Mannequin House offers vibrant studio and en-suite student accommodation in Zone 3 of London. This accommodation is ideally located for students at all London universities, just a thirty-second walk from Blackhorse Road underground station and an easy tube ride from the city. London Metropolitan University can be reached in under twenty minutes and University College London is a twenty-five-minute tube ride away.

What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

Mannequin House has been my home for 3 years and I wouldn’t change it for anything. The staff has always been lovely. The building is in a calm location and very well connected to central London. I am sad to be leaving as I graduate, but I hope other students find their home here and can make some memories like I did!

This place is a 10/10 literally.The underground is just across the road.The property's management,cleanliness,facilities-everything is top notch.The Walthamstow Market is 15 mins by walk and has literally anything and everything.Just book this place without a second thought.The team literally made me feel like at home..The best stay i ever had.

Lovely experience living there, I only wish I had moved in sooner. Fantastic front desk staff, Nikka and Amy especially. They both made my experience even better, they're both so generous with their time and are very kind. The location is perfect, it's right next to the station so getting around London is very easy.
Not worth the money, the staff are horrible and they lie to you a lot because they are so disorganised. They only care about your money, not your wellbeing. The manager will blackmail you if she can, she has no remorse. She will treat you like a child if you let her. Noisy flatmates, messy kitchens, flies and insects, you name it. The hallway floor also has weird insects that can sometimes creep up to your mattress but they don't care to do anything about it. Cupboards and draws also randomly break throughout the year. Also the alarms are faulty, sometimes they go aff at 4am only for them to say false alarm. Literally. The prices are wayy too much for the tiny rooms. The only honest guy is the caretaker, everyone else is just confused half the time. I am hoping I get my deposit back from this terrible accommodation.

I took over the tenancy of another student at Mannequin House. The previous tenant told me she was leaving because she wanted to be in the same dorm as her friends. I soon understood why she really left. The facilities in Mannequin House are excellent. It's a new dorm - the furniture is nice, and the bathroom is really clean. But my flatmates ruined the experience. My nextdoor neighbor would scream between the hours of 3-4 am. The kitchen was FILTHY. Flies would enter our rooms because there were so many in the kitchen. The stench was so thick it would stick to me when I left the kitchen. This same problematic flatmate harassed a female tenant on our floor many times. I recorded him banging on her door while she told him to stop. Security was called, but this flatmate was not kicked out of the dorm. My deposit has not been returned after 6 months (even though the dorm said it should be). I've followed up several times. Only live here if you can deal with a management that neglects
My flatmates don't clean after themselves and are very loud. Although I've complained and reported it often they haven't done anything. I'm studying law and I require some quiet time, but apparently that's too much to ask at 1am. There are many times when we do not have electricity for hours, even the fridge didn't work so I had to throw away all my food that was in freezer. Windows in rooms don't open a lot and there's no ventilation so it gets really warm inside. One of the biggest red flags for me should've been when I moved in my room was very dirty, there were still someone's cloths in the wardrobe , stains on curtains and walls, which means that they don't clean rooms after someone moves out. if anyone is thinking of moving in after this comment please let me know, I'm more than happy to give my lease away. It's a platinum ensuit for £199 per week, and it's already available. angelika_kumor@hotmail.com
I love love this accommodation so much . It's everything I need in one space . The staff is so kind. I have so many experiences where they went out of their way to help me . I love how all the rooms are en-suite . The accommodation is quite beautiful , so good for taking pictures !
My friend and I rebooked to live in a flat together this year, with the specific requirement that we would also be put with people from our uni (RVC). They put us into a flat together but not with other students from RVC, and when we moved in the flat kitchen was filthy and my room had several things damaged in it. We asked to move to another flat which we knew other RVC students were in, and finally they moved us in. We were not warned of the constant building work that would be going on less that 20 m from the flat which went on for the whole duration of the tenancy, and when we asked reception what we could do about it as it was extremely distracting whilst studying online, they only offered to move us all separately into new flats. We were not offered any compensation and ended up paying the same amount as people in other blocks who were unaffected. The guest policy is frankly unnecessary, the car park was constantly used by people as a skate park, and wifi was temperamental. :(

