As a student at Lyon Street I can confidently say I am enjoying my time here. The staff have been extremely helpful with regards to flat issues. The manager and RCs set up a number of social events for us, be they coffee mornings for us to sit outside and chat with a nice coffee, or holiday events. The WiFi connections has been great, with some minor issues setting up ethernet. The place is clean and tidy and the walk to Abertay University is nice.

What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

I initially tried to book Parker House because it was the main accommodation the university promotes. However the staff there turned out not to be accommodating of emotional support animals, despite this being advertised. Because of this, I ended up at Lyon Street Terrace and I could not be happier that Parker House fell through. The rooms are a lot bigger, better value for money, and have nicer amenities in my opinion. The garden provides a nice space to hang out with friends and allows my cat to get adequate enrichment. I have also made many friends through the social events that the staff host in the garden. The staff have been very nice and willing to answer questions, and I have not had any maintenance issues myself but have seen others have them dealt with in good time. Overall, I would very much recommend Lyon Street Terrace, and I am hoping to stay here throughout my university experience.

Staying here has been pretty nice. Its a nice private space and being first floor i don't have much stairs to go up. The walk to uni is about 17 minutes which isn't too bad. And staff talk to you pretty quickly if you need help.

The flats themselves are very, *very* simple. My space was deeply cramped - my bedroom had just enough walking space for me to get from my door to my desk and my bed. There was no other room, as much of it was taken up by a boiler that kept the temperatures high throughout the year. The bathroom was bearable, but an askew place - we had issues with leaks throughout with a shower that would always shoot dirty water for the first few seconds. This was the case for a lot of flats, as I had heard. The kitchen was the smallest room, and we only got bins only a few months from the end of our leases - it took up even more space in the already cramped kitchen, meaning that both me and my flatmate physically could not coexist in the same room at any point. Staff felt disingenuous much of the time. Communication and transparency was poor and would be quick to chase debts that I had already explained and (I assumed resolved) personally. I would not recommend Lyon Street outside of necessity.
Thankyou for your review, your comments have been taken on board We would like to respond to some of your comments as they may help future students. All students select their own room types and are given the size and price when booking as well as it being readily available on the website. The room you were on was the room type that you chose to book. Admittadly there was some teething problems with the new showers and the work to rectify them has been ongoing through out the year all remedial work is done at suitable times for our tenants to reduce disruption to them. We have found that the shower head because there is two of them in each shower if one is not turned on for a certain length of time they do tend to push through all the limescale and stagnant water that would have been building up in them for not being turned on. Although the kitchens are small in some flats there is still ample space for two occupants as we have found this with our maintainance teams doing work in them. Kitchen bins were provided at the start of this year the tenancies are still active for all students with the first check outs not expected until later this month meaning each flat would have had a bin for atleast six months before the first check outs. As per any contract where payment is expected, it is stated within each tenants payment schedule the dates payments should be made and the following procedures if that payments fails to be made. Any late rent reminders and official letters would only be sent following the correct process that is set out to every tenant at the start of their tenancies.
Very small kitchen area but good sized room, no lounge area in my flat but am still paying a very large amount for rent regardless. Paying the most per month in my 4 years of being a student and 2/3 of my other accommodations I've had were better value by far. The location is the only redeeming factor. 15-20 minute walk from the uni and city center with shops and takeaway spots nearby. When maintenance requests are put through, they are normally responded to in the same day, however, they rarely ever fix the issue. Had a leaky bathroom ceiling which was a recurring issue, and had filthy shower water coming from the overhead shower all throughout the year. There is no weekly cleaner which would usually be OK given that the accommodation people give you cleaning resources. However, they don't even provide you with a vacuum cleaner or a bin which is ridiculous. Internet cut out very often but came back quickly. I DO NOT RECOMMEND LYON STREET TERRACE. Worst value out of all accoms so far.

All students choose their own room types where the size of each room is available online and is expressed upon booking along with the price all students are encouraged to view the rooms before booking also so that everyone knows what they are getting and to really help tenant visualise themselves with us it is unfortunate if you did not do this. Lyon street has great links to the town centre and is surrounded by local businesses to meet every need. Again it is unfortunate that you had a leak through your ceiling unfortunatly this would of been caused by the flat above you where sometimes the issues causing the leak are not easy and quick fixes but it would of been on a radar of numerous trades to rectify the issue. The team would of found it pointless to cosmetically fix your ceiling until the issue in the flat above was fixed completely. We have found that because each flat has two shower heads if one is not turned on for a certain lenghth of time sedament can build up in them causing it to be pushed out when the shower is finally turned on. Lyon street has continually had a site cleaner that takes care of empty flats along with all walk ways and other areas. It was never stipulated that the flats would have a cleaner within them. Because the flats are self contained where students are with us for long periods of time we want every student to feel like their flat is their home, just as private houses if they were to want a cleaner it would be up to the individual person to supply and pay that cleaner. Just as it is every tenants responsibility to clean up after themselves especially within the flat that they live in. Cleaning products are supplys are readily available and can be borrowed at any point to help our tenants again every tenant would have been told what is provided within their flats prior to check in and would have also been sent a list of what is reccomended to bring including their own vaccum cleaners should they wish to have one.
J'ai passé un séjour très agréable dans ce logement. Dès notre arrivée, nous avons été chaleureusement accueillis. Les espaces sont propres et calmes, ce qui est parfait pour les étudiants qui cherchent à se reposer après une longue journée de cours. L'emplacement est idéal, à proximité de LIDL, et l'université d'Abertay se trouve à seulement 10-12 minutes à pied. La chambre ainsi que les espaces communs sont bien entretenus. Je recommande vivement cet hébergement.

