Broad Lane House is a very good private hall of residence for students, and I have been very satisfied with my stay here thus far, The property itself - a couple of miles from Warwick and Coventry universities - is spotlessly clean, and has been refurbished recently. The common spaces, e.g. kitchens, are large and largely practical, although some extra cupboard space would be useful! My room is very neat, although not the largest, and includes a double-bed, wardrobe, and a desk and chair. However, again some extra storage spaces would not go amiss. The en-suite is also very nicely done. The staff who work here are a big asset of Broad Lane, and they are always very helpful, pleasant and willing to chat! In terms of location, Broad Lane House is just a couple of mins walk from a us stop, which is ideal for travelling to Warwick University or to Coventry city centre. There are also shops, restaurants and gyms within a 10 to 15 minute walk, and I feel secure and safe in the area.

Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.
Management was poor. Had to get univeristy and council involved due to rudeness, incompetency, and gross negligence. Even after reading through the contract in detail and the housing laws of the UK to make our case there was not a good satisfactory outcome. We had to settle being unsatisfied at the mediocrity as it was too time and energy consuming. There building must not be up to code. Social spaces don't exist. Management do not treat staff well from my observations. The residents who suffered from the persistent maintenance issues were not offered a formal apology or any type of compensation for AXO Broad Lane, Coventry not meeting their contractual obligation that the tenant was supposed to be paying for.
Things don't get fixed on time. The flooring even in rooms and bedrooms is awful and the manager is so rude. There's no space to keep thing (only a one door wardrobe and no shelves in room) and there's hardly any walking space on the floors which you can't stand on without shoes. Amenities such as light fixtures and toilets can take weeks to months to fix and there's was a leak for over a month.
This is by far the WORST student accommodation I have lived in. When I moved in the rooms weren’t deep cleaned, there’s no kitchen space, they provide you with 1 door worth of cupboard space in your bedroom, the floors are constantly dirty (they don’t have any carpet or tiles), maintenance workers will say they’ve completed jobs they haven’t touched or they won’t attend to the job at all, washing is £3.60 and drying is £2.10, the management are terrible, rude and take no responsibility, you can only connect 5 devices to wifi and if you have an Alexa or smart speaker you will have to pay extra to have it connected to the internet. These are only a handful of the problems I have experienced and I am less than 2 months into my contract. NEVER STAY HERE!!!
The accommodation provides good value for money. However, there are a few small improvements that can be made. There isn't enough storage space in bedrooms, so it would be beneficial to have shelves and more drawers. There are no sanitary bins in bathrooms. In some kitchens there isnt enough fridge and freezer storage spaces. Senior management is sometimes lacking as some emails go unanswered. Apart from that, I'm happy with my room. Shared areas are kept clean and bathrooms and the common room are really nice. The on-site staff including the cleaner and security are friendly and helpful. This accommodation is in a good location- it's within walking distance of sainsburys, only 20 minutes away from university with the 11 and also around 20 minutes away from Cannon Park.

The house is very clean and the staff are absolutely lovely. Good location for Warwick Uni and close to the town centre. The building feels secure and safe due to the security guards and CCTV. The rooms are a decent size - there could be more storage space but that is the only complaint. By far the best aspect of this accomodation is the staff - they are so friendly, always willing to chat and help with any issues.

Problems after problems. - Multiple attempted thefts of bikes. The bike storage area is left in the open and anyone can access the bike storage area. Insurance & Axo has acknowledged that if the bike is stolen, they won't cover it. Bring your bike here at your own risk. - Very unsafe area. Car had been broken into and vandalised. - Rooms are SIGNIFICANTLY smaller than advertised. DO NOT BOOK WITHOUT VIEWING THE ROOM IN PERSON! - Lack of security at a lot of times. - Bikes stored in the open so bikes will get rusted due to rain. - Poor security. Anyone can access bike from outside. Easy for theft. - Broken intercom system so no way to get parcel delivered half the time unless you're standing outside waiting for the delivery. Resulted in many "INACCESSIBLE ADDRESS" from royal mail. - Broken front entrance door took 3 months to repair. We had to use a side entrance with great inconvenience
The security guards and receptionist are always happy to help and very friendly. They are always up for banter and help me if i have problem at any time of the day. Maintainence guy Paul is one of the nicest people there, including numan (Manager) and Shahzad who comes in late at night for rounds. The people who stay there are all very clean and sanitary, Never had any problem with them. They usually have parties with free food on holidays. They also have a housekeeper who is more like family to me. Senada herself made cake for my birthday and helped me when i was feeling low. she was always there for me and was the lovliest to be around any time of the day including 8am (when she starts her shift early in the morning). For those reasons i would highly recommend Axo. (Resident from 2014-2019)
