Surrey House is located just a five-minute walk from Goldsmiths, University of London. There are plenty of local amenities within walking distance from the accommodation, including shops, supermarkets, bars, and restaurants.
Residents can invite neighbours and friends and enjoy some downtime in the kitted-out common room. To make student life easier there is a private study room and WiFi throughout the building. The accommodation includes handy bike storage, access to laundry facilities, and 24/7 security. Residents also have access to a range of fun events.

What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

It looks nice and is clean and staff are lovely however there have been multiple events where during the night fire alarms have gone off 4+ times and haven’t been able to be turned off. There’s also a fire alarm every Wednesday. If loud noises upset you don’t come here. We also didn’t have water for two weeks and we’re not offered any help for the first five days couldn’t flush toilets, shower, wash hands, drink etc. Only after we complained to the university were we given bottles of water and offered alternative showers but nothing was helped with the not having any plates cause they were all dirty so couldn’t eat or cook and toilets were unusable. Rooms are nice though, when they are working …

have had a wonderful experience with all staff bar one lady who mostly works days whom is slightly blunt. the maintenance man is a legend; so kind and on it. common areas suck and are run down, and amenities like the bins and laundry are not accessible friendly. also, curtains would be better than office blinds for privacy with the large windows but, the best accommodation i’ve been in and do recommend compared to others in the area.

Could improve accessibility, for example the common room does not have wheelchair access. The laundry room is down steep stairs and has no accessible route. The doors in corridors are all hard fast closing and leave no time before shutting on you which is also not great for access

Staff are amazing, especially david on reception always there for a good chat and makes sure everything is running smoothly. Can always have a good laugh with receptionists and they are willing to help with whatever you need.

Do not waste your money on this accommodation. It is dirty, run down, and rat ridden - honestly unlivable conditions. I had to move out in the middle of term as they refused to tackle the rodent problem and tried to gaslight me into believing that there were no rats despite them scratching in the walls all hours of the day and night. This accommodation and its management are disgusting. Staff are also rude, they let themselves into flats without warning and male staff are inappropriate towards female students. Living here was a traumatising experience. CLV prey on young people who are unable to help themselves and force them to live in these unsanitary conditions.

This accommodation was good for what i paid, it is the cheapest accommodation i have had since living in london. We had a shared bathroom so cleaning took place daily to an OK standard. I did not always feel safe in these halls as they did not take proper safety precautions on the front door. Management were not quick to fix issues such as mould.

window views here are really nice. has a study room and a common room. everyone goes there. everyone hangs out in smoking area just outside common room and everyone is v friendly. rooms in main building are massive even though its shared bathrooms. not worth paying for ensuite cause bathrooms are only shared with like 3 ppl. Surrey house don't provide toilet roll tho even though they said they would. most maintenence issues are resolved fast, though report them on the online system, not through reception cause the reception people are not good and most of them literally just watch youtube all the time. Every time u go down there theyre watching youtube and get arsey with you when you ask them to do something cause youre taking away from their pewdiepie vid. other than that place is great and would really reccomend.
A lot of the negative reviews are around personal experiences, so I would like to give an unbiased review with a bit of my personal experience haha! I was in this accomodation in my first year of Goldsmiths, and I loved it! I got lucky with a good flat, but even if I didn't vibe with them, unlike many of the other Goldsmiths accomodations there is a massive social space where it's easy to mingle and make friends. The accomodation is less than five minutes walk from the campus, less than fifteen from a massive sainsburys, close to the station (new cross gate) and also only ten-ish minutes from the GP surgery and the other train station (new cross). The staff and security guards here are lovely- treat them with respect and they'll treat you with respect too (a lot of people came in drunk and acted like arses so I felt quite bad for them a lot of the time). The laundry is very convenient, but of course since it's student laundry it's expensive lol. Overall, great experience :)
The m*****f***ing fire alarm will drive you so insane, that dying in an actual fire quickly would be a better alternative to dying a bit inside slowly every day. If you like sleep, and not being tempted to rip the God damn alarms from the roof with the closest blunt object, then don't waste a penny on this place. Unfortunately, I didn't have much choice in the matter.
I'm paying around £200 p/w to live in surrey house annexe. There are rats and black mold in the kitchen, broken lights and mirrors. The fire alarms don't work properly and go off sporadically. All of this has been reported and nothing has been fixed it a month into living here.
It sucks that other reviewers had a bad time here, as I'm living here at the moment and really enjoying it! There's a character limit so I'll be brief lol. It's five minutes walk from uni, and many transport links, so you don't have to get up early for lectures, although there are a fair amount of emergency sirens every day as it's on a main road. The people on the front desk are really kind, and there's someone there all day if you need any help. Maintenance complaints are generally fixed within 48 hours. However, I'm in the Main House and there are issues with black mould in rooms on the corners, which management are slow to act on. It seems to be a structural issue. Walls are thin but people are usually considerate and I just put headphones in. The cleaners always do a great job. There's a common room and study space, and regular halls events. Only trouble I've had with the wifi is the odd bit of buffering. I chose this halls because it was the cheapest, but I'm happy that I did!