Mannequin is a good no-frills student accommodation, with everything a student needs. The rooms are modern with lots of storage and the bathroom is well sized. The study room is also great as a workspace. The reception staff are so lovely and helpful, and actually get to know the residents so it creates a really nice atmosphere. It’s pretty much a 30 second walk from the Tube station, so you don’t have to walk far at night, so you feel quite safe. However, the internet is quite patchy, which isn’t great considering nearly all courses have been online, and you do find that staff will often come into the flats with little to no announcement, and sometimes you are asked for your flat and all the rooms to have full access for a 3-4 day period, which can make things quite difficult in terms of making plans/being out of the flat.
Mannequin house is such a wonderful and amazing accommodation, not only is it a fair price for London, it is so easy to get around London.with the Victoria line. The staff are truly such kind souks and are always so helpful. My views are amazing and the neighbours is so secure. I am in love with everything it has to offer (thank you mannequin house)
During my time at mannequin I dealt with tons of issues including my disability taken advantage of to coerce me into another year with them and then holding me to a contract I didn't understand, Terrible place do not stay here, if I could I would have moved out but yanno, coerced into another year
I'm a Postgraduate student from The Bartlett, UCL, living in Mannequin house since March. The Mannequin house team is flexible with our arrival dates and was super helpful when I had to quarantine at the accommodation. The staffs are super friendly and very approachable. I travel to my university located in central London via underground tube from mannequin house. The tube station is just across the property and it hardly takes 10 to 15 minutes to reach any part of central London. The location is very conducive for a student. There are many recreational outlets within 3 miles. The rooms are all ensuite accommodation, studios are also available. The rent is inclusive of all the bills and utilities including wifi. The courtyard below is a nice spot to relax and interact. The study space is a good spot. People conduct BBQ parties and other events frequently. Overall recommended if you want to have your own private space as well as to interact with multi-cultural background students.

This place is a horrible place to live. The management are rude they do not really care about you all they care about is money. There has also been multiple hate crimes that’s has arose at this accommodation as well. I would not recommend living here. The location also isn’t good it has no good food places or no good parks around the only good thing it has is the underground right next to it.
From the RVC It’s been difficult to socialise due to Covid but with the events that go on online through the accommodation, the whole process of moving away has still been amazing. The staff are very helpful and friendly!!

Terrible building work outside less than 10m away. Difficult to get any work done due to the noise. When complained about they just say they will move us all into separate flats which is unfair after complaining all year about the noise. When first moving in I got moved into 3 different flats as each one didn’t fit the requirements I had asked for. They have put 4 students who are on a very demanding course on the noisiest side of the building which has had detrimental effects on our studying. Overall very unsatisfactory
Perfect place to stay in your uni years as bus stop and tube station are couple walk away. Have amazing social spaces to chill with friends. Staff is really friendly and helpful.
Mannequin house is the best place in London to live in specially for your uni life. You will enjoy every second of this place. You can have your own bbq sessions as well The staff and the management team are amazing always ready to help you and do not be worried about our safety as well. Overall its the BEST place that's all I can say.

Lived here for 1,5 years and enjoyed every second of it! The staff is lovely and incredibly helpful :) When I had to urgently move out they helped me find someone to take over my contract, which I am very grateful for. Whenever I had an issue, they were happy to help :) special shoutout to staff Mr Mo & Ash very professional and helpful. Having a lovely courtyard and games room was a massive plus, and the study room was perfect for when I did not have the energy or time to go to uni! Would definitely recommend living here!

A modern building with very clean communal areas. It has great facilities such as study areas, a social room, and a courtyard to enjoy. All staff members are super friendly and helpful all the time; there is always someone at the reception so we feel safe and can always get help if needed. Maintenance issues are also always resolved speedily. Overall had a lovely experience and definitely a good place to make new friends from different universities.

