adequate. The best part of staying in Belmont was the excellent location, you were so close everywhere you had to go to such as; classes, the sports centre, DUSA, shops, pubs/clubs.

mostly positive but my flat were not massively social so I found my friends through clubs/societies rooms are very spacious but i had a consistent issue with my radiator and bathroom light which is why i only gave 1 star for value for money

Wifi went down on at least four or five occasions for a couple days at a time, flat visits to fix showers or check water were scheduled numerous times before someone actually came round. On one occasion a member of staff let themselves into my room without knocking and usually when work had been done I had muddy footprints and trash thrown into my toilet. Fans in everyone’s bathrooms, despite not working since before moving in, were not fixed until shortly before moving out. I had numerous issues with my radiator not working at all or being too hot. The rest of my problems with my accommodation were due to messy flatmates. Overall, a very expensive accommodation despite how difficult it was to actually get people to sort things out.

I could not have had a better flat for my first time living alone - spacious, comfortable, good resources. However, I was not fully able to enjoy the flat as I was not close with my flatmates, who otherwise were their own happy family, and so I could not relax in the lounge when I wanted and felt uncomfortable even going into the kitchen to cook. Therefore, I felt my time in the flat and the money I spent was partly wasted, not to the fault of anyone specifically but still a sad fact.

Most ideal location for students as it’s right on campus - so close to all the lecture buildings and the Union, practically the Center of campus. Great to meet new people as so many flats to interact with and also the Belmont tower.

Belmont flats is slightly more expensive than those in the area, however i still believe it was an excellent place to stay for first year especially; it is on campus so not far from schooling at all, and most students living in this accommodation are also first year students.

Location is excellent, right in the centre of campus - close to all classes and University hosted social events. Flats have a kitchen/living area good for socialising, however other accommodations have common rooms that come with TV’s (Netflix included) and other amenities that make for better socialising. Most issues have been acknowledged in a timely manner, however repairs have taken slightly longer than ideal (we went just over a week without a working hob, and our extractor fan was broken for at least a fortnight). Hallways and stairwells outside the flats are cleaned once a week. Laundry is managed by an external company and has been a nightmare, there are limited facilities to begin with (5 washers and dryers for 360 students), but almost always one washer was broken. If given the option to buy a laundry card, I would highly recommend it as if there are any wifi issues the laundry app will not work - which has been a problem for 6 weeks straight.

Probably one of the best first-year accommodations available. Although slightly pricey, I would say it is worth the money. I think the best part is the location, it is directly across from the ISE (sport and exercise building) and super close to the student union (DUSA). Belmont flats have the reputation of being party central, and I can confirm that is pretty accurate. But it is a great way to meet more people.

Great if you have the money to spend to live on campus. Belmont Tower is a great, slightly cheaper, alternative. No cleaning provided, and the only ‘social space’ was individual living rooms/kitchens but that’s fine for hosting
Hi - thanks for your review. Belmont Tower now has social space in the form of TV room for all residents to use that is located in the ground floor of the main building and is open daily. We have installed a smart TV with a netflix account for residents to use and residents are welcome to use their own other streaming services on the TV.
It is ok in general but definitely not worth the £700 per month in rent. This includes bills, but you can find other places in Dundee where the total expenses are £200-£300 less. If you’re happy to pay £700 per month for just a room and a shared kitchen then by all means, go for Belmont. Having said that, the location is good as it is on campus and a 10-minute walk from the city centre so all the necessities are nearby. However, I would advise people considering Student Halls here to really ask themselves if paying that money is really worth it. Sanctuary Students know people won’t look elsewhere, or even consider renting with an agency or landlord, because they have moved far away and in their eyes students have nowhere else to go, so they hike up the rent prices because they know students will pay it. They don’t give a good service. They are entirely about profit.

Great experience, thoroughly enjoyed my time here. Perfect location, with all the services and amenities close by. Only issue is management team and cleaners seem to lack quite a bit sometimes. Flat atmosphere depends of flatmates but generally not bad, no major issues apart from cleaning kitchen.

-ensuite bedrooms which are a bonus -cleaner for stairwell and lift -no communal social space which would be nice for socialising -strict security (both a bonus and a downfall) -nursing students accommodated together which is great for shift and term time