The acommodation is a very chill place to live. I would say though its really good for people who like their own company as in my experience, there is very little social events and no social areas to hang out with other students, just a place to live which for me personally is enough. For the large majority of my time at this acommodation i had no roommate which admittedly was nice as i didnt have to worry about having a possible bad roommate as ive heard horror stories from other students at other acommodations. During my 2nd term of university i got a roommate and i would say i got lucky as he seemed to mostly mind himself and i would just say hi to him whenever i seen him. Regardless of my personal thoughts i feel like more social events and areas would benefit the majority of students so thats the one thing that should be improved. Also alot of the flats need to be rerenovated as alot of people had issues like leaks and such, but they got fixed fairly quickly which is at least good

Across the course of the year several student gatherings are held including Halloween parties,coffee mornings, summer BBQs, and even writing, drawing, painting competitions. These are always a great place to meet other students it is unfortunate if you missed these. Our team of dedicated Rcs work hard to organise events and encourage every student to come along. The flats are newly refurbished with some admitted snagging issues that we have been working hard to rectify to ensure that every student with us has had the best possible experience and feels we have addressed everything to the best of our abilities through out the course of any remedial work that has taken place within the flats tenants have been kept updated along the way.

Great location in Dundee, close to shops, supermarket, a good gym and local amenities. Staff are very friendly and maintenance is done quickly. Wifi is included in bills and very quick. Office is open throughout the week and can be accessed 24/7 for laundry purposes. Communal spaces are regularly cleaned and maintained.

Staff are very friendly and helpful whenever you need anything and always reply to emails quickly and answer what you need, they plan quite a few social events for everything to get together and if anything is ever wrong in the flats they will be quick to fix any issues.

Generally nice rooms. A few issues at the start of the booking process (Some issues with the showerheads) but apart from that the rooms are great. Spacious, with largely thick walls to keep the room warm and neighbourhood noise out. Easy walk from Lidl for groceries with a lot of Kebab and food stores nearby. Very convenient living spot.

Lyon street has so far been a wonderful experience. The staff here have been kind and helpful whenever I've need them and, while it is a bit longer of a walk to Abertay than the other housing locations, it has good shops closer by than the others such as a Lidl 2 minutes away. From my experience, there aren't many indoor social spaces on property but there is a large backyard area that can be met in for each apartment block, however I am not the most social person in general so for me that is a non issue. The hallways in the apartments are cleaned relatively often, but do expect to see some spider webs and the occasional spider around. WiFi here is great, and while there has been a rare few drop outs for some of us throughout the halls, it is usually fixed extremely quickly. All in all, I am very happy with my stay at Lyon street.

A great place to stay , and this is my first ever accomodation here , but I will really miss this place once I move out . The authorities here make sure that everything is proper with the building and in each room so that they can provide us with the best stay.

Very good flat with planty of faculties and safety measures. We don't have to worry about anything related to our flat as it's managed properly.

Great place to stay in dundee as student, there are various kinds of faculties provided by mezinno for students safety and joyful place to stay, as they provide many hygiene related stuff in the office even some snacks for the students and maintenance is also quite up to update, even we don't have to worry about anything for our flat.

The only student accommodation that doesn't provide basics such as bins, social spaces (unless you pay well over £1000+ the cheapest rent price for a living room), chairs and a kettle or any cleaning equipment. One office chair is provided per person in the whole flat, so pretty terrible to have guests round. There has been several floods and flat issues since I arrived, to the point where students have had to be moved due to it being dangerous. Feels like a cheap rushed job so they can make money asap. I rated property management high as they are nice, but there is only so much they can do, But upper management obviously doesn't care, I'd like to see them live here for a month with what we have been given.

In response to some of the comments you have mentioned each room is equipped with a desk chair if students know they would like a social space for having guests around they are encouraged to look at booking a flat with a living room area that is equppied with seating and a Tv, the cost of this is much less than the stated amount of £1000, unfortunatly there are fewer flats with living rooms across the site so we always reccomend enquring and advance booking to ensure you get the space you require. Unfortunatly it was not possible to provide the flats with every aminity at the start of the academic year of 2023 due to the on going refurbishment works that have admittedly not met the standards required and expected as a company we do recognise this as a mistake and are continually working towards rectifying this. I do however have some basic equiptment within the office that students are welcome to use and borrow. There has been a few floods across the site but this has not always been due to the refurbishment work some of these have been due to students faults such as leaving the taps on. In every case it is always assesed and some tenants have had to temporarly move out of their flats so that the teams can get in and clean them and carry out any repairs every student that has been moved to a differnt flat has always been accomodated and made sure they are comfortable within their space and kept up to date with the progress. I am pleased you have left the property managmenrt as high thankyou very much I do work tirelessy to try to meet everyones needs. As always should you have anything further you would like to discuss I am contacable at the site office.
If 0 stars existed that would be my rating for the Mezzino Lyon street student accommodation. As a student who’s lived there I can confidently say do not come here and do not let your kids stay here. Despite being advertised as a newly refurbished flat it was far from. The only new thing about those flats was the room furniture. Flats were dirty and needed proper cleaning despite no products being provided. The shower and sink were leaking, with dirty water coming from the shower head at the beginning of every shower. Ceiling panel was hanging with 2 nails sticking out and the heating wasn’t working. The shower took over 2 weeks to be fixed and the heating over 4 weeks. Notably, after the plumber said that nothing was leaking from the shower I had to record a video of the leaking shower trap to prove them wrong. Portable heaters weren’t provided until I argued for them.

We have worked tirelessy to repair, replace and make support where we can for many months to bring each flat up to the standard required and promised. The work has been complete for a while now. Judging from your comment of ( lived here) I assume you no longer do, but I can say we will of tried our very best to ensure you had everything you needed and everything was repaired by the time you chose to leave.
