Swanston House offers modern student accommodation just a twenty-minute walk from Queen’s University. You’ll also be located in the heart of Belfast with everything you’ll need and more right on the doorstep.
There are excellent facilities that residents can enjoy when taking a much-needed break from studies. Kick back and relax in the communal lounge or challenge friends to a game of pool. There’s a selection of rooms to choose from at Swanston House. You can go for an en-suite room in a cluster flat of between 6-9 people, where flatmates share a kitchen and living space, an ideal setup for groups of friends looking to live together. Or you can opt for a spacious studio room with a private en-suite, fitted kitchenette and living space. All rooms offer a stylish design and all-inclusive bills and access to fast WiFi, making student life that little bit easier.

Superb location in city centre but not recommended, especially for those conscientious of spending. Pros: - Superb property management team. Friendly and outgoing - Clean building - Newly refurbished and the caretakers look after the building well Cons: - Lack of air conditioning - Studio Flats do NOT include fully functioning kitchens. The studios include an induction hob with a mandatory 15-min. timer. Don't expect to boil rice or cook chilli or soup. There is no standalone oven provided. Instead, a microwave-combination-oven is included. These do not function like typical baking ovens, so roasting a meal or baking is challenging, if not impossible, especially considering the awkward placement of these devices nearly on the floor. - Minimal storage. There is hardly anywhere to store a large or medium-large sized suitcase in the studio flats. - Window cleaning. The windows are childlocked so they open very little, which makes it difficult to clean and even open them for air.

Swanston House is a really great place for students. They've got everything to make life comfy for every students staying with them. Amenities like pool table, a study room, a cinema room is available within the accomodation and it's located right in the heart of the city. It's a lovely view from where I stay, I can see the beautiful view of the city and all. The receptionists down at the accomodation are all nice and helpful especially Lokesh, he's been helpful to me getting around since I arrived at Swanston House.

Staying at Swanston has been nothing but amazing, moving in was quick and easy and i was supported by the staff in many ways, for example a receptionist MK gave me a list of good places to eat as i had no idea where to go, and on the first day i lost my key and another receptionist called Lokesh got me back in my room in minutes. Overall its a very good place and they treat you well.

Living in Swanston House has been one of the best decisions I have ever made. It has a great location and the rent is reasonable especially in this current economy. The staff are always exceptional at helping out any problems that you may face, which is not just limited to anything related to the property! I remember when I was struggling with some personal issues, I could always reach out to the staff and they would do their best to help me. My greatest thanks to all the staffs in Swanston House especially MK who has been great help this academic year.
The service in swanston house has been amazing so far. One of the staff I knew is Lokesh Gehani, he has been helping me out a lot.
Overall my experience in this accommodation was good the location is great and I would recommend this place to other students who are looking for an accommodation in Belfast.
Good management - good attention to the happenings around the property, ensuring the safety and preventing entry of non-residents.
I really loved my time here it being a modern accommodation and being very centrally located within the heart of the Belfast City Centre. The residential team was always very helpful. MK in particular has been very helpful in times wherein I was facing a welfare issue. She handled it pretty well and also helped me switch rooms very conveniently. Also the entire team as a whole was always prompt in resolving any other issues so I’m very grateful.

My experience at Swanston house has been amazing so far. From the moment I entered the building, all the Pride flags made me feel extremely safe and at home. MK has been tremendously sweet and helpful. She’s made me feel very welcome and cared for. There was a Grilled cheese and cartoons breakfast held by her on the first morning i moved here which helped me make friends on literally my first day in Belfast. Being able to talk to people and hang out in the common room has kept me sane, since this is the first time I’m living without my parents, so I’m deeply grateful to MK for it. There’s been so many cool events since I’ve come, which really helps me spend quality time with the friends I’ve made in the building.

It's a nice experience to live here. The location is also perfect to go for grocery shopping and everything. The management system is also so good. And the staffs are so friendly and helpful. Specially MK, she is so nice and helpful. Her behaviour is so good and nice.

