LIV Student Dublin is located in the centre of Dublin providing students with a perfectly balanced lifestyle. The accommodation is a twenty-minute walk from the Trinity College campus and a forty-minute bus ride from Dublin City University. Being located in the city centre means you have endless attractions and transport links right on your doorstep.
The building boasts a fantastic selection of modern indoor and outdoor facilities and amenities. When you are in a sociable mood, you can watch a movie in the cinema room, relax on the outdoor terrace, challenge your friends on one of the games tables or cook up a storm in the hosting kitchen. What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

The place is nice, clean, safe and comfortable. The extractor fan has been broken in the kitchen for two months and they seem to be ignoring us about it. The rent is very expensive, but so is everywhere in Dublin. The location is very central and right on the luas red line. The overnight guest policy is too strict in my opinion, if I am paying this much for rent, i should be able to have guests over whenever i want, not have to sign them in before 9pm every night.

One of the best aspects of LIV is, without doubt, the students residing here and the staff on the reception desk (especially Noel) who ensure that the accommodation is safe and a home away from home. Though very expensive, Liv is truly an enjoyable place to live.

The mamanegement rules are unnecessarily strict and inconvenient. One major issue is that guests CANNOT check in after 9pm which feels unreasonable, especially for students who come to Dublin from another country wishing for a good social life. There is no legal requirement that mandates such an early restriction, not even in Irish fire and safety regulations, yet they implemented this rule without considering the social needs of residents. Many students, including myself have guests who may arrive later due to work or travel delays, and this policy disrupts our flexibility. There is an Indian and an Irish who form the security team. The Indian guy is very professional and kind to residents. The irish guy is very aggressive and stops residents with guests after checking them in. Overall instead of creating a supportive and comfortable environment, the management forces rules that limit our personal and social lives. If you want a good social experience as a student, look elsewhere.

Great location. Well within walking distance of city center Cleanliness when first moving in was lacking and state of room was not perfect considering price being paid The people at the front desk are very friendly and welcome. They are the highlight of staying at Liv

The accommodation itself is nice. The rooms are nice and the kitchen too. There is a big problem tho which involves social life. If you want to have a decent social life that you may reconsider your options. Guests are not allowed in the accommodation after 9pm which is ridiculous. I have been living in another accommodation for the past three years in Dublin 8 and there was no problem when checking in guests even at 2am. Then there is a security person at the reception, a bald man who thinks he’s a sheriff. He runs after residents shouting at you if you open the external gate for someone else saying that you have to check people in, even if they are residents in the same accommodation. No manners at all. Social life is a key component for a college student, and in this accommodation it’s very limited. I don’t know if management cares about it and wants to change this check in rules. We pay a lot of money to live here and we can’t check in friends, even on weekends after 9pm.

Been here for 4 years and I can always have a talk with Sonam. I always see her connecting with students making them feeling welcome. Dublin is beginning to become more dangerous and it is good to have good security. Noel has been a great security guard. I often enjoy the conversation with him.
Overall the property is very clean and the location is great! It is close to the city and college. The staff is very welcoming and kind, and always helpful. The security is also great ! Feels very safe.

The building is fine (though the curtains are ugly) but the bald security guard is an absolute liability to the property. he insists on aggressively harassing everyone who walks through the door. As someone who has spent the last 3 years in student accom i have NEVER dealt w such a bad and overbearing security guard who if anything makes me feel less safe because of his paranoia. Along w that there’s the rules about guests, which i have never had to deal with to such an extreme extent at any other student accommodation. We are paying 12,000 a year to be treated like children and made to feel like we’re staying in an incredibly strict hotel instead of a HOME. Let the students have parties and live a normal college life! Let us have friends over without yelling at them whether or not they live here. Also the brunette woman at reception is awful, condescending. and the maintenance do NOT let you know when they will be coming in. Just stay w yugo or mezzino and save yourself the stress!