Staying at the Mannequin House has been a pleasant experience. WiFi can move a bit slow but is usually reliable. Social spaces are nice but because of covid my personal social experience has not been what I imagined.
Had my best time over here. Met lot of interesting img people over here. I can come when I ever I want and go out whenever I want. There was no restrictions. Whenever I had some issues in my room it was attended immediately. When I was in Isolation the accommodation was very helpful in all ways. They provided all the support I needed. The staffs are extremely friendly. The location of the property is very good advantage. You can go to central London in less than 30 minutes if you catch Victoria line. The Blackhorse road station is 2 minutes away from the accommodation. There is a COOP store which is located right next to the accommodation. There are lots of other shops near the accommodation. Overall this place is like a heaven for all the students

Staff are great and have made everything very easy, from moving in to lockdown. The rooms are lovely and spacious, although we've had noise concerns they've managed it and taken on all of our requests.
This was my first choice of accommodations when first coming to the UK and they have surpassed my expectations. The staff is beyond friendly and so caring for their tenants. The location is also great; blackhorse road station being right across the street. A great place to live and socialise, taking into account with social distancing measures.
These halls were so good that I extended my tenancy twice (so three tenancies in total)! The management team did everything correctly - maintenance, handling parcels and socials! They have large rooms, huge kitchens, modern social spaces and they also do their bit for charity with donation boxes posted all year round in the building. Thank you Mannequin House!
Do not pay any attention to the bad reviews you read about mannequin house. This property is amazing and I am more than enjoying my stay here. The staff at the front desk are amazing and they have been more than supportive even before I moved into mannequin (especially my bro Moe and Jess!!) The social places are very nice and the rooms are of great value for your money. They provide two vacuums per flat however you need to purchase your own bathroom cleaning products (and they inform you of this before moving in!). The location is perfect for if you study in central as Blackhorse station is literally right across the street. There is 24/7 security and you will have a great social experience here. I fully recommend this property as you get great value for your money!

Nice accommodation, but they have treated students so unfairly during the COVID-19 pandemic. Students are being faced with huge rent fee's despite moving out due to the pandemic.
There is the most distracting building work happening directly outside my window which shows no signs of being completed any time soon. I am unable to study or even relax peacefully because it is extremely loud and disturbing. I was not told about this before moving in and I believe it was their responsability to inform tennants before arrival. There were also seven spiders in my room when I arrived, proving that it had not been cleaned. Spiders appear frequently, probably due to the construction work. There is also no ventilation system so during summer the heat indoors is unbarable, and no fans or air-con is provided. The windows also don't open much, perhaps two inches. My wifi is good the majority of the time but every few hours it drops out and doesn't reconnect again for a while. Also, many people smoke weed so my room constanty smells. The staff are helpful and friendly, but are yet to do anything about the smell.
The location is not too bad because of the Victoria line. The construction noise is annoying
It's been really a good place to stay overall and the transport connections are pretty close,basically you get everything you need as a student in one.
I am enjoying my stay so far. Staff is really helpful. Tube is jst few steps away and it's really easy to head to central london hardly 15 mins by tube. Social space is really good. Internet services are a bit annoying sometimes doesn't work in some areas of the property. Overall I find this place really good to stay I live in a silver studio,rooms are spacious every basic need is fulfilled. Would surely recommend.

I really like living here however the rise in price for next year’s rent is really off putting so unfortunately I will have to move else where. The building is new which is nice however the study room is located in a noisy area and printer never works. Over all no major complaints and is definitely a nice place to live for student accommodation.
Enjoying my stay here so far. The place is seconds away from the tube. Markets and other needed places are close to the Accomadation. Nice and helpful staff.
Bad staff. They always mix up everything. I have handed in the required documents and fees etc., but they keep on chasing you saying that you didn’t. Their staff are very careless. I won’t stay here next year.

Mannequin house is a fabulous place to live in with amazing people. It's conveniently located to center and is in a lovely neighborhood to live in.
A very well managed accommodation
I have lived at Mannequin House for 2 years. I have really enjoyed it! The management team is really helpful; the hall is brand new and the room is spacious and modern; and the hall is located just a few seconds away from the tube station.
I have lived in Mannequin House for two years. The staff was really helpful organising my stay and was always able to help me with any questions given. The rooms are cosy and well equipped. The monthly events organised by the hall really brought people together and were a great addition to the living experience.
I love living here.All staff members are very helpful and very sweet.I love that its very close to the train station and is a central location for most London locations.
A lot more could be done to make it a better place to live

A family like feel in an unknown city
As an international student coming to London for the first time, Mannequin House made my transition extremely easy. The staff is super helpful and set up wonderful events to make and meet people.
