What tenancy length do I need?

Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.

Should I stay in catered student accommodation?

This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.

What is a guarantor and do I need one?

A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.

Will I need to pay a deposit on student accommodation?

Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.

What bills will my rent include?

If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.

What is purpose-built student accommodation?

Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.

Will my student accommodation be furnished?

Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

From the perspective of practical living: during term time these halls become very noisy, Rootes are regarded as partying accommodation, this leads to people being drunk, creating a big mess in kitchens, which furthermore causes cleaning and maintenance staff to ignore problems that appear in the halls. For example broken stuff is less likely to get repaired, because it will very soon be damaged again. From the perspective of 'homely-feeling': Rootes are designed as hotel, where every single corridor is connected to every single staircase, this makes people to move around the hall very easily, but causes more than a few problems - a lack of security, random people appearing in your kitchen (food stealing) and 'block', random people using your 'block's' toilet and shower. This is extremely different compared to flat type of living when you can instantly spot and challenge unknown person.

Rootes wasn't my first choice but, given the chance, I would honestly choose it again. I think it's the best value for money out of all the accoms, ideally located (about 5 mins walk from most place on campus), and probably the best place to make friends. The fact that there are corridors instead of individual flats means that you end up getting to know most people in the entire building rather than just your floor/block, which is great! Even though it can get a bit messy (toilets cleaned 3 times a week, kitchens cleaned twice a week), you basically learn to live with it - it's never been a massive problem, you learn to have a laugh about it, and the social aspects easily outweigh any negatives. Essentially: if you want to know lots of people, don't mind slightly lowering your standard of cleanliness lol, and want the benefits of living really close to everything, I would recommend Rootes a hundred times over :)

International House is appalling. 21 people sharing a kitchen - no personal cupboard space, half a shelf in a fridge and quarter of a shelf in a freezer. Two cookers, one with a broken door for weeks, two fridges, one out of action for weeks and social space in the kitchen big enough for a third of the people sharing. Room tiny with limited storage and no space to dry clothes. Sharing a bathroom is fine, no problem there !!

I've had such a good first year experience in New Rootes. I've never had to wait to use the loos or showers in my flat, which was a consern I had before moving in as I did really want an ensuite. I have had a great time socially with all the people on my corridor, we've had loads of kitchen parties but also toned it down for revision in the day (I live on the 2nd floor so there's a good balance of loud and quiet personalities). The kitchens are easy to use and cleaned twice a week. There is also plenty of fridge and cupboard space for everyone. This year there has been an updated security on the bedroom and kitchen doors with fobs, which has made it much more secure than before. All in all, I've had a great time in Rootes. There are so few fire alarms (another thing I was concerned about when living in a block of 200+ people), something that people often worry about. Being really central on campus is also a massive bonus. Would 100% recommend Rootes to any and all first years.

Ngl I didn't enjoy my year at Rootes, I didn't click my flat nor did I conform to the typical "rootes behaviour." Due to this I didn't hang out with my flat or go to nights out with them making me feel left out their conversations. I tended to avoid my flat as a result and went to visit my other friends living in other accommodations. Don't get me wrong as Rootes is so open you can alway makes friends with other flats or just simply join societies to up your social life to find people you actually like so don't feel like you have to fit into a certain group or flat. But don't let my bad experience stop you from choosing Rootes as there are many other positives. The price is cheap and a great location for getting to main campus. The toilets are often clean everyday/every other day.. same with the kitchen. But be warned as your sharing with 16-19 other people the kitchen will get dirty (I ended up cooking at my friends flat).

Kitchen spaces can be way too small - e.g. for 16 people. Can become crowded and not enough cupboards or fridge space. Rooms are great for what you pay and sharing bathrooms is easy and comfortable.

stayed in old rootes, really good time throughout year. Top floors very quiet (not what expected) but able to move through all corridors/floors freely meaning theres always a chance to find a crowd you get along with in the first few weeks. 5-10 minute walk from all of campus

Rootes is the liveliest hall on campus, closely located to the SU, learning grid, health centre and bus stop, and 4 minute walk from the sports centre makes it one of the best located halls on campus. It is good value for money and although it doesn't have a common room, the kitchen is a good social space and outside the halls in the summer there is lots of socialisation. It is not ensure however sharing a bathroom is not as bad as you may think.

Generally good. Kitchen too small for 15 people. Shared toilet broke one day and nothing was done except an 'out of order sign' put up. Bit ridiculous because it meant 12 people were sharing one toilet for days.

Lots of different types of people in halls. Only social spaces are the kitchens so not great for sitting and talking comfortably. Hall Management is great any problems and they will usually sort it the same day.

Rootes is the most social accommodation, it never sleeps and as a result neither do you. You meet the best people there and because you live in a large group (16 people) you're never alone. Space is limited, but you soon love your tiny living space. The fact you're 2 minutes walk away from everything is amazing and rent is cheap and cheerful.

Once personalised, the rooms can all feel very homely - and the arrangement of students by Warwick Accommodation is brilliant, so there was always good company. The cleaner on our floor wasn't great, she wasn't quick about her work so we were kept waiting at breakfast/lunch for access to the kitchen sometimes. Toilets should also be cleaned more often than they were especially as they are communal toilets and showers. Otherwise, the layout of Rootes is amazing and lively and the view from our rooms high up were cool - I made my own little home there and always felt comfortable. There isn't a common room but it still felt like the most fun and lively accommodation at Warwick. The kitchens are nice and big so it does the job of a communal area. I miss New Rootes! Best spot on campus.

Rootes is by far the most social halls at Warwick. When you tell people you're in rootes they reply 'ahh lucky'. I am in Rootes this year and I wouldn't change halls if I had the chance. It's so central (as in 2 seconds from the laundry and about 7 seconds from the SU). All lectures are a 5 minute walk away, whether they are on the main campus or in gibbet hill. I researched so much to find out which halls would be the most sociable before I came to warwick and I couldn't find much, so trust me go for Rootes. While there is no common room (not that there is really in any halls), Rootes kitchens are always full of people, great vibes all the time. The best thing about Rootes is that even if you're not particularly close with people in your flat, you will know everyone in the flats around you because you only have a key to your room, not your corridor. It's a great way to meet people! Go for Rootes! And don't worry about shared bathroom, they're cleaned twice a week and you never wait!

I love my halls. Perfect location especially after nights out it's so close that I can walk home on my own if needs be. 5 mins from everything so i can wake up as late as possible for fitness at 7:30 on monday mornings. Also the most sociable halls and everyone was so friendly and inviting that I soon felt at home in no time. My flatmates are now like my extended family.

The best halls ever!! Everyone's so friendly, you get to know you're whole block by the end of freshers. Have to be prepared to deal with a bit of mess because of the number of people you share with but none of the other halls on campus come close.