We always appreciate hearing from students on how we can improve! 😊 I am sorry you are finding some of the rules strict- unfortunately we do need to have some restrictions surrounding guests and parties. With regards to parties, we love them, however 11pm is the curfew out of respect to other students sharing the apartments and surrounding apartments. This is to ensure that others are not kept awake by late night parties which may impact on their student experience and studies. For guests it is necessary we comply with the Irish Fire and emergency regulations. This means every guest must be signed in and out of the building. In the unlikely event of an emergency or evacuation it is important that emergency services know who is likely to be in the building. This is something we unfortunately do not have control over. Currently we are exploring ways to extend the curfew in specific areas of the building to accommodate this feedback. I would really appreciate if you were interested in coming to speak with me in person to give some more specific feedback on some of these issues so we can discuss solutions and how we can improve. It is important to us that you feel safe and happy here, and that you feel comfortable with all staff in the building. -Chris LIV Team
Really good location, with the Luas stop just beside and bus stop near. Good social areas. Flat well furnished, a lot of storage in both bedroom and kitchen.

It's a great residence that I'd recommend with my eyes closed, the staff are absolutely adorable, and the students are very kind and respectful (not too much noise...). The premises are beautiful and functional. It's expensive but it's Dublin, and the location is perfect.

The main issue with this accomodation is the staff. The bald white security guard will go out of his way to get involved in your business and disrupt your peace!!! guests have to be signed in by 9 and must leave by 11. there is no way to throw a party without having to kick everyone out by 11, and as busy working college students that is obviously not ideal. The older, dark haired woman who works at the front desk during the day is also incredibly rude for no reason? Asking her for help with simple issues results in being snapped at and condescended to. It has really put a damper on my final year in college, with limited freedom and being treated like a child with the security always on your back. In my gour years of living in student accommodation, i have never heard of anywhere so strict. we are not children!!!! i understand rules for insurance purposes but look at the other accomodations in dublin that dont have these issues? if i was not in final year, i would move!!

The gym needs a severe upgrade and should barely be promoted as a gym. The washing came out stained a number of times due to dirty washing drums. The driers almost never worked wasting the money on dryers for nothing and in Ireland air drying your clothes is tough due to the harsh climate. The cleaners changed at some point during the year and the new cleaner was not doing a great job the floors were always dirty, one time the laundry room even had a banana peel for a number of a days. How are we supposed to clean our clothes in a dirty room? Maintenance is beyond responsive and so are the reception staff all very sweet and helpful. Quality of the mattress is less than adequate I could feel the springs in my mattress. Some of the security guards fall asleep on night shifts and people have managed to sneak into the property. The security used to blast into the apartment screaming for random reasons. Maintenance would randomly walk in without warning us.

Security Noel goes above and beyond to make all students feel welcome and safe. He always makes time to chat and treats residents with courtesy and respect. Noel has a warm nature. Bianca is extremely helpful. I am delighted when she is working as she resolves customer queries in a very pleasant manner. She also greets students warmly. I have also met Shanam and Leela a number of times.

I would highly recommend this accommodation for students. The reception staff is super friendly, creating a welcoming atmosphere. The place itself is perfect for socializing and meeting new friends. Plus, its convenient location near the city center is a huge advantage. You'll definitely have a great time staying there!

One of the security guard is insanely rude and disrespectful and discriminatory to certain students. He addresses students rudely and I think he missed out on etichette education! Everyone else is super nice and helpful

Liv could improve on having more social events and improve the cleaning of the rooms before students move in. Also going back to having cleaners clean the kitchen floors and wiping the surfaces once a week, and replacing the Hoovers as they are not functioning.

This is the best accomodation in Dublin, they have the best location, a good gym and very friendly staff. The only problem is maybe the lack of kitchen utensils

This is my second year living here! I had a gap year living elsewhere and I 200% decided to go back to LIV because it was just so reliable and easy to book and it made for a great, worry free college experience.

Liv is a cool place so far. The position is great (center of the city, close to everything. Some minor issues here and there ( gym door not working, cleaning not included in the price etc.) but overall great management..

Though still pricey, I think that the amenities provided in the building (eg. on-site laundromat, cafe, gym) makes up for the high price.

Our property has a gym, laundry, cafe a cinema area and a hosting kitchen which you can book for up to 20 people - which is great if you want to invite your new college friends over for the evening! Additionally the property is staffed 24 hours a day to ensure you always have someone on habd to assist you with settling in to your new home. It’s relatively fine, I just don’t really like the party and that takes place every night outside accommodation and I’d prefer it when you report a problem to the devil fix it right away
