What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

Well, I think throughout the whole experience I like the environment in this building, and I also like the activities organised in this building, however I’m also quite concerned about the facilities management for example like the drainage, that broken chairs in the common room, and also the power went off sometime when we are cooking in the flat in the common room. my main problem is that they waited until everyone had paid their deposit and advanced rent (£500) and then told us there would be construction for the whole year that could disrupt us, also meaning that we would be moved at some point in the year after we had settled, this shows poor management and poor communication with tenants

I was only given 2 options for university housing. The glassyard was the better option which isn’t saying much. While I am grateful that I am not in the middle of nowhere, it is expensive and not super nice. I am constantly having issues with my vents and it was not clean when I moved in. There seems to be minimal accommodations and they have no first aid kits in the building, requiring students to bring their own. It’s in an ok part of town but not the best. Living here is alright but not for what I am paying.

A great, modern and clean space in a good location for travel and authentic south London experiences. Any issues were relatively major (such as the water pipes/boilers) so did take some time to be resolved but all in all everything ran smoothly. A personal fav: they always gave out freebies every Friday!
Good location with enough amenities such as grocers, transport stations to nearby UAL campuses. However area could be quite shady in the evening. Staff are friendly and facilities are relatively clean although for the ensuites it varies from room to room.

it's been really underwhelming moving here the rooms are dirty most of the appliances are broken and they never fix things like clogged drains or broken lights and heaters the security people are the are best part of this building they are very nice and empathetic
The room feels like home, it's small but really comfortable.
So far a very goof experience of the uni accomodation at Glassyard. The en-suite looks just like the online pictures and videos. The kitchen is large and very practical. It is easy to make the room feels like home.
Easy to get around, lots of bus routes and tube stations nearby. The social / common areas as well as the dining room table are a bit sad and could use some more furniture (ie a coffee table). Also if there were a more direct way to control the heating that would be great. The building is very very warm even when it is hot outside.
Very friendly reception staff who are always more than willing to help! Could do with some more social spaces and recreational areas eg a gym.
Its mostly alright, the staff are friendly and helpful - there wasn't any social events for freshers etc as far as I'm aware...the kitchen could be nicer, 8 people in my flat but only one sink....
I had nice time here. The rooms were in great condition. Our kitchen wasn’t in such a good shape but I think we can blame that only on the tenants that lived there before us. Great communal spaces. Everything you need is in the building. Reception for parcels, washing machines… :)
I enjoyed my time spent here but it was expensive, good location and I did make some friends but the social areas are a bit out of the way. The building is boiling in the summer too.

I’ve had a fantastic time at the glassyard building, staff are friendly and helpful and communication through the pandemic has been good. I’m definitely considering coming here again next year. The only thing I would add is a there has been certain lack of consequences for students breaking COVID restrictions but this may be a UAL thing not a Fresh issue.

The building is very nice and clean, everything is repaired very quickly if needed.
Due to COVID I think the facilities from the building has restricted us from being able to socialise and has changed the experience we have had with the building. The security can be abrasive and complacent at times but the reception staff are incredibly lovely and happy to help with all requests. The building have a lot of damp spots due to a lot of flooding but on the whole the cleaners are lovely and work hard to maintain a standard of the building.