Swanston house has an amazing location in the city centre near bus stops that can take you to either uni. The staff are incredibly friendly and welcoming. I stayed in a studio costing (£6500 for 44 weeks),I think this price is too high for the room I received. I had no working oven for 9 months even though I voiced my complaints many times. When I moved in, the room had not been cleaned and the manager was so embarrassed I was given a £30 gift card for my troubles but still expected to clean the place myself. I had regular problems with the shower and other drains clogging and spent over £70 whilst living there on drain unblocker. During hotter months mold around windows was another problem which didn’t seem to concern staff. Someone was able to break into my room even though it was locked and double bolted, staff installed a security chain, but I didn’t feel safe for the rest of the year. I found out the safety chain didn’t meet student roost fire safety regulations upon moving out.
Swanston House was the perfect choice for my first year in Uni in Belfast. Its in the city centre and so you've got everything around you. Queens is a 20min walk or a 5min bus ride which isnt too bad. Ensuite bronze rooms are a decent size. The kitchen is better than Elms BT9 as you only have the share with 5 others. Everything is modern in the building and the staff are great. They do movie nights roughly 3 times a month so you can make friends and other social events, eg a hot chocolate station or tote bag decorating once to twice a month. You feel very safe with there always being someone at reception and the key card system. The only reason im not staying on is that now Ive been in Belfast for a year I found a house closer to Queens to share with friends for much cheaper. If you're looking for the convience of all your bills in one, being in the city and the safety of being in an apartment complex and youve got the money to spend, Swanston is perfect.
Our flat unfortunately had no hot water and was not fixed until 17 weeks after first communicating the issue to reception. There was a severe lack of communication during this period. We were offered very little compensation compared to the price we paid for the year when the issue was eventually resolved. Furthermore 2 staff members entered our flat without notice or permission and gave no explanation of why they came in. Again, little was done to investigate this matter which was disappointing.

I have loved living at Swanston House this year, the staff have made it a really welcoming place to live and I have enjoyed taking part in the events such as the bauble decorating today and chatting to Ellie who has made it really fun and easygoing :)
There’s not really anything they can improve upon. All the staff are so lovely, and run events for us. In particular Ellie and Lauren. The night staff are great too!! Love this place so much I stayed 2 years in a row. Would definitely recommend :)
Swanston House is amazing. It has been my second home for two years. The staff are so friendly especially 'Nina'. She helped me a lot to choose the best room for me which helps me to settle faster and never felt homesick. It has been really a good experience with Swanston house as it has the best location in the city centre and awesome staff.
Swanston house really was a home away from home! The staff never failed to go above and beyond to make my stay the best possible. The facilities were top class and swanston house is by far the best location in belfast city Center with everything on your doorstep.
Swanston House is amazing, i have had nothing but wonderful experiences with them. The team who work front of house are so friendly and helpful. They will always say hello and are constantly smiling even through this pandemic!! I
It's a beautiful building and I felt like it was a lot better than the new queens elms accommodation which I stayed in last year as that accommodation was all white and it felt a little bit prison like. The staff here are wonderful and always ready to help and the common room was great. My room was great, I had a big wardrobe which was a huge upgrade from my queens room. However, I stayed in a studio room, which was great, on the ground floor but if I had the choice I would have never stayed on that floor. Almost every night people would be coming home from nights out and they were so loud. I would frequently have people banging on my door and screaming at all times of the night and I was very thankful that I could lock my door from the inside. So I would recommend a studio room, but absolutely not on the ground floor!
Swanston House is brilliant for the location and is the closest accommodation to the city centre, you really can’t get any closer. This makes having a job in the city centre/Victoria sq. so much more accessible and easier. I couldn’t commend the staff of Swanston House anymore! Each member brings their own personality to the table and every one of the is committed to ensuring this student accommodation is home. The events at Swanston are brilliant and make is easier to socialise with a variety of students outside your flat which is perfect if you live alone in a studio, like I do. I really couldn’t recommend this place anymore for any of your years of undergrad or postgrad studies. Thank you SH.
