What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

I am currently paying £13k for my accommodation. When I moved in, my room was very messy and unclean and I had to ask reception for a new clean room. The kitchen was also not cleaned when I moved in and I had to wait a day for some cleaners to do a deep clean of the kitchen. Fixing maintenance issues have not been great. Maintenance did not resolve my issue of a blocked shower drain despite sending an email that says ‘we hope you enjoy your repair’ and I have been, and still am, waiting a month for my cupboard to be fixed. However, you do get a lot of storage space in the kitchen and rooms. There is also a big communal room with a pool table to hang out with friends.

Axo has been a nice accom it is very small so didn’t meet that many new friends and area isn’t very nice but easy walk to the train station
The staff are extremely kind and helpful whenever a problem arises. My only complaint are the cabinet doors as I can hear the people above my room slam them close all the time, I would recommend installing pads/hinges to make the cabinet doors close more silently.
Nowhere is perfect but this place does the job.

AXO New Cross is a very pleasant place to stay. The staff are incredibly friendly and kind and do their best to resolve any issues we may have with our room.
Mixed university accommodation makes it really fun Receptionists are very nice and welcoming I live in the basement, so wifi isn't so great but manageable Got a tv in the common room, which makes movie nights fun and a pool table which is nice
Issues with the flat (broken oven, broken door, no water, no heating etc) are frequent and fixed slowly. It is really well insulated for the winter but it's unbearably hot in the summer. Some of the reception staff can be rude, but the upper management are mostly to blame as they treat their staff terribly. Local area is sometimes a bit sketchy but it's mostly fine, and also right next to the Overground station which is good. Shops nearby are cheap compared to the rest of London too.

It is very close to Goldsmiths, I just need 5 minutes to get to my classroom. I roommates here are really nice, and the staffs here are so friendly !

The accommodation has been renovated recently and the modern look really increases the living quality. Very lovely reception team, too.
I don’t see people around so I haven’t been able to make friends in my dorm, but as a mature student, I wanted to live alone, so I can’t complain. Really really close to Goldsmiths University and if I have a problem in my room, staff will usually fix it quickly.
My experience here has been adequate. Apart from a the building not being ventilated, and the plumbing being cheap causing frequent blockages, I can say my needs have been accommodated.
I’ve had a really great experience here at Axo. The staff is extremely nice, the location here in New Cross is very close to my university which means I don’t have to commute in the morning, and there are a lot of facilities right next to the accommodation such as train stations and grocery shops. It really is a wonderful option for university students!