Outstanding accommodation The rooms are excellent, and in a fantastic area of London. It’s in walking distance of Stockwell, Clapham and Brixton, each of which feels unique and is good fun to explore. It is brilliant that it is served by two tube lines and plenty of buses so you can get anywhere in the capital in under an hour, or across the country from the many National Rail stations. Most importantly the staff are delightful and cannot do enough to help you with any want or whim.
pro: cleanliness cons: many 1. staff were poorly trained. difficult to communicate with staff when you are from overseas. Take ages to reply email and ammend the billing. 2. the guard were poorly trained and not professional. - i am a postgraduate student staying here with my husband. My husband is often mistaken as trespassser in an offending way. The guard were not happy even though we showed him 2 set of access key we got from the management. He questioned us in a way as if we stole it from someone. - we were CHASED out of the courtyard which were meant for the resident while we were walking around the buidling. We accidentally walked to the bike storage area and was immediately accused by the guard that we tried to steal the bike even we were meters away from the storage door. 3. the furniture are dirty and full of traces of painting on the wall.
Great Location, nice rooms, lovely STUFF
This place is wonderful, it is really made by the Fresh staff. The building is in a great location and is always kept very clean. I’ve lived here for 4 years as I moved on from my BA at UAL and now I have my own studio it really feels like my first proper home.
I have had the best experience possible in Glassyard and that is 100% due to the site team that are there day and night with any issue you might have. moving from a small town into London, living in Glassyard has made that transition so much easier and better. Comparing my experience to a few of the other ual halls I am so glad I picked Glassyard because it’s so social where as many of the other halls really aren’t.
Good accommodation with the best location possible on campus.
Glassyard is great. The staff are so helpful. It's a really safe building, in what maybe isn't, the most safe area. The rooms are spacious and functioning enough (I'm in a studio) it is really private and there's enough space to do some yoga. The view is INCREDIBLE. And any maintenance problems are fixed the same day. Really couldn't ask for much more! (Maybe an oven and a dishwasher.)
International students, think carefully before signing up to UAL accommodation. It is significantly more expensive than finding a room on spare room and the ensuite rooms are ridiculously tiny - they're freezing and boiling at the same time. Paying over £9000 for a tiny room is not worth it. The washing and drying is expensive and really badly maintained machines. Stockwell/Brixton is a great place to live however the building is situated in a dingy area. The security guards at Glassyard are very friendly and helpful though. My biggest issue with Glassyard is the UAL staff. They are constantly finding ways to siphon money off residents and treat residents like 16 year old children. There are fortnightly kitchen inspections. This is such a failure of a system because the standards of cleanliness are never consistent allowing UAL to charge fines (£120) to pay for what should be an annual cleaning cost covered by UAL. Would highly recommend searching for your own place.
Me and my boyfriend had the WORST experience in this horrible place. One month after we moved in we discovered that the flat was infested with bedbugs. Absolutely horrified we notified the security guard about it and fled from the studio to stay at a hotel. The day after they treated our room, however they said that it was fine and up to standards to live in the next day. They wouldn’t even offer us one night to stay in a hotel. A week after that one treatment we found bed bugs again, so we notified them once more. It took three days before they sanitised it and during this period we had to pay for a hotel ourselves again with no help from them. After this experience we decided that we did not want to live there anymore and wanted to terminate our contract. We had to find a new tenant before they’d let us do that and they did not help us find a replacement at all. The staff is at first sight friendly but absolutely indifferent and unhelpful. I would NOT recommend this place.
Glassyard seems okay at first (the location is nice, the building is beautiful, the social areas are great, and the wifi works), but the overall experience wasn't the best. Firstly, the length of the tenancy is very long (almost a year). The building offers little to no assistance in finding a replacement tenant should you terminate your tenancy early (which is technically a breach of contract), and they make you feel like a criminal for doing so. As an international student living 6,000 miles away from home, I was going home for the summer, but Glassyard made it all the more complicated. I understand that the long tenancy can be useful to some people, and I think ultimately some kind of negotiation would be best. The building is poorly managed and the communication between staff and tenants is inconsistent. The management recently changed and improved slightly, but it was still a pain living there (and leaving).
I am living here for one year. I am living in studio type of room. So far there's no any big issues about the room. However, there's a space for improvement regard the management quality. I had experienced that I can't get my parcel on time due to management problem. It seems like the night guard is the only one who manage all those parcels. So, even your parcel delivered to the counter, they won't bother it and tell you that your parcel haven't received by them. And you will only get your parcel at night when you approach and ask the night guard about it. I don't understand the policy of parcel managing by them. It seems like to get your parcel is depending on your "luck" whether or not you able to meet the night guard. This is super awful especially when you are in an emergency to get your parcel. In short, my overall living experience is good but I am really unstatisfied with the quality of management.
Apart from the lcation, there is nothing good about this building. I had been living here for more than a year and whilst at first everything seemed fine, towards the end (now) everything started to break down. I am writing this in the midst of a power outage. The elevators seem to always have some issues. For a whole weekend we had to deal with either no water, or very little due to lack of pressure. The washing machines are too expensive and seem to not do their job (the washing part leaves your clothes smelly, and the dryer does not dry them properly, and this is for £4.1 per cycle) The management is constantly changing and it seemes like they themselves have no idea what is happening/ they don't have a grip of things around here The onsite maintenance is very slow in processing your issue Overall, I would highly recommend you avoid this building if you want to save yourself the nerves of dealing with them
Honestly don't even waste your time considering moving into this awful building. By far the worst out of all the halls available to UAL students. Its hard to pick where to start. During the summer months, you can expect unbearable temperatures in the bedrooms and kitchen spaces thanks to the huge glass windows and the 5cm gap they open. Winter is the exact opposite, the tiny electric heaters make barely any difference to the temperature of the room - they also cut out after 2 hours so if you plan on sleeping more than this then there is nothing to keep the room the warm which resulted in me waking up physically shivering most mornings. The building may be fairly new, and while its pretty to look at inside and out the build quality is horrendous and everything feels cheap and rushed. Walls and skirting are already rotted, along with tatty furniture and broken appliances. We're also currently in our fifth day of intermittently having no running water anywhere in the building.
I've lived at Glassyard all this year, and I can honestly say that I don't know ANYONE that's had as nice a hall (I genuinely have felt so lucky). I hate that no one ever bothers writing positive reviews on these sorts of things, so I figured I would do it. sure it has a few annoying things like the early closing smoking area. it is annoying and we ended up having to smoke out the front, but it's really not the end of the world and if thats all you can say wrong with it, that's pretty good. The management and staff are LOVELY. I smile and wave and chat with all of them, which everyone knows on a first name basis, and they also know our names. If ever theres an issue and you talk to them, they're beyond lovely and will sort it out for you, no questions asked. Much love to Siobhan and Vanessa on the front desk! All of my friends from other UAL halls, and other unis that have visited have literally been in shock about how nice it is. The rooms are like hotels. Great shower too!
Glass yard is a hell on earth, the management are idiots, kitchen inspections are so often ,you spend all week cleaning thoroughly, smoking area is b****** and closes so early, the building is either hot or freezing, all furniture is cheap tacky wood, you probably won't get your deposit back even though it might be tidy, once you start renting here you are stuck here,it's overpriced, the social aspect is ridiculously non existent there's no sense of community, your student reps will spend two months putting on s*** Tesco value crisps "parties" and then you won't hear from them for the remainder of the year, stockwell is rough as f***, I've been mugged already, literally could go on all day about how awful this place is but you won't listen...take my advice and don't let the good underground service fool you, stay clear of this place
